I lived in Da Nang 8 years ago and have recently returned. How does the city compare to 8 years ago and what are the changes over time?

I’m from USA and lived in Da Nang for many years … I married my wife from Da Nang ..
My wife and I are heavily invested in Da Nang, from having apartments on the 6th floor between the beach and the river .. We also have numerous empty lands spread across Da Nang to Phu Yen and Hoi An ..We have two additional three and a four floor home ..
Everything was bustling and looking extremely profitable until Coronavirus!!
We haven’t lost anything.. We paid cash and basically just holding all until brighter days .. The family has returned to USA and we bought a home and currently reside here now .. We plan on returning to the beautiful life we once had in Da Nang ..
Things are definitely on the up here Eric, i think by the end of this year, start of the next Da Nang will be very busy again. It's already quite busy now with tourists.
My gf has told me that many projects do not offer a ‘pink book’ or ownership certificate. If you’re gonna invest make sure to obtain a ‘pink book’ as part of the deal.
Yes, the 'pink/red book' is your proof of ownership however as you stated these can sometimes not be very forthcoming and people occasionally have to wait years for it!
OK. Abandoned building sites in Da Nang, and down to Hoi An and the suburbs of Hoi An out towards Tam Ky are the result of greed, corruption and covid! Many thought, up to early 2020, that cheap borrowing and ever-increasing travellers to Central Vietnam meant an easy return on their money and efforts - backed by a very questionable planning system! And Da Nang is still THE city where middle-class Vietnamese aspire to live. But covid broke the fragile bubble and banks still wanted interest payments on their loans. Now, I believe most of these building sites are in the hands of Vietnamese banks - and likely to remain abandoned for the foreseeable future. Locals rage against the endemic corruption that allowed this to happen. Leaving huge blots on central Vietnam's landscape, which I think will only be resolved by demolition (eventually)
The FPT project is funded by one of the most successful modern companies in VN, and clever pricing backed by the FPT name was always going to be a winner!
Good points. Lack of planning has always been an issue here alongside the ability to 'bend the rules' as you well know. The FPT plaza projects do look good, i think they would be a reasonably sound investment here.

Pretty tricky real estate market in Da Nang. We'd like to build a house here but it depends on us selling another house. It's been on the market for sometime now with no potential buyers yet. Some say the market will be better later this year. Thanks for the great videos.
I went with a friend to see some of the new FPT plaza apartments here last week in DN just to take a look. 1.9Ty (~$80k) for a 2 bed. They were almost sold out which was interesting. I think the price is ok for what you get, it's a gamble on the location and infrastructure though as you're relying on FPT to build up the area etc.
the long term deposit rates in vietnam are amazing! you can get upwards of 9% , if i put 80kusd in an 18 month deposit , the return is around 8-9k per year, i know a guy who sold his house in the UK , got married in Vietnam and now lives off the interest each month , UK banks give you like 1% haha ,
i lived in Da Nang for a while, but struggled to find a good job , so went back to SG , nice vid took me down memory lane, did you ride your bike up son tra peninsular? would be nice on an ebike, its an absolute killer that last hill to the intercon
A few months back you could get 10% at a few banks when the $ was flying. 8% still possible for 6 months plus. It's nearly impossible to get money out of here once it's inside the country though so that could be an issue down the line. Also not much deposit protection here like back home, so if something happened who knows if you'd see the cash again. Been up son tra a few times, it's just too hot now to do much outside though.

Thats pretty sad with so many emty buildings. Is Nha Trang the same or better? Can you recommand an area near the beach but also close to the locals in Da Nang? Or an area with lots of local food. Will stay there for 14 days from May 23rd. Im coming for the food
Nha Trang a bit more developed and less construction i'd say, i prefer DN though. Would stay in the an thuong/my an area as a tourist as you're near the beach and all the restaurants. DN isn't huge though so it's easy to get around.
I stayed at Diamond back in December but unfortunately it was pissing down rain for the whole 3 days...I was miserable 😂
The real estate market is definitely a bubble especially in Saigon , rents have doubled in price since they opened the country
Diamond Sea is a nice spot if i remember. Definitely the wild west in regards to real estate here. There's no affordable housing allocations for low income locals and cash is still king for purchases, so that skews everything to the wealthy it seems
@@expatnam the locals have to work extra jobs to afford the rent prices... I've talked with some of them and it's terrible

Yes, or they have to live 25km away and drive for a long time every day on dangerous roads.
I plan to go there and would prefer a rental house….or All Service Apartment. Are there such things in Đà Nẵng? How about medical hospital and/or local Accupuncture & Eastern medicine there?
There are houses for rent here but more expensive, longer contracts and quality sometimes not great. If you're patient though you may be able to find a good one.

Will do. Slowly increasing, when the longer visas return i'd say we'll see big increases here, especially within the next 12 months. Everything negotiable though, a lot depends on the landlord and their attitude etc.

Does anyone ever swim in the sea in Danang, is the water quality safe to swim there?
I swim there fairly regularly, although i do have some concerns over the quality of the water for sure
I want to move to Vietnam. I have a little bit of money saved up that may last 6-12 months. Is it smart to move there before getting a job?
It depends what you want to do when you arrive. If you have enough to support yourself then it would be ok to stay here and not work whilst you find something, as long as you felt comfortable with that.
Da Nang is definitely changing for the better, more modern, but at a terribly slow pace.. the plandemic also didn't help much. I felt Da Nang to be more vibrant pre 2020 now its kinda boring... maybe because less expats? 🧐 I still love this place and prefer it over Thailand Malaysia and most others SEA countries, ain't leaving anytime soon 😎🏝
It's a great spot, getting busier by the day but the demographic pretty different now at least tourist wise. I expect if they bring in the 3 month visas again this year as they've announced it'll fill back up with a lot more people. Negative of this will be much less rental choice (already pretty rubbish imo) and upward pressure on rental prices.
The real estate bubble of Da Nang went busted like 4 years ago right before the pandemic happened, and then C word happened and crippled the economy and tourism industry of Da Nang. I personally know some investors that went bankrupted during that time, with their properties now lie lifeless with just concrete skeletons upped. That may explain the dozens of unfinished hotels and tons of other closed businesses in the last few years.
Sounds about right. Tourism has really picked up here recently though, i'll do an update soon as things are changing fast
Hmmm... setting aside the people who lived in Vietnam before, or do so now, ... what about the people who would like to come? The visa situation has changed pretty dramatically in the last 8 years has it not? What will the future look like for those people going forward? That is the relevant video! Naturally, the cop out answer is: I do not know. But it is people like you, currently inside the country, that have the best view into the future, surely...
I'd say that toward the middle/end of the year the visa situation will be similar to before covid in that longer tourist visas will be available and renewable.

First, Vietnam needs change immigration law, offering Long term residencies or permanent residencies. Second, Vietnam need scrap two tiers buying properties, right now Vietnam has one for locals and one for foreigners and foreigners can't by from locals and for foreigners the prices are inflated. Third, Vietnam needs extended leasing from 50 years to at least 70 years. Fourth, Vietnam needs approve ownership deeds and titles.
Couldn't agree more. Over 8 years here and still can't get any type of permanent residence or security in that sense so buying property for me is out for not.
Had 4 nights booked in Da Nang this week very close to My Khe Beach. Arrived yesterday morning to an almost empty hotel that I was told was booked to capacity (indicating very popular). No fridge. Reception told me that would be fixed so went over to the beach for a walk. What a beautiful beach but, turn your gaze back to the land it it is a run down dump of rotting hotels and abandoned construction sites. Walked for 2 hours shocked by what we were seeing then went back to the "4 star hotel". No fridge. Was told to I would have to buy ice from the 7-11 across the road to keep any drinks cold as they had no ice maker. 7-11 has no ice either. I showed them their promotional BS from the internet stating the had fridges in every room. They then assaulted me. 2 men and a woman onto a 61 year old man and my 56 year old VN wife. They lost badly and we locked ouselves in our room and left in the morning after staring down a young man with muscles on the way out. Da Nang? Never again! Back to Phu Quoc or over to Thailand from now on. The place is a dump and the people are rude dickheads. We're now back at home in Saigon. Be warned folks, it is a shithole!
Jeez that doesn't sound good. It's a funny vibe right now, lots of tourists here but lot's of scams around. Alomost a wild west vide in places, like some post covid greed is taking over, maybe jealousy between building owners-who knows...

Man, you have some really high bar for what you would define as change 😅 so you did notice the high-rises along the beach, and also the city center now has so many tall buildings that were not there 8 years ago. And you still think Da Nang hadn't changed "at all"? 😂 Using this logic i guess the whole world hasn't changed much the last few decades 😅. Just joking though, thanks for all the updates on vn!
Poverty rate is still high though.
In some ways not much change, but in regards to real estate etc many changes.
