      It’s so small the tv is almost touching your nose. The room looks or feels like a cage or a jail cell- far too small. It’s like human warehousing

      Good point. IT Park Avida units average: Studio 15-20k+, 1 Bedroom 25-35k, 2 bedroom 35k+. General but a lot depends on the furnishings and view also. Some owners are more motivated. He manages 16 units in Avida while most RE agents handle 1-5 units with little motivation to show others and share commissions.

    Rod, very interesting condos. I like their look. I have not lived in the Philippines since 1991, when I was stationed at Clark Air Base Philippines. Now age 62, saving to return and retire in the Philippines 🇵🇭. Cebu city. I hope to be in the Philippines 🇵🇭 in December 2025,next year at the earliest and May 2026 at the latest. Thank you for this video.

    Just purchased a two bedroom unit 5th floor at Mandani Bay in Mandaue. 3rd building in the complex, won't be livable for a few months, but that works out for me, as I snowbird between my uncle's home in Monterazzo (sp?) subdivision in Talisay, and Gainesville Florida. I go back to Florida in dec. just before I have to get an EEC . I will come back when the unit is ready to move in. Building supplied hot water and A/C..

    ❤ I just saw a video about China real-estate.
    A condo like this is $1.2 million USD. 40 year lease from the time the builder takes possession of the land. One builder obtained land in 1997 and didn't start building until 2005. That's 8 years off your lease. Only given 40 on a condo you never own. Only to lose it after 32 years and paying $1.2 mil. USD.
    The real kicker is many are never occupied.

    Retirement Day! Less two Months to Cebu City... I've been looking at Dotproperty, RentPad, Cebu Grand Realty, ect for Pricing... But: Your videos do a better job of showing the Condos.

    As always a great video Rod. I like how empty the pool is there. At our condo in the City of San Fernando, Pampanga the pools are usually so crowded that those of us who live there seldom use them. Weekends and summer school break is the worse.

      Thanks Tim. Some condo units control and charge extra for outside family and friends to use the pool which can help with overcrowding.

      Lots of options here Jim. He manages 16 units. Most re agents only manage a couple with little motivation to show you others and need to share commissions.

    Good video Rod. I say at a residency hotel when I'm in Manila about that size, just two big rooms a master bedroom and a living room with kitchen along one side. I don't know well it would work for more than a month though. I hope you are doing well Rod, I haven't seen you get out of the IT Park surrounds for a while. Take care.

      My 1 bedroom unit 20+ floors up with a great view is 42 Sq meters. Livable but a bit small Robert.

      IT Park is very popular with foreigners. Some deals can be found if you look hard enough.

      He is flexible on short and long term and has 16 units he manages Eugene. 1 bedroom probably go for 25-35k long term depending on furnishings, etc.

      Avida and other IT Park properties remain popular but, personally, I would prefer CBP, Solinea April.

    the one bedroom units are typically pricey and the studio units are too small. That's the issue with IT Park. Why dont these units ever have air fryers? Microwaves are lousy for cooking. They would be perfect for these smaller units.

    If I was going to stay in Cebu for a while, I would probably pick this condo building due to the location. I've seen several videos of this building and have looked at several condos in this building for rent.

    Now that the POGOs are being run out of the Philippines, there are gonna be a lot of vacancies. Rents are coming down and will be a lot cheaper in coming months.

      He rents them out on facebook marketplace and open to short or long term so it depends on your situation and choice of 16 units Rick. I cannot price out all 16 units and variations of rental periods. Best to check out online.

    Depressing property, feels like a prison, couldn't stay there. Also heard some of these buildings having infestation roaches problem, not good enough to disinfect occassionally, I don't want to see even 1 during my stay there, only if it's outside somewhere. kitchen non existent. Street food or restaurant food ain't healthy enough for someone working out and keeping in shape to eat daily. Means would cook a lot, 3 meals a day. Everyone different, but there's no accomodation for this in Cebu. in BGC decent stuff 200k, a joke. In Thailand get much cheaper, and medical cannabis. Idk. Hope things can improve in Philippines, it's not too much to do, for Europeans. Too american, all these malls and processed foods. I'd love to spend a bunch, but I need quality in return. Only culture and people holding it. Islands are nice but I am working and building business, need stay central.

      The Mayor is purposing: "In the proposed ordinance, prime areas like the Cebu IT Park and South Road Properties would bear the brunt of the RPT increase for up to 5,000 percent while other areas would get less than a 100 percent hike" I often stay at 88th Ave and will be again in 13 days... The room rates are reasonable for what you get, but everyday there's an added $12 to $15 tax which of course adds up fast after a couple nights stay. 🫤

      Price range for studios in IT Park will vary by building and how well it is furnished...but studio 15-20+, 1 bedroom 25-35K, 2 bedroom 35K+. Not absolute but that gives you some idea.

    If you're going to do a review and show condos, then add the prices. Don't link a phone number or link to someone else. You're vlog. Take you 5 minutes more to add prices. This video was a waste of my time.

      This guy manages 16 condos with options for both long and short term. He never got back to me with prices so I removed his contact info. The uses facebook marketplace entirely, I think.

      He has many condos for rent including short term and long term options so it would depend on time of year, high season vs low season, length of stay, etc. If I put prices up they would probably be obsolete within a few months John.
