Now you would think that woodlands would be protected from building anything in them in the UK…?
The planning system in the UK is all messed up in so many ways and the government is so hypocritical also. They want you to be healthy, eat healthy, exercise, and don’t be a burden on the NHS, etc, etc.

This is why I want to lobby the housing minister and anyone else in parliament that will listen. The more there is of us the more they will have to listen and there's no running away from the situation.

Permitted development rights in a woodland is easier. BUT .. you cannot just chop down trees with no consequences if you need to make space for a barn or whatever, or to use the wood from felled trees as part of building construction. It's illegal to chop down more than about the volume of a small car volume worth of trees in any given quarter (3 months) without having a tree felling order granted. Now ... if you're in the middle of nowhere and no one is paying attention you might be fine. But if someone notices you chopping down lots of trees (and if you've only a few acres you'll likely be next to a field/someone other woodland owner) then if they bring this to attention of the forrestry commission you'll be in trouble. Fines can be large. This is the situation in Scotland anyway .. I think the same/similar in other parts of the UK.

I didn't realise that woodland was easier to develop than agricultural land that's very interesting.
Seeing your open plot I'd like to have a mixed plot of half woodland half field.
Lots of people use the number 12 acres but 5 hectares is 12.5 acres so bare that in mind if you are buying 12.3 acres etc it has to be over 12.5

Telling me that we cannot do anything not dig a descent size pond or build a shed without permission and that permission is rarely given and if it is can cost a small fortune.

The best option is to buy agricultural land for livestock with some woodland for permitted development.

Hi Craig,Why don’t you consider trigging several live mature trees (more then two).Send them off the perpendicular .
They when come together they make a completely camouflaged cocoon in which to get your windows and straw

You need 5 acres of woodland to get permitted development.
Something I am looking-at which seems to be viable, is that changing agricultural land to forestry requires no permission. So then there’s your way forward if you are stuck on a small agricultural plot.
Can you point me to where it states you need 5 acres for permitted development rights around woodland..?

Having a cabin in the woods doesn’t stop the trees from providing oxygen.
Also any profits made on woodland activities is tax free and after 2 years ( from memory ) the sale of woodland incurs NO capital gains tax

@@thesmallfarmerlife yeah very I bet there is some stealth bylaws for woodland ownership seems a bit to relaxed as opposed to agricultural land I agree woodland just as important as agricultural land I bet it boils down to who you end up dealing with in the council and what council 👍 I be doing some reading up on this 👍

Planning consent is dead easy to get for a big house in the open countryside,if you are allowed to pay to lie. Buy agri land and plant trees on it ,its woodland , permitted dev rights da dar. trust your words
Couldn't agree more.. it's crazy.. but that's gov and councils for ya. Also annoyed most land is expensive purely because every landowner assumes a rich developer is going to buy the land and make even more money. There's no room for the little guy unless you can find a bit of land under adverse possession, which is not easy, otherwise, everyone would do it.
Couldn't agree more I hate it when they put clawbacks on land that has no chance of being developed for an estate but maybe could be for a small farm

Hi Craig! Thanks for all the useful information 🙂 You mentioned woodlands not needing planning permission but what about woodlands within National Parks such as the Peak District? I've been looking all over the internet and it seems that full planning is required - do you know anything about that particular topic? Thanks again for all the videos!
You would deffo need full planning permission in a National Park and would never get it. The only people would be when they need to do a bit of caretaking so to speak and then the buildings would normally be temp. They may have the odd workshop buildings for schools and stuff but would never allow people to build log cabins for forestry management etc
did you find out if you can have a caravan on land in a national park, even if you just use it for 28 days in the year? thanks

I think woodland is more protected in scotland
I bought a chunk of woodlands in Surrey. Bad mistake was that my conveyancer was useless and didnt see it has SSSI designation and a tree preservation order. Managed to sell it on and only lost £6k within 1 year. But basically, what you're sying here is that woodlands is easier to eventually live on than agricultural land is... But make sure there's no restrictions first? ;0) Cheers fella.
Mate that was down to the solicitor not doing all the checks. If you watch all my videos you will see that I always say do the checks then double-check. Make sure no clawback or restrictive covenants. Im glad you got out pretty fast

Hi so you have land and it doesa not state what type of land it is on your deeds..? Thats a lot of land to have no actual desigination. But you can make your own woodland and lots of grants available for planting trees.
I have a freind who purchase 85 acres huge bit of land and got more money for trees than he paid for the land mind you he purchased the land a while ago, but looks great now and only planted sapplings they are huge now, well big arounf 8 meters or there abouts.

I've just bought 1.9 acres of woodland can I have permitted development rights to build a barn or forestry shed or does the land have to be a hectare in size like agriculture land thanks in advance also love the videos learnt alot over the past few weeks watching them
Yes as long as there is no restriction in the deeds or put into the contract you can build a woodsman cabin under permitted development no matter the size of woodland, weird but you cant on Agri land..?

Hi Craig , do you own the land with the electricity pylon in ? , a farm owner I know whose land I shoot over has several pylons on their land and gets around £1,800 per / year per pylon from the pylon owners
Nop the pylon is over the railway and none of it crosses my land I sold the bit where it crosses. Didn't like the buz it made when rained. But you can hear the substation on the night when the power usage is up. But you get used to that. I know you get money from them you can either get a lump sum or get paid yearly. My friend took a lump sum for the ones he had in his land
I looked at buying a small piece of land, it had a barn on the land but the roof had come off and the side walls which were made of wood had all but deteriorated, I asked if I could rebuild the structure and was told that I would have to purchase the land and as the landowner I could apply for permission to rebuild in the structure that already exists but I couldn't just rebuild it (I wanted to construct the walls in brick or block and put a tiled roof on instead of a corrugated roof), even though the building is not visible from any particular direction apart from above, I have to own the land and gain permission to rebuild the structure, I don't understand why as the structure, a steel frame still exists, could I be made to take that down? due to the petty ruling I didn't proceed with my enquiries as I was also informed that erecting a greenhouse would be a violation of the planning and development rights
See art.1 of 1st Protocol ECHR - and art. 17 Charter of Fundamental Rights of the European Union (which is based on ECHR) The state can only interfere with your rights where there is an overriding pubic interest to do so.
Furthermore. Under the rule of law the State or its agents can only interfere with your rights/liberty where the law specifically states that is can do so. There is no statute law that says that you cannot build on your own land and while local authorities are required to have a development plan, that plan is required to be inclusive, not exclusive and can not be prohibitive, its purpose is to show what will happen it can not say what will not.

most woodland is dead land , pine? larch? lime? woodland is mostly mono culture that holds no wildlife to speak of. Mixed woodland is different but most woodland is dead land. There are some people doing good stuff but not many yet, subsidisation of wild life is the next thing.

You can do that if it was me I would plant evergreen pine trees around the edge and native as you go into the centre then build a woodman cabin slash training centre if you get me, dont know how much land you are talking about
