@MedellinBuzz I have had some with quality work, but I don't think I've found anyone in Medellín that I'd say works quickly. My experience with projects is that they will normally take double the amount of time from what I'd expect a US/Mexico contractor to do it in

As I might have mentioned, I own property here in Denver and I'm thinking seriously about selling it and using some of the proceeds to buy a place or two in Medellin. You mention the need to register your property with a local bank in Colombia. Is this like a national title service?
It's more for governmental control, this is what chat GPT says: These steps are essential to comply with Colombian regulations when registering your investment with the National Bank. It's important to note that foreign investments in Colombia require this registration for statistical purposes[9]. Additionally, if you are considering real estate investments in Colombia, these steps apply to ensure your investment is properly registered[3][11].
Regardless, any real estate lawyer could help with that step.

Hi, thanks for the compliment. Yes, but it's a Colombian brokerage firm, one of the most popular is, Alianza Valores. As for the importance of registering your investment with El Banco De La Republica because "Foreign investment into Colombia must be registered with the central bank in order to secure the right to repatriate capital and profits." Great video. Good advice. Neat apartment, but looks small (how many SM in it?). Just for my curiosity, for how much a such apartment is for sale today in Medellin? (Not in El Poblado or Laurels). I am looking to buy some place like this in Colombia, but maybe not in Medellin where prices now artificially inflated. Bucaramanga, Manizalles or Pereira would be nice. I kerp my eye on some websites such as Metrocuadrado and such, but even after contacting them through WhatsApp things did not go much anywhere. Hello Andrew happy new years!! when renting in colombia what are the deposits like?
Usually 1 month's rent. Just the first month's rent. That's if you're going the local rout, with a local ID, credit check, and a co-signer. If you don't have all that, there are some companies that may charge a security deposit and a couple of months rent up front.

No. It took me about $20K to furnish and decorate the entire place.

It's not a part of the legal process if you're buying cash. But if you have a Colombian mortgage it is part of their process.
How is it in finding quality contractors to do any rehab?
It's best to go with someone that is recommended.

Yes it is. I've done all mine like that. The most important part is to figure out how you're going to get the money over here either through wire transfer to your bank account here, or via Brockerage.

No that would not be the interest rate of a savings account here. In Colombia there are investment accounts such as CDTs and depending on the bank you can find rates as high as 15%

Firstly, 2 million COP for a real estate attorney is pretty good. There are certainly more expensive ones...that are very reputable, check out Nexo.legal. Second, yes you can get the investor visa after purchasing the property. Make sure you're working with a competent attorney, though. There are a few pitfalls to avoid. How do I get financing in colombia?
@@ronaldgomez608 just like in the US. You build credit and apply for a loan. Could take 2 to 4 years to do that. You can also look at blueprint projects where the constructor helps you qualify for a loan, again, that usually takes about 2 years.

@Medillin Buzz are the property owners accustomed to doing ‘Owner Finance’ deals? Meaning taking over mortgage payments and paying the owner equal installments overtime.
I haven't seen too many owner-financed deals here or rent-to-own deals. They're pretty old school here.
90% of Colombian property is unmortgaged and finding an owner willing to do that I say would be rare because property well priced does not sit long with many people ready to buy now
