    Buying land can be one of the most exciting and daunting decisions you make, but it doesn't have to be. Before embarking on this journey, there are a few things that you should consider in order to ensure you make an informed decision.
    First of all, it is important that you thoroughly research the region where the land is located. Knowing about climate change, weather patterns and understanding natural disasters such as floods or earthquakes can all help to paint a picture of what kind of conditions this parcel of land may experience over time.       I have a question, you said it’s good to invest in land but some counties make you clean your field for fire hazard purposes, but sometimes you don’t live near the property and the government do it himself and charges you very much money and if you don’t pay they keep your property what can you say about that?

    Look for easements, land restrictions, garden, livestock, hoa. Building a fire. Collecting water.

    There is a septic system called a mound system if the property doesn't perk. But they are a lot more expensive. Than a regular system.

    Appreciate the video. Ive seen quite a few of yours recently. Im looking into buying a family property in MS. Never was apart of the plan but dont want to see it go away. Besides the tips given any suggestions about clearing the property? Do's or don'ts?

    ive always wondered if there is a difference in the cost to build and the appraised value of the home upon completion, will the bank give you a mortgage for the appraised value allowing you to pocket the difference similar to the way you could pocket the appreciation of your home by refinancing? we built my friends house for $179k, appraised value ended up being somewhere around $380k. ill have to ask him but id think you'd be able to pocket that difference granted your mortgage will be higher than it could be, it'd still happily take out 100k of that instant sweat equity to set aside for mortgage payments and buying furniture and other stuff

    I would like to know if there is a right of pre-emption in the United States of America, such as "farmer status". I am from Slovenia, EU. I buy land often and I'm also a farmer. In our country, when buying agricultural land, regardless of the set price, priority is given to neighboring farmers, farmers and so on. When buying forests, priority is given to the one who owns the forest closer to it. Even among farmers, there are different pre-emptive rights. It is also intended to combine land into larger areas.
    If the farmer does not compete for the agricultural land or forest, the seller can sell the land to anyone. The price of land in our country is increasing. In recent years, by approximately 100%. The current price of agricultural land varies between 2 - 5 euros m2.

    Really good stuff. Make sure you will be allowed to build if that is what you want. Local building codes and setbacks are not common sense anymore.

    can you talk more about getting a land loan converting to a construction loan and then to a mortgage? i would like to finance each part of a house project

      There are many options. An outhouse, a composting toilet, and even one that burns to 💩

    I think there are septic options even if the land won't perk, aren't there? I know someone who's land wouldn't perk and instead they put in a sewage treatment system of some sort. Maybe you could talk about that on an upcoming show.
