Yes I queried this with Cork City Planning Dept some time ago and I was told unequivocally planning is required for any and all builds intended for residential use, the planning assistant even said an individual would need planning to keep a campervan in their drive if being lived in! I was also told that I would be exempt from obtaining any planning permission (I was querying about the possibility tiny home build or a small home build in general) and the response was that I wouldn’t likely get approval due to the zoning laws but I was a free agent in any even to make such an application however it would not be successful. Four years later, hope of self (affordable) build gone and still trying to buy. It’s a disaster. Notably, they suspended zoning laws in the boom, but they haven’t considered it this time because the Greens don’t want ‘urban sprawl’ and one off dwellings in the country side. Ridiculous.
We have access to 2 different builders unless you want to pay a fortune to transfer homes across state lines or buy the very high end homes@@eattherich9215
Iv seen log cabins for half that price decked out with fine finishes that's a prefab with a sofa country has lost the plot 95 grand and do you need purchase land before you sign the cheque with crayons

@@LizMcNamara47 I very much doubt that they get involved with sites , all these companies have their own niche, and from my experience in house renovations, there is rarely anybody who has time or interest in doing the tough stuff , quick bucks is the name of the game I am afraid. The West of Ireland still has the odd bargin doer upper and they are never as bad as an architect or builder will have you believe. I hope I haven't gone too far with my comment and that it might be of some use to you.

Fuck all wtong with it especially if u stuck it in lovely sea/woods landscape.. could cladd it outside brick exterior insulation.. change look.. nout wrong with .. new homes are a bag of shite timber wool insulated and plasterboard.. with shitty square lil backyard stuff in next to a hundred other mugs.. ill take this all day long in beautiful location...

It’s mental to think I built my own house before prices went mad for 150k. 2540sq ff. This is a rip off at this price.
