Great video. I love that you said creativity can be a difference maker. So true. So I did everything for my business for 7 years. 24-7 support, property management, carpentry, cleaning, marketing, photography, etc. it takes a lot out of you, but if you’re willing to grind you can generate cash flow directly from customers without a middle man except for Airbnb. Also be prepared for Airbnb to shut down your profile for any reason possible and city regulations to change. So you must be listed on the alternative sites. But if you’re obsessed with the concept of serving guests, you’re chances of success are much higher than someone only in it for the money. But Airbnb will grind on you, so enjoy the journey.

Jay, I'm considering starting a glamping business so I watched your video and it was really helpful. I already own 2 acres of off-grid land that I had intended to develop and live on myself. It has a gorge on it (like a miniature canyon) that is very scenic and might attract guests. There are three great potential camp sites on the property. One site already has an amish built cabin-style shed that we bought as a repo for our own personal use. However, my dreams of living off-grid were dashed by cancer, so I'll never be able to live there full time. I'm weak but I can still think and manage. My partner is physically fit and strong, and he has lots of friends willing to help us complete the cabin and landscaping. We still need to cut proper trails through the property. I think we might be decent candidates to start a glamping business. However, the property is sort of treacherous. It's on a 25 to 30 degree slope with ridgetop views. What can I do to keep my guests safe? Any thoughts or resources would be greatly appreciated! PS, my profile picture is part of the gorge that I own.

Yeah, I'm split down the middle on this too. The reason I've becoming fascinated with camping in the woods is because I'm sick of people, but on the other hand renting my glamping site to people can help me raise more money to buy more land to live in the woods away from.......people.

Liked it just before ya asked for a like... props and respekt for being very real about things. I'm lucky enough to have a fairly high income when I work, and multiple side incomes, so I'll probably give it a try. But this video still had value for me. It's never as easy as it looks online. I've done several home improvement projects and it's never as easy as the YT videos make it look. There's always a lot more personal effort. But in this case, I have the money, experience, personality and tenacity to make it happen... so I'll keep moving forward.

I don’t think the whole tiny home, glamping thing is what I want to start. I want to start a rv / tent campground but this video is still very helpful. I grew up camping tent and rving, in all different types of campgrounds, I absolutely love it. Just started my research and I’m seeing so many negatives, but my love for camping and the outdoors will motivate me
I've been in the airbnb business for 4 years (full-time). I survived the covid year of homes having close to no bookings (quarintine & other travel restrictions). I started as a cleaner and was trained by an amazing woman to help her manage her business. I now own a small business and do the cleaning and management myself, my old mentor retired. I keep house commitments minimal and learned the hard way not to spread myself thin. It's a very hard business to get into, and schedules, deadlines, consistent communication, and anticipation for upcoming maintenance (back-up inventory, predicting potential problems in real-time) are essential to consistent 5 star, stress-free experiences. It can be labor intensive, stressful, there are days where you don't know if you can get a job done on time or sometimes things happen that you couldnt predict. Most of the time, when you see everything is guest ready & staged to perfection, it's so amazing! When a guest is able to relax and enjoy their stay and they express joy and appreciation for your hard work, it's the best part of the job. My dream is to own my own property and do what I do now but for myself. I've been thinking about expanding into glamping (I myself live off-grid, to help save for my dream) i work these amazing luxury homes so know nothing about what goes into glamping. I thought my own personal experiences enduring climate the way I do off-grid could help in this endeavor. I'm finally in a place where I'm starting to see a profit that I might be able to invest in that dream in a few years. Thanks for your perspective & sharing your thoughts!
I'm glad I found you. I was very inspired by the end of this video. Well done. It has been 18 months since I started my project and I just made my first $1k. Heading in to the off season in West Michigan. Maybe I'll get some hearty winter campers but I won't get a lot. Spring 2023 is going to be lit though. My goal is $15k next year. Awesome advice Jay, it's definitely not for everyone but if you're looking to get in, you need to make sure you have the resilience to get through anything that comes your way because there will be plenty of problems to solve! Anyone can do this with the right mentality though!
GREAT....great great video👌🏻 Everything you said, all true. I have slept in every kind of house, unique stay...in the cold ground with no mat. Hip camp and tenting in very remote areas ALONE. Getting down to the level of what OTHERS want, is necessity!!!

Someone who hosts a tent on Airbnb in Virginia told me that tiny homes (tents, domes etc) can undergo a lot of wear and tear, and their maintenance requirements are much more strenuous than normal Airbnb homes. Can you please offer your insights to this? She almost talked me out of Glamping, in favor of regular Airbnb options. Thank you!
I run traditional airbnbs and also tents and glamping - I would say glamping is more difficult to set up at the beginning but maintaining both is pretty much the same. Glamping has less for me to worry about long term, a home is more complex and would need specialized people to go in and fix things. I pretty much can handle everything that needs to be done at my glampsite. Sorry if this was too long. Hope it was helpful!

Yes you can but you have to build the business around how you are already living your life. As in, the glamping site would have to be small, close by you, and with few moving parts to run it as efficiently as possible. It won't be easy but it is possible but just DO NOT try to build or run something out of your means.

Your first tip is kinda odd since I personally have never ever met an AirBnB host over the dozens of stays I've had over the years. Are you saying that with glamping/tiny home businesses, you meet with the guests in person? If anything, I would argue that any airbnb business is good for introverted folks since they can just use templates to communicate with guests. Luckily I do consider myself outgoing and personable but your first tip sorta confused me. This is supposed to be a "passive income" investment so not sure how in person social skills come into play. Great video...I am buying 1/2 a hectare 10 minutes from the sea in Italy. The property is about 10 minutes from a biggish town, but it's fairly isolated. There are three houses at the gate and I want to set up a site about 300 meters from the house, it's pretty wild, lots of trees etc. Is that isolated enough to do something...how much isolation is enough? Definitely love your idea of visiting a few sites and I will...I mostly camp in my tent and haven't been to one of these types of places. But i know I would enjoy it.
I got my land in upstate NY. Hell of a deal ahe? That being said you really need to continue looking, widen your search, maybe look into smaller parcels, land that's further out of the major areas, and be ready A$AP to pull the trigger when you find "the one" or else its going to get snatched up quickly. I helped run an Airbnb with 2 cabins on a property. You MUST be friendly, hospitable, extremely clean, and organized. If you aren't willing to fix a clogged toilet at 3am then you will have to pay a property manager to take care of those kinds of things.

@@KeepItTiny I was trying to help a neighbor who is 80 years old with his two Airbnb cabins. I wound up being the CoHost for about a Year. With proper online listings and lower mid week prices, I got the cabins making about $8,000 a month! Honestly, it was all a trainwreck once the bookings went up. The owner needed to retire and the two people that did maintenance and cleaning did terrible work. No one was in charge, no one was getting paid enough, and the Owner wasn't willing to make changes.
Long story short, we have a dome we plan to build out in Williams Arizona (Grand Canyon area) and are running into all kinds of issues with zoning/permits. We also live in California, so coordinating the build has also been extremely difficult since there can’t be many hiccups since it’s a 7hr drive each time we go. We have a guy to do the build, but haven’t been able to figure out all the details yet. We’re in at this point. Spent a ton of money so it’s past the point of return. Any advice would be greatly appreciated
Hi Chad, good luck to you on your project. I live 3.5 hours away from my site as well. California can be pretty tricky when it comes to zoning and permitting. Unfortunately I am not a zoning expert at all and ran into similar issues. If zoning is the only issue holding you back you can always reach out to a true expert. You would be looking for a City Planner who would step in and handle the process for you. Of course this will make you spend a little more but you may be in the market for someone like this. (If you would like I can give you a recommendation of a great one that you could reach out to) Good luck bro and I hope this channel helps you along the way. With some airbnb's you never see or talk to the guests. With glamping it naturally is a bit more hands on. Its all about knowing yourself and what you are good at and also what you want to do. You forget about all of the hippies lol - def a lot of hippies coming to glampsites too lol

Liked it just before ya asked for a like... props and respekt for being very real about things. I'm lucky enough to have a fairly high income when I work, and multiple side incomes, so I'll probably give it a try. But this video still had value for me. It's never as easy as it looks online. I've done several home improvement projects and it's never as easy as the YT videos make it look. There's always a lot more personal effort. But in this case, I have the money, experience, personality and tenacity to make it happen... so I'll keep moving forward.

I don’t think the whole tiny home, glamping thing is what I want to start. I want to start a rv / tent campground but this video is still very helpful. I grew up camping tent and rving, in all different types of campgrounds, I absolutely love it. Just started my research and I’m seeing so many negatives, but my love for camping and the outdoors will motivate me
I've been in the airbnb business for 4 years (full-time). I survived the covid year of homes having close to no bookings (quarintine & other travel restrictions). I started as a cleaner and was trained by an amazing woman to help her manage her business. I now own a small business and do the cleaning and management myself, my old mentor retired. I keep house commitments minimal and learned the hard way not to spread myself thin. It's a very hard business to get into, and schedules, deadlines, consistent communication, and anticipation for upcoming maintenance (back-up inventory, predicting potential problems in real-time) are essential to consistent 5 star, stress-free experiences. It can be labor intensive, stressful, there are days where you don't know if you can get a job done on time or sometimes things happen that you couldnt predict. Most of the time, when you see everything is guest ready & staged to perfection, it's so amazing!
When a guest is able to relax and enjoy their stay and they express joy and appreciation for your hard work, it's the best part of the job.
My dream is to own my own property and do what I do now but for myself. I've been thinking about expanding into glamping (I myself live off-grid, to help save for my dream) i work these amazing luxury homes so know nothing about what goes into glamping. I thought my own personal experiences enduring climate the way I do off-grid could help in this endeavor. I'm finally in a place where I'm starting to see a profit that I might be able to invest in that dream in a few years.

I'm glad I found you. I was very inspired by the end of this video. Well done. It has been 18 months since I started my project and I just made my first $1k. Heading in to the off season in West Michigan. Maybe I'll get some hearty winter campers but I won't get a lot. Spring 2023 is going to be lit though. My goal is $15k next year. Then I'll build another one.

How do I decide between buying a house with land and buying raw land?
Buy the house with land! Getting electricity, well, road, sceptic, etc costs more than you think. If ever possible buy the land with a house on it.
Of course its not that easy - nothing is ever apples to apples but if you can, i'd go for the house with land on it over a giant plot of raw land.
Awesome advice Jay, it's definitely not for everyone but if you're looking to get in, you need to make sure you have the resilience to get through anything that comes your way because there will be plenty of problems to solve! Anyone can do this with the right mentality though!

Someone who hosts a tent on Airbnb in Virginia told me that tiny homes (tents, domes etc) can undergo a lot of wear and tear, and their maintenance requirements are much more strenuous than normal Airbnb homes. Can you please offer your insights to this? She almost talked me out of Glamping, in favor of regular Airbnb options. Thank you!
I run traditional airbnbs and also tents and glamping - I would say glamping is more difficult to set up at the beginning but maintaining both is pretty much the same. Glamping has less for me to worry about long term, a home is more complex and would need specialized people to go in and fix things. I pretty much can handle everything that needs to be done at my glampsite.

It will depend on each county, this type of stuff is the exact opposite of one size fits all. It varies from county to county.
I think the resourcefulness is my weak part. I'm thinking about starting a glamping business. Don't have the money yet but I'm saving right now. I just don't know where to get started tho

Yes you can but you have to build the business around how you are already living your life. As in, the glamping site would have to be small, close by you, and with few moving parts to run it as efficiently as possible. It won't be easy but it is possible but just DO NOT try to build or run something out of your means.

Your first tip is kinda odd since I personally have never ever met an AirBnB host over the dozens of stays I've had over the years. Are you saying that with glamping/tiny home businesses, you meet with the guests in person? If anything, I would argue that any airbnb business is good for introverted folks since they can just use templates to communicate with guests. Luckily I do consider myself outgoing and personable but your first tip sorta confused me. This is supposed to be a "passive income" investment so not sure how in person social skills come into play. Great video...I am buying 1/2 a hectare 10 minutes from the sea in Italy. The property is about 10 minutes from a biggish town, but it's fairly isolated. There are three houses at the gate and I want to set up a site about 300 meters from the house, it's pretty wild, lots of trees etc. Is that isolated enough to do something...how much isolation is enough? Definitely love your idea of visiting a few sites and I will...I mostly camp in my tent and haven't been to one of these types of places. But i know I would enjoy it.

That being said you really need to continue looking, widen your search, maybe look into smaller parcels, land that's further out of the major areas, and be ready A$AP to pull the trigger when you find "the one" or else its going to get snatched up quickly. I helped run an Airbnb with 2 cabins on a property. You MUST be friendly, hospitable, extremely clean, and organized. If you aren't willing to fix a clogged toilet at 3am then you will have to pay a property manager to take care of those kinds of things.
That is so true! If you're not willing to roll your sleeves up and get down and dirty then this business is just not for you!

@@KeepItTiny I was trying to help a neighbor who is 80 years old with his two Airbnb cabins. I wound up being the CoHost for about a Year. With proper online listings and lower mid week prices, I got the cabins making about $8,000 a month!
Honestly, it was all a trainwreck once the bookings went up. The owner needed to retire and the two people that did maintenance and cleaning did terrible work. No one was in charge, no one was getting paid enough, and the Owner wasn't willing to make changes.
Long story short, we have a dome we plan to build out in Williams Arizona (Grand Canyon area) and are running into all kinds of issues with zoning/permits.
We also live in California, so coordinating the build has also been extremely difficult since there can’t be many hiccups since it’s a 7hr drive each time we go. We have a guy to do the build, but haven’t been able to figure out all the details yet.
We’re in at this point. Spent a ton of money so it’s past the point of return.
Any advice would be greatly appreciated
Hi Chad, good luck to you on your project. I live 3.5 hours away from my site as well. California can be pretty tricky when it comes to zoning and permitting. Unfortunately I am not a zoning expert at all and ran into similar issues. If zoning is the only issue holding you back you can always reach out to a true expert. You would be looking for a City Planner who would step in and handle the process for you. Of course this will make you spend a little more but you may be in the market for someone like this. (If you would like I can give you a recommendation of a great one that you could reach out to)

With some airbnb's you never see or talk to the guests. With glamping it naturally is a bit more hands on. Its all about knowing yourself and what you are good at and also what you want to do. You forget about all of the hippies lol - def a lot of hippies coming to glampsites too lol
