    Because of current building cost, I would never buy a piece of land WITHOUT a structure of some sort on the property already! It’s cheaper to renovate an existing house than to construct a new home from the ground up!
    Often I found dilapidated properties that were described by the seller as as needing a “gut renovation” that I purchased and got away with a cosmetic renovation! Why does this happen? Because sellers know very little about the absolute minimum to bring a property up to code.
    The best deal I’ve made so far was buying a 1/2 acre of land that was zone for RV’s, dropped 7 RV’s, payed for 3 light-posts to bring power in (each post was 6k) water line was already on the demarcation of the property so I had a plumber branch it outI Purchased 7 used RV’s...applied for a mobile-home license!!
    The whole project with the land was 49K, sold the whole thing for 93K in less than 6 months!

      exactly, plus with gas prices the way they are right now the price of just hopping in your car and driving to the more rural areas will break the bank.

      First Street Foundationalso has an equation/map system called Flood Factor that’s useful for at least houses. I’ve not tried it w raw land yet.

    Easements are pretty common in rural areas. I dont think it's a deal killer but you are absolutely right about it forcing you to deal with another individual who may make themselves a pain to you if they desire to do so.

      Yep, they are common but i just prefer to not have to deal with others. If I was buying land to homestead in or build a traditional home I would be more open to it, but i wouldn't want to have my glamping guests to have to cut through someone else's land to get to mine.

      @@KeepItTiny the more I thought about this, the more I remembered how many lost air bnb guests of mine have ended up asking neighbors. Probably less than one percent but still. I know they find it annoying but they accommodate my financial affair, thankfully.

    I disagree buyer should get their own survey done and not accept any other survey... that way there can be NO DISPUTING a survey of the SELLER after buying the land.

    GrowThink has a business plan for sale for RV parks. Cannot vouch for it bec I’ve not researched it yet. It’s in my que to research. But it’s there for others. I’m interested in camp grounds but maybe RVs will be allowed too, idk. Still trying to understand what I want to do and what’s possible at land prices near-ish me bec I think my first one I should be able to go see the land and interact with clients so I learn faster.

    Great video the only thing I would be aware of regarding using the listing agent to write a contract for you is you will have zero representation which means no buffer of liability from the your agents broker. Listing agents only represent the seller. Also your not saving any money because the seller at least in my area pays out the commissions. Therefore you would be forfeiting your agent’s commission to the sellers agent while having no representation.

    I would think flood prone areas would be well suited to glamping. Usually they are next to wild areas and rivers/lakes. Glamping situations are generally going to be more likely in warmer months when flood risk may be less. Glamping structures can more easily be raised on a platform. And most importantly, the cost would be much cheaper for the land.

      You've got a high tolerance for risk lol. Mine is super low. I hear flood zone, i run for the hills! Everything you said is true though. The land would be cheaper, and the the structures could be raised. I just worry too much and know it would be too scary for me.

      @@KeepItTiny there are many "recreational" properties here that are not zoned for living on but can be camped at for up to 6 months a year. They are usually 10%- 20% of the cost of a buildable lot. Usually right on the river. People just come for the vacations ect...
      Might be a lower cost of entry for those who can't afford the higher cost of buildable land.
      In many ways, marginal land like this fits the bill for a low budget glamping side hustle.

    As a licensed broker in Louisiana... here commision is paid from Seller's profit at close of escrow and surveys are typically paid for by Buyer as part of their due dilligence during inspection period.

    im loving this info, thank you! im gearing up to get land for a home...im in the research stage... im thinking of going manufactured home tho, any advice on that would be cool..advice from the comment section also welcome...some of you may have already went this route and have some tips also.

      Hey I will do research and maybe do a video on manufactured homes but my biggest piece of advice is to put the company first. Buy from the best company, not for the best home you think you want. A lot of manufactured home companies pop up, make a ton of claims, then when they deliver the home it’s not all it’s cracked up to be.

      Some manufacturered homes can be better built bec they are assembled in a factory with controlled weather. But be careful with glues in woods and joinery and plastics and stuff bec you can get really rotten indoor air pollution that damages your health.

      LOL, yep, you need boots!!! When I was deep into my search i just kept the boots in my trunk and would pop them on right before checking out the land and trying to walk as much of it as I could. Then I would just leave them in my trunk for next time. This way I didnt have to get dressed or "ready" to see land and could go right after work or at a moments notice

      Trust your own research. Buyer beware stands when purchasing land. When buying land as is means the buyer has to check all these details about the parcel of land to satisfy themselves not the seller.

    You can not buy land / inheritance.
    The word MORTGAGE is clear as to what it says; MORT = Dead , GAGE = Pledge.
    Dead Pledge is Mortgage, and that’s why you give those Unconstitutional FRN’s FEDERAL RESERVE NOTES and try to call it a dollar.
    Silly you, you might want to look up the word DOLLAR.
