    Just paid $500k for a 5th floor 2 bedroom unit at Mandani Bay in Mandaue, Cebu City. I will be living in the 3rd building as soon as it is ready for occupancy, within the year, I was told. Perfect space for a single man. I will use the 2nd bedroom as a home gym/ office. No dogs, no roosters, very low traffic noise. I would have passed on it, but the 5th floor location convinced me to get it. Balconies in the master bedroom and living room. Nice view of the sea, great amenities. The maintenance fee is less than half of what I pay on my condo in Gainesville, FL. I snowbird here with my uncle and his wife. Will go back to Florida, then come back when condo is available to move in.

    I think the reason for the cameras is when the owner is away, the cameras keep an eye on the maid, nanny and/or the babysitter. Here in the U.S. those are called "nanny cams." Many American homes with families now have nanny cams throughout the house. Some are out in the open, like this condo has, and in others people have them hidden.
    And a lot of homes have cameras inside as a deterrent against burglaries and home invasion.
    If I went somewhere with the missus and we were leaving our children in the care of a nanny or baby sitter, I would most definitely have cameras throughout the house.

    Thanks Rod, great size as you said compared to all the "newer" units all over.. The kitchen and cabinets quite large extensive.. Very nice living family area room, etc... Its actually maybe too large "for me, single " just 1 br 1 ba be nice.with everything else that size. thanks again for the tour

    Cool rod ...yep older building but more space,..i have found in my year in Cebu Metro Airbnb stays.....the one I'm staying now in L2 is a older one with two pools ...

    definitley more room that the typical Cebu condos that are claustrophobic small. All to many people however keep comparing the rent to what is paid back home, but they don't realize that the rental rates might seem low comparatively, but they are actually too high for Cebu. So as long as you have people willing to fork over 60k per month the owners will keep asking those rates or higher.
    Also many are commenting on the cameras. I will go out on a limb and say they are meant for when the place has no renter to keep an eye on their condo to ensure no one is in there.

      I would say that Sedona Park is a step above most properties in maintenance which is one big plus Kevin. This price range, 705/sq meter, is less than many higher end units. The cameras are not online but I would definitely cover them for my own privacy as I think the video could be accessed at some point.

      I would cover or disconnect the cameras. A camera in the hallway in front of the door would be ok.

    Good video Rod. They do look nicer than the new ones half that size. Sorry you had to sell your bike, now I guess you will be on rentals? That is if your shoulder is healed up now. I do love my cars. I have now bought a lightly used car for every family residence because I can't stand seeing an entire family on a motorcycle without all even having helmets. I have noticed that Personal Mobility has led to Upward mobility because they have been able to get better jobs.
    My brother in law recently had a motorcycle accident but he will be okay but banged up. My wife's Father fell asleep driving the family Innova and hit a large mango tree and we replaced it with a new Innova because we were in the position to do so and I couldn't buy a car like that in the USA for less than $60,000 and it only cost $24k (@60P to $1) including 1 year comprehensive insurance. I just couldn't justify P2.3M for a Grandia Van as we have enough of a fleet to take 30 people to the beach or visit the ancestors graves. I hope you are doing well and take care Rod.

And, if you did, what is your appraisal opinion of that vehicle, as we are seriously considering buying a new 2.8 Litre, 4x4 Fortuner, when we return to our home on Cebu, towards the end of next year?       @@daddybob6096 It's a great vehicle. The new 4X4 Fortuner should come with a locking rear differential, I would make certain it does because it could be a choice for 2024-2025 year model and it would cost more to add one later than to buy one that already had the locking rear differential to begin with, plus preserve your warranty. The miser in me wouldn't let me buy a new Fortuner although I value seeing farther ahead that the height advantage gives. All cars have too much electronics and bells and whistles on them for me but I haven't heard anyone complaining about the electric doodads on a Toyota. I asked my wife about a month ago if she would trade her 2014 Fortuner for a new one and she got really excited for a minute then she said No, because her 2014 is smaller and easier to park. I told her truthfully that the new one would get double the fuel mileage and her face frowned a little bit and she still said No. We have a 2023 Hilux (24k USD) and a 2024 Innova (23.75k USD). I would say parking in cities is probably the only downside to a new Fortuner.

      Thanks Robert. The shoulder has a long way to go and probably is not going to heal properly. I might go to the USA next year to see if they will replace it. They will not do it here the surgeon told me.

    Nice condos but a bit pricey for me. You could rent something similar in many metro areas here for close to that price.

      This building is about 30 years old also John and many of the units could use a major remodel job.
      I hated to see the bike go John but I am not a mechanic and the kid who sideswiped me did a pretty good number on the front forks. Nothing I wanted to mess with. An American bought it and had his wife's family pick it up. I think they finally found parts but not sure how the repair is going.

      Prices have risen rapidly in the last 11 years but they may be overbuilding. This unit is about 705 pesos/sq meter rental.
