    Nice summary but I differ with your September as from what I've seen and heard Saranda has been cool and wet from early on. Locals say it use yo be warm into Oct but it looks like the whole EU has been cooling. Was going to buy a condo there but Matala Crete has a much longer warm season. Albania is nice, it looks, but maybe 3 months for renting and maybe some personal use doesn't add up$$$. Crete works, use for three arm months and still have 3 months of rental income.

      italian is more common in albania than english but more younger people are speaking english

      As Bledar said Italian is usually easier but if you find younger people they’ll understand you. Saranda and Tirana is no issue with English, Vlorë might be a bit.

    Saranda has a strong Greek minority, most of the villages east of Saranda are Greek. And pretty much all the Albanians in the region have worked in Greece at one point in their life.
    Prices: In Saranda and Ksamil, prices are high, highest in Albania. However outside these two towns/cities, in the countryside the prices are back to normal. You would need a car of course to go a restaurant 20-30 minutes outside Saranda, but if you have that luxury, you can easily have a good bio meal at a good price.

    Alfa supermarket is not a greek market I’m not sure where you heard that from. There are other branches of Alfa market in other cities as well, they carry some greek products but it’s not owned by greeks.
