I don't like taking a loan to purchase mobile homes. I tried it once, and it worked, but it wasn't worth it, financially. So we haven't done it since. But I buy with cash, repair, then rent for long-term cash flow.
Hi Steve. I am with you on this one. However, over the years I've definitely changed my attitude a bit and do realize that there is very smart debt versus very silly debt. Also, I have seen credit cards, signature loans, and other very small family loans start a mobile home investors career. These loans are a slippery slope and should be paid back immediately. However when things are done correctly and safely it can make sense to borrow money strategically. Thanks again for commenting. Thanks for reaching out and connecting. Good question! You may think there would be more. Each of our mobile homes typically generates us about $300-$550 per month in passive cash flow. However I believe Brandon's was a bit lower in his rural area at around $250 per unit. With eight units that is roughly $2000 coming in per month. Not to mention if you have any debt service from owner financing that you have done along the way to get into the homes with less money out-of-pocket. Hope this helps and makes some sense now. We are also paying more for other homes in these same states. Keep in mind that these opportunities will not be given to you, they are not simply on a tree for you to grab. These opportunities must be created with hard work and consistency. I have a feeling that most people reading this comment will be rolling their eyes. That is why they will also not be getting these deals. However with hard work these opportunities can be found by people not valuing their properties. Hope this helps and makes some sense.
Hi Ness. Thank you for reaching out and connecting. You're certainly in a big state with hundreds and hundreds of mobile home parks scattered around. You also have a lot of rural areas with mobile homes attached to private land too. Before spending a great deal of money advertising and marketing to mobile home parks and mobile home sellers, begin reaching out to some of the community managers locally, and not so locally. There are certainly many other ways to advertise for attracting sellers and finding them as well both online and off-line. I would encourage you to spend more time in the beginning reaching out to managers rather than spending a bunch of money advertising some other ways. This is a very vague answer however I hope it makes sense and helps. Hope this helps and point you in the right direction.

Another really good video. Wonder how to find locations across the country where I could buy MHomes for 1k in decent shape. Not seeing anything like that in California.
They are definitely fewer and far between in California. However the goal is not to purchase as cheap as possible, the goal is to purchase or get under contract a home that is significantly undervalued based on the home, demand, location, time of the year, etc. if you do not have the money you may partner with others or perhaps even wholesale if possible. With that said there are some areas of your state that are inland both north and south where parks and sellers are selling homes, or trying to sell mobile homes for $500. However you would not want these homes as they are in drug ridden parks with awful management. However just down the road there can be more beautiful parks and homes that would resell for much more. That was a bit of a vague answer however I hope that it helps some. You can also advertise around the country online or off-line and then partner with local investors in that area or invest remotely without the help of a local investor. Keep in touch moving forward.
Mostly how are yall getting these deals of 2k? 1.5k? 1k? All I can find around is like 30k plus in some of the most drug ridden sketchy places. Or like one for 15, looks like the roof is caving in. Or like a decent one going for 150? Like wth .

Sometimes people make comments insinuating that these deals are fake or can only be created in one or two areas of the country. Around the country we are purchasing homes for under $10,000, that includes in every state that we are investing in from the East Coast to the West Coast. However in many markets, like mine and probably like yours, most of the mobile homes being advertised online and off-line are going for at least $20,000 minimum, and that is assuming you can find them even at that price. We are creating these opportunities directly with the owner-occupants most of the times. Sometimes we are purchasing directly from park managers/owners. However most of the times these opportunities are finding us before they go online and/or before the sellers start marketing to the masses. Keep in mind that there are sellers around you in various degrees of hardship. Once they realize that they need to sell, or that they are in trouble, they are going to advertise and one person or one company is going to see this property/seller first. It is your goal to be that company that attracts and finds the sellers first. These are the deals we are buying many of the times. These are the sellers we are helping. But if it needs any work from that point your profits lost from depreciation, so I greatly like the method you're using. You have a nice interwebs model to help scout and procure peoples attention. Would you recommend starting out getting a hold of lot managers in my area? I don't plan on being a wide span home owner, mostly just city wide, as I know my city pretty well. I don't mind doing hard work and getting dirty, but the price has to be right. You're method Is pretty much the only way to get appreciation in my opinion in this space.

Where in IL is he finding these mobile homes under 2k? All the mobile homes I find are over 60k.
