I would recommend using as much of the materials that the house provides as you can since there are a lot of hidden costs that you won't be expecting. If the kitchen counters are good quality like Jasmine says paint them the colour that u like and change the counter tops. If you end up not liking it, it won't be that much of a loss. Make smart decisions and try not to rush anything since Allah swt. rewards those with sabr. Congrats on the house!! Allahummah barik :)

Congratulations! You're right having a pet is a huge responsibility. Looking after their food and needs. But it makes you responsible. I have 2 dogs who are very food motivated😂
More outlets than you think you need. If you will do lights outside for Ramadan. Think about high outlets outside or lights that are permanent. You can also do outdoor screens to prevent bugs. You need more natural light for if the power goes out. You can also get 1 way glass so you don’t need curtains and you can run around with a hijab. Also look into another cat for a friend the one you have. Cool tru ways and tunnels for the cats.

I dont think anyone can listen to the loud traffic and sleep. So I would replace the glass windows and doors with thicker more sound proofing type glass and sound proof the walls. I agree with what you said about contractors in the UAE and in the Gulf in general. I am a local citizen and my father and uncles were exposed to fraud by contractors while building their homes, so you must be aware of every step the contractor takes. Good Luck in your journey

I like the stairs and the bathroom sink ! You might can add something to block sound off the garden. Not sure what but maybe Panels of some kind. I’m thinking panels with insulation inside. Or build up a larger brick wall. I lived off the highway years ago, like 40 years ago and the sound was block by the way they build up the wall between us and the highway. It can be done. That way you can enjoy the garden. I’d do that instead of changing the staircase. At least for now. Beautiful home ! Love the patio / balcony off the upstairs. A water fountain ⛲️ would be nice for sound effects. That’s crazy about the square footage buy. But I guess it how Dubai makes money 💰 enjoy your new home ! ❤
Make sure you add power outlets in closets if they don’t have any. That’s one thing I didn’t think about and regret daily for charging vacuums etc so it’s not in constant view.
I just came back from Dubai on the 25 th and omg a very safe and clean city.you are so lucky you will be leaving there no more worries about mass shootings and so many things. People are afraid to steal you can literally leave your doors open handbag everywhere and no one will touch.
If you use mud brick tiles than it will give cooling effect to the house and it will not ruin as compared to rest of the designs from outside. And it will be good if you use mud brick tiles in the rooms on the walls facing sun I mean eastern and southern walls it will also give a lot of cooling effect and increase asthatics as it is higher temperature in dubai

As Salaamu Alaykum, Alf Mabrouk for the house. Wow, I could not have made a major purchase without viewing the property. Please, make sure you hire a reputable contractor. I am worried about two things, money, renovations are huge expense and secondly your contractor is certified and authorized to work in Dubai and will not leave you with incomplete renovations or poor-quality renovations. For example if an extreme weather event happens like an earthquake your home will be up to code . May Allah SWT bless you with success on this endeavor.

I think you need bigger windows in the house to bring in natural light. You also need some type of storage for those things that you don’t use all the time. You always think you have enough storage but in the end not enough. Sell off those things that are of good quality or donate to Habitat for Humanity’s or something similar to that organization.
We recently bought a villa in Park Greens, Damac Hills, for 2.9 million AED. It's very new and modern, and the community is quite green. However, the handover is fair because 2027 is compatible for us because we wanted a long-term payment plan since we couldn't pay everything at once or even within a year. But it doesn't have to be that way as you guys can buy a ready-to-be-sold house too. Looking at your house, I'm estimating it to be in the 1.9-2.5 million range, which is decent, especially given all the recent inflation in rates plus it has been 15 years since the published date. An alternative would be to buy an already finished and better property for 3-3.5 million too, in a quieter community, private pool, more amenities (the one we bought has a beach in front of the villa, a park, running track, floating cinema, a petting farm, malls, schools, mosques as well as a surfing area, Paintball arcade, lazy river, sports arena, butterfly garden and a greener area (which is always good to have) . Since you want to change basically every part of the house, and that’s going to be very expensive. So, if it’s possible to refund the money paid, you can buy a better home that’s modern, already built, and perhaps even furnished for the same price you will spend on buying the house plus completing renovations. I have experience living in Dubai for 17 years, so you can trust me with this advice.

I think you will need more than 4 months for your renovation. It always takes longer than predicted. You are lucky to have a place to live while renos are happening!

For the kitchen u could make the counters white or light beige, so the sun reflects of it, making it seem to be a bigger space

An alternative would be to buy an already finished and better property for 3-3.5 million too, in a quieter community, private pool, more amenities (the one we bought has a beach in front of the villa, a park, running track, floating cinema, a petting farm, malls, schools, mosques as well as a surfing area, Paintball arcade, lazy river, sports arena, butterfly garden and a greener area (which is always good to have) . Since you want to change basically every part of the house, and that’s going to be very expensive. So, if it’s possible to refund the money paid, you can buy a better home that’s modern, already built, and perhaps even furnished for the same price you will spend on buying the house plus completing renovations. I have experience living in Dubai for 17 years, so you can trust me with this advice.
I dont think there is such of a house over 2800 sqft to be around 1.9 million. Price have sky rocketed in Dubai.

I think you will need more than 4 months for your renovation. It always takes longer than predicted. You are lucky to have a place to live while renos are happening!
