    Very nice house, I would use this for my son or daughter to live in, would be perfect for either one of them, the work that was done was fantastic. Would even be a nice place for my wife and I, loved the shower, we want to have a shower like that in our next house that Mr. Garcia is going to find for us, for us its in a nice neighborhood but too close to neighbors for us, we need some distance from neighbors to help keep the dogs barking down, like others said, like in the middle of a 10 acre lot would be perfect, love you my friend and keep the energy high, my wife and I love watching you and hearing your dad jokes.

  • @EchoSigma6
    @EchoSigma6 2 ปีที่แล้ว +1

    Only two minor knocks on this house was the countertop and electric stove. A stone countertop and gas stove would have been preferable. This house in my area of Los Angeles County would easily be $815k on a lot about 5k, a 1/3 acre lot will cost over $1m. Ever wonder why young couples are migrating out of our state ?

    would love to consider KY, coming from VA....but the taxes on retirement makes it not possible for us =(

    • @BradSimmons
      @BradSimmons  2 ปีที่แล้ว +1

      Hi avonleanne, there are some exemptions here --- go here to see what the REAL cost is - then triangulate what you will save on real estate taxes: smartasset.com/retirement/kentucky-retirement-taxes

    • @BradSimmons
      @BradSimmons  2 ปีที่แล้ว +1

      Hi avonleanne, also know that VA and KY are both classified as Tax Friendly --- and you will need more of 'the movie' as opposed to a snap shot to get a true comparison of taxes and cost of living. And from further investigation, we can clearly see the Cost of Living Index is more favorable to KY.
      If we can help - whistle.
      -- Virginia cost of living is 103.7 (An amount below 100 means Virginia is cheaper than the US average. A cost of living index above 100 means Virginia is more expensive).
      Kentucky cost of living is 83.6 source: www.bestplaces.net/cost_of_living/state/kentucky
      This metric approximates that total cost of living is 20.1% higher in VA.
      - Virginia Income Tax Range
      Low: 2% (on up to $3,000 of taxable income)
      High: 5.75% (on taxable income over $17,000)
      Kentucky Income Tax Range
      Kentucky has a flat income tax rate of 5%

I am just saying take a look at all the facets of this 'diamond'. To be honest, I don't know if you'll make a bad decision - both places are great. It depends on where your friends and family are --- and if you like the politics of the area.
      We moved here from NJ 30+ yrs ago - and we've never looked back. We could have retired 10 yrs ago, but still love to be vital - and we find that it is much easier here to be successful --- over NJ for sure. I like the people up there --- just not the stressed out culture. :-)

Anyway, we now face an "early retirement", so we need to find a place that can offer us the most for our little bit of pension. We were just a year away from a second pension, pretty sad. Anyway, we will make due, but need to find the best place for what we have. • @BradSimmons
      @BradSimmons  2 ปีที่แล้ว +2

      I’ll tell you what, if anyone is willing to take all the brain damage of dealing with contractors and the risk of materials going up in price… And they are making old neighborhoods that are not as popular as the newer neighborhoods and they’re lifting them up… I am all for those people. I am so happy and thrilled that they’re willing to do that so I don’t have to do it

If you have a distressed house on the block - and someone comes in and fixes it up - and improves the neighborhood --- that increases the value of your property as well. And the housing market is ever increasing... so how do you explain your claim?

    Kentucky is beautiful! Nice home but, 👎 regarding no Garage! That decreases the value of the house.

      @BradSimmons  2 ปีที่แล้ว +1

      By adding an extra bedroom????? Plenty of room in the back for a garage.

      Hi savage papa hey, it sold, but we have others - yes. Let's get you on a call with Brandi, our Client Liaison - she is a doll and all she wants to do is help. Brandi has helped so many people for so many decades. Brandi will ask you a few questions - how soon, how many acres, how much --- and the most important question... what does your ideal place look like.
      That's the best way to get us to start sending your properties that match what YOU want. And we will email them to you! text or call Brandi at 606-493-8889 - you will love Brandi.

    Are there any mostly blue liberal areas?

    • @BradSimmons
      @BradSimmons  2 ปีที่แล้ว +1

      No. You can look it up on google. Most of the state leans conservative. But we have a great mix of people - we personally love everyone. Labels are not recommended anywhere.

    Who is this traveling nurse you keep talking about? Maybe that would be a good video for next time.

    • @BradSimmons
      @BradSimmons  2 ปีที่แล้ว +1

      Oh my goodness, we have mobile home parks and RV parks and traveling nurses are so needed all over the country… These hospitals bring in people who are specialized in specific areas and it’s basically just like contractor labor if you know how to build a power plant you are worth a whole lot more to contracting companies as a power plant BUILDER, than you are just as a regular welder or electrician :-) same thing with traveling nurses. My heart goes out to them and my appreciation goes out to them because they work hard and they are away from their families and their homes to try to help do whatever they can to help people...

      I live in the country too - I get it. and thank you for the feedback! I try my best to get all houses and land with 5 to 20 or 100 acres… But we get what we get and I try to help all the Realtors sell their clients' homes in the shortest amount of time for the most amount of money and just try to help everybody. Everyone likes something different. Viva la difference...
