    Enjoyed the interview! Lots of growing pains to experience, but well worth the investment (if done right). I'm a Realtor turned Handyman... yep, I did it for 22yrs and even managed two MH parks. Eleven of those 22yrs I helped on rehab projects. So as to handymen... "you get what you pay for". Cheap isn't always good. Handymen are self-employed skilled tradesmen, with good quality tools to do the work. Some charge by the hour, others by the job. Most will have a minimum charge 2hrs. Some are licensed or certified in a trade like HVAC, plumbing or electrical. Before hiring a handyman, ask them what their skill set is, if they're licensed in any of them, if they have power tools, ladders, a compressor, do they work alone or have a helper, do they have referrals, etc. Interview them like you would a real estate agent, ask them for a time frame to complete the job. A savvy investor is a successful investor!

      Hi Eva! Thanks for reaching out and connecting. Patricia is located in the central Florida market. In your market there absolutely are motivated sellers that need to sell quickly and if not yet their homes online or for sale on the market. These are the home sellers you want to focus on. Within a 50 mile radius of you likely have access to over 1000 mobile home parks. Some of these are just seniors and some of them are all families. However, to be sure there are definitely a lot of folks struggling, behind on payments, not even living in the state, or having title problems that need or want to sell. It is important that they know who you are and how you can help them. I hope this helps and make some sense.     Hey john I’m thinking of purchasing a Mh but it has a lien from about 25 years ago the seller said to their knowledge they paid it off many years ago . How do I go about getting this lien removed? Thanks love your vids!

      Hi Mario. Thanks for reaching out and connecting. My apologies for the delay in this comment reply. By now I assume that you have already moved forward and solved your question. However I would still like to answer it for you and the folks reading this thread. The answer will depend a bit on your state, however there is definitely a way to move forward successfully. You are not the first one to be in this situation and unfortunately you will not be the last. Like a detective you and the seller will have to track down the lien information. If this was 25 years ago then the debt may have been sold time and time again to multiple banks. However calling these banks one by one with the last known is the right place to start. However, depending on your state there may be a way to file for a bonded title or send a certain form via a certified letter to the lender assuming that they have went out of business. However this really does depend on your state. Since I'm unsure about what state you are investing in I would encourage you to contact your state's title transferring department to explain the situation in detail to them and they should be able to point you in the quickest and safest direction moving forward.       Thanks for reaching out and commenting, Michael. That is correct. There are definitely deals like this happening in every state around the country. The thing is zero people will know about them, except for the park manager/owner and the actual buyer/investor getting the deals. Everyone else thinks that these deals simply do not exist. There's definitely a lot more I can say however I hope that this makes sense, which I'm sure that it probably does.
