Going to hit up a private money lender to be able to take down a deal I have in mind instead of wholesaling it, but this time build in what would have been my assignment fee (15K) as the finder's fee I will pay myself from the money raised! 7:51 as I'm doing my research on how to enter the real estate market, I always wonder why most Real Estate Agents don't take advantage of this situations? BTW I'm trying to enter this business by 'using' my father's experience in repairing homes. I want to learn from him first. My idea is to start flipping homes, since we(him mostly) can fix them up, but I need to find investors since I don't have a lot of capital right now...

I am super ecstatic for this series! I loved the creative financing vidoes and actually rewatching them now. IDEA FOR YOU TWO: At the end of each series video, there should be 5 minutes of answering related questions from viewers. I have a few questions myself: 1) When you use any creative financing strategies, do you get the tax benefits (like depreciation) even though the title isn't yours sometimes until a balloon/date is reached? 2) Do you recommend starting with sub-to or seller financing first, or does it not matter? 3) This might be answered in the hybrid video, but which IOU comes first position? Seller financing or the sub-to? Thank you!

What's the proper way to structure a private Lender deal where I'm using hard money for most of the transaction and need a private money lender for the down payment, monthly interest payments, and Rehab cost, but the hard money lender does not allow a second lien position?

14:24 all of the lenders I have encountered want to know how much the rehab is and they will lend you that amount not one dollar more so how are you going about getting more than what you actually need not only that but say that they did give you more than you need are you fudging your numbers with your contractors when it comes down to the draw or how exactly are you presenting this where they want to do this?
Would be nice if pmls were coming out of the woodwork, but they are a pain to find, they all want short term big wins
