      Hi @Evenstar213, thanks for watching and dropping this comment! New construction is more often than not condo buildings or townhome communities when it comes to volume of units. Single family new construction is typically a knockdown and rebuild in an existing neighborhood. Both sell at a premium price. Your best bet would be to build on your own. If that is what you are thinking we should connect. I have a company that I partner with that manages full scale service including lot purchase, design, and construction.

      @@thefuture4266 The struggle is real for moderate income buyers! It virtually necessitates a strategy of targeting fixer upper’s. But even in those instances you may have to compete with investors bringing cash depending on location.

      @@newjerseylivinggroup so that was click bate? Not good cause it caused me to tune out real quick hearing that! I’m in the markets flipping house in NJ over 500 since 2003 I know for a fact NJ supply is tight

      @@brigadiergeneral2399 The episode posed the question of whether the NJ market is following national trends of lower prices and a slow down of the pace of the market. Our overall sales are in fact down, but that is because of low inventory. Demand remains high so prices continue to rise. No click bait at all, just a dive into the nuances of the NJ market.

      I see tons of price drops and homes sitting for weeks right now in NJ.

      @@riaforza6904 Thanks for the comment! We are in fact seeing more price drops where sellers have been very ambitious with their pricing. Those tend to coincide with sitting on the market for 30+ days with no activity. With that said, turnkey properties in most locations are still going under contract with 2 weeks of being on the market.
