Ah very nice! I sold a house not far from you in Lilburn last year. I used to love going to O4W Pizza in downtown Duluth, ever been? Their Grandma Pie pizza is so good.
Nice presentation. I would finish the basement with a fully equipped wet bar, and 6 person island, plus I'd increase the size of the patio with an outdoor kitchen and larger seating area. I'd replace that back balcony with a longer and wider one with a staircase leading to the patio, screened in of course. Just as soon as I hit the lottery for 50 million that is.

A couple called me back in like 2012 and when we met in person, they weren't expecting a white guy to show up lol. But we hit it off and they found a great house and we still talk to this day.

Hi Envy! Some areas of Atlanta flooded, but not anywhere near the extent of what happened just north of us in North Carolina, holy moly... I'm shocked at the devastation there... With respect to the house, I don't THINK that wall in the closet is load-bearing. I think they added it to wrap more shelving around it. I like the idea of having an island though. For the floors, they have limited options for engineered wood floors and LVP. They might have a recommendation to a contractor that can finish basements. Otherwise, I certainly know a few good ones :)
This is exactly what I want for me and my family 🙏🏾 updated, kinda modern -yet “ Home Alone” old school feel ( my opinion). The bricks make me feel back at home in Brooklyn.. it’s the little things. I’m sold, I just need the blessing 😂💯

I would give up that sitting area for more vanity space, a bigger shower and a bigger stand alone tub without the inset. The other bedrooms are very nice and I especially like that they each have nice closet space as well as their own en suite. I wouldn't add stairs to that deck. All in all, great job showcasing the home.

Cumming, GA resident - My master bedroom is at least that size if not bigger, which is why I have an 80" television in it. TV is in another zip code. I also have a 4 season deck off of my bedroom. The one negative about having a very large bedroom is that it's not intimate. I've slept in other bedrooms in my house and they are certainly much cozier.
Primary is absolutely not too big. The primary in my house takes up half the upstairs and has a marble fireplace. They're suppose to be extremely large.
I've seen some awesome yards in this neighborhood. I think the builder will do a baseline build, but the homeowners after, some have done a great job making those spaces their own.

The good thing is this community is acre lots or bigger. This plan could be built on a different lot and have a huge backyard.
The house is quite pretty from in and out. The basement could be used for more rooms maybe 🤔and even the neighborhood looks nice.

Not a bad house. I would go for wraparound porch. I prefer 1st floor master and would hesitate buying with unfinished basement.

I'm fairly certain it can be built with hardwoods as an upgrade in all of the bedrooms if someone's willing to pay for it
The house is ok but the back yard need more room but cut the trees on back yard so I can build pool .
Some of the lots are much nicer in this neighborhood. They're all at least 1 acre though.

The house was surprisingly disappointing. The backyard and the deck were my least favorites.

Beautiful exterior, but that interior is a letdown small cheap kitchen. The foyer looks small. The family room is small and cheap looking.

With all the news of the recent Hurricane Helene, I think I'd have to shy away from an area named "Hurricane Point". Not a good name for marketing.
