Here's the coolest thing about this place - the payments will be like $1,000/mo -- and there's an efficiency apartment outback that rents for 500-550/mo. That brings your payment down to $500±/mo for THIS HOUSE! call Ken 859 494 5521 Bluegrass Team EXP Realty
-- no joke, this place was listed in April 2021 for 429k. which was too high.

But this place is priced at like $40-50/sf - and it is solid as a rock.
Like Victorian houses? This one needs floors sanded and finished and some paint.
195,500. What can you get for that today? THIS place.
It will not last long on the market at this price. call Ken asap 859 494 5521
Victorian home in the heart of Harrodsburg with so much potential. Large rooms, high ceilings, many original features. Good multigenerational property with separate ground level, detached, garage apartment. Reduced $50,000 from the previous offering. Invest a little time and effort for huge gains.
Serious steal of a deal - super solid old girl - who needs some paint and the floors redone. That's about it...
Depending on how you count SF - its either $57/sf - or - $40/sf and a Rental Apartment and Garages.
Payments would be less than $1,000/mo. and you can get $500-550 for the apartment in the backyard. Like seriously - no brainer.

Not crazy about mismatched siding on the front. Looks like they may have taken off a porch - which is a huge selling point on victorians.

This was originally a queen Anne style house. The facades have been stripped of almost everything, including porches. Without them and it's original exterior decoration the building no longer makes visual sense. Of course the interior is missing almost all its original fittings, but there doesn't seem to be much difference in the rooms... well... except for the kitchen. The problem with rooms like these however, is that they need quite a bit of detail to look acceptable, otherwise they'll always look and feel empty no matter how much furniture and stuff you have. Crown molding, picture rail, chair rail, baseboards, etc. And they all need to be big. Typical store-bought will always look too delicate.
This is going to be an expensive house to make look presentable.

It looks like there was a porch at one time with a summer porch above. That would explain the 2 tone siding and the bedroom on the front of the house with the closet that was just shelves. At one time that door to the closet probably led out to the second story summer porch. It would be interesting to check and see if there are old pictures of the house with the Historical Society.

What a beauty! Nobody makes big ol' houses like America. The best in the world. That jiggy jaggy is the butler's pantry. What that girl needs is a front porch. If it is raining, your guests are getting wet. I really enjoy how you highlight the details of the property, like on the staircase and on the fireplaces.

Whomever buys this old beauty & spends some good money restoring it back to its original state, will surely be the talk of the town. I’d love to be able to see it once it’s been restored. Back then houses would have had a parlor, and if they were wealthy, his and her parlors. Then there would have been a large day room usually off the kitchen. I like all the fireplaces - and hopefully at least half of them are useable. A family with at least 3 kids might be interested, or maybe if the area would support a boarding house for students of the schools that would be another money making option. Set up two or three students in each bedroom. Let them handle their own breakfast. Hire a housekeeper to clean, change beds and cook dinner for the students. I agree with Criss that the front is certainly missing something. There is very little gingerbread for such a large home. Not for me, but nice and a good price.

The wood work would cost a fortune to duplicate in today's dollars! Shared drives are not my thing.. but the rental income in the back can ease that problem.. with experienced craftsmen and getting the home for the right price the home could be a diamond of the block! 🇺🇸👍

Okay, now about the video. You forgot to invite Mimi!
Other than that is is a beautiful old house, I kept pausing and rewinding to check out the wood work detail. It is way too much house for me, and I doubt you could replace the neighbors with trees? I love old wood work, but as you went through the house, I would kick myself imagining how I would remodel that first floor.
Those older house, I call them as needed homes. It appears to have been built for a large family, then added on to as the times permitted, with the kitchen, bathrooms, and expanded back porch. That third bathroom looks like it was put in to the largest hall closet on the second floor. Quite quaint, and quirky.

Love, love this ole house! Would be a fun project if I were 50 years younger. 🤣 Too many bold colors in this house! Do have mercy! A few wallpaper rooms ok, others are hideous. Love the old furniture touch. Refinishing (sanding and polishing) the floors would bring new life to this house. The kitchen needs an appliance upgrade and I would find an old refurbished cast iron stove to attach to the chimney behind the refrigerator. Use the refrig as back up in basement. Lots of fun projects for someone with money, time, patience and a flare for victorian style with modern touches.

Thank goodness no one stripped this beautiful property of it's original architectural details! The deep moldings, chair rail, floors, I'm betting the fireplace details are egyptian revival encaustic tiles. That's why the relief isn't more pronounced. Closets in pre 1900 homes were small because people didn't own as much clothing at the time. Many of the "closets" in this house, were never closets. Dentil moldings are uniform wood block that are usually placed below the cornice. Most wood trim in 100+ year old homes are made of Old Growth Wood. Meaning, the forests from which the wood was fabricated had trees that were over a hundred years old. This wood is valuable and one of the reasons those windows, doors etc.. are still stable today. Doors, trim and sashes that are warped, rotted etc. can be salvaged. No new product can match the density and heartiness of old growth wood. Hence, the reason why people end up replacing new aluminum windows so frequently. Storm windows are the answer to saving windows of the old home. Repairing wood in an old home is cheaper and well worth the work. I only recommend that you slow down your camera work when showing property. Thank you for the tour! This is a fabulous home.

It's an incredible deal and yes, you can tell it was probably quite glorious in it's day! It could be again, if done correctly! Personally, i'm not a big fan of the modern mixed with old world. It needs the porch cover replaced for sure. The Pepto and black kinda works, and caries an awake feel. Buhhht, they painted the fireplace white? I'd give it a brown wash to make it wood-like.
20:11- I think that's the septic tank cover. Suit up before you check.
21:01- You can add a light.
    21:40- Desiccant!
22:46- The landing floor needs redone.
23:22pp- Paisley and black/dark macho furniture. There. Fixed it.
28:13- Depending on what's outside the window, the top shutters can go all the way back. Yes?
And is that shower missing the rod?
Out buildings need work. But not bad.

Is so beautiful the sliding doors, wooding floors the fire place. I love historic home you hardly see them i hate when the renovate it to a modern look and take the history of it. just take of the wall paper paint the exterior white like the house next to it sand the floor paint the trim white with gloss change the light feature not to modern or vintage. like

    Well Brad,
An idea of what you might be in for with this house:
Rebuild missing front porch, Victorian style: $25-30,000
Fix and paint siding: $5,000 +
Windows -- repair or replace: $12-25,000
    Redo floors throughout: $20,000 +
Interior paint and finish restoration : $12,000 +
    Kitchen reno: $20,000 +
    3 bath reno: $20,000 +
    Roof? -- unknown state
    Foundation? -- unknown state
    Finish garage apartment: $6,000 +
So you're looking at at least $125,000 in renovation and repairs, probably closer to $200,000. May be OK for that area. But $195,000 asking price is probably too high. Knock it down to $175, 000 and do the repairs and renovations/restorations. You'd have a $300,000 or so investment. Sound reasonable for that size house in that area?

This place has so much potential @Brad!! Gorgeous place!! Floors, walls and different appliances is all I’d change inside. Outside would just be matching vinyl. Good gracious at $40.00 a square… that’s plenty of meat on the bone for a decent flip for someone. Great video!!

Hi Blades of Glory Lawn Maintenance, I totally agree! Plenty of upside for someone --- even if they hired it all done. You'd have all the mowing clients you needed - just by putting up your sign out front and a ladder. People would surely look at what you are doing -- and be happy for you.

Love the pick up truck. The town is nice for a stroll on a spring day. When it lived in Tennessee used to go to small towns park and walk shopping all the unusual stores. As for the house needs a front porch, the woodwork needs to be stripped other wise the rooms are normal for the time. Would have liked a little less modern looking kitchen. Would have if u had to have wallpaper more in the time period would be nice. Love smooth old style plaster work intensive. Would have been great if walking distance to town

@@BradSimmons if you have a small towns with walk ability, great junk/ antique stores and quirky eateries point them out. There are a lot of people who love that stuff and if you want to find great hardwood furniture those are the places to go. I spent many great times in quirky small towns exploring.

3:20 Jesus, why wasn't this in my feed 6 months ago when everybody was begging me to sell in Virginia? I like this price. The lot size was confusing me. Kind of a "shot gun" style lot, skinny and deep off the road. Certainly the back room would make a good overnight stay for somebody, but long term, could get kind of claustrophobic. Thanks for the show!

Shared driveway is a HUGE no no. I had that situation one time before and the neighbor decided they wanted to take the whole driveway and contest the right of way, they took their truck and blocked off the entire driveway, it ended up with police and court involvement. We won, but only after serious money and fear for our lives by the neighbors every moment afterwards. Glad there's a wake table still present. Definitely would paint. The old Victorian's used wallpaper that was actually toxic, especially the greens, they had arsenic in them. Trees in the backyard would be gone. They're not sturdy in wind and the roots do damage. Different types of plants and sculpt the garden. How did this house hold up in the bad weather that came through Kentucky?

It needs new siding, and a front porch, all flooring needs to be redone, baseboards and doors need to be striped and redone, the two upstairs bathrooms need to be completely refinished, and all of the bedrooms need to be repainted/wallpaper, laundry room needs to be updated,

To remove the front porch is a Victorian sin. That was part of the charm of the building. Why do people do that? This once-beautiful home has been hurt by someone who has no clue. There is vinyl/plastic paint now. A friend had a guy paint his vinyl sided house a few years ago, it looked really great.
