Great video. With the exception of Taylor Morrison , I'm disappointed in the builders in central park. The quality is lacking. Possibly interested in the Town Houses. Of course PGA and Astor Creek are amazing.
Port St. Lucie is so crowded it’s maddening to drive through. And it’s getting worse by the day.
Its happening everywhere in South Florida, sadly Port St Lucie is not immune to this growth. But honestly its not that bad in Port St Lucie compared to farther south near Boca, Fort Lauderdale etc. I hate driving back to Fort Lauderdale, Ill take Port St Lucie traffic any day of the week.

You are welcome. No location is perfect . Taxes are slightly higher in Port St Lucie but home prices are more affordable and homeowners insurance is much lower than many other areas when compared to Palm Beach, Fort Lauderdale etc.

Your welcome. Actually I was told that Lennar CDD fee was just over $3,000 a year . New sales agent so I’m not sure if he has the wrong info.
Please do a video on oak ridge ranches which will be west of central park . Super interested. It's going to be similar to The Farms off citrus. Owned by Kolter. 7-9k homes coming but when...idk

Great video but I feel the HOA is to high for what you get I will rent in the area but will not buy in Central Park
Actually the Hoa is the lowest in the area. The negative is the high yearly CDD fees . Thanks for leaving a comment
Do they have any townhomes for sale that are available for purchase by investors?

I was there last weekend. Loved the area. However I was interested in the in the Ryan villas for the price and the type if house now that I am retired and do not want to deal with backyard or mowing or stairs. Would it be worth? I’ve read bad comments but their villas are selling quick
@@celiak4569 I’m not a fan of the high yearly $$ cdd fees in Central Park. They sell you on the low Hoa and amenities . I think it will be an overall great neighborhood but paying $2600 per year for the cdd fees are insane
@@davesellsparadise thanks for the reply. They gave me different numbers, like 1800 for cdd and 117 for hoa. Not sure they are lying. Also insurance for 1600. I am still on the fence. I live in Miramar, close to Miami and own a 2 story townhouse which is now a pain specially for my husband. Can’t afford anything down here but it us doable up there though the distance. I have a virtual mtg with them tomorrow. If I decide to go ahead with them I will contact you to represent me
@@celiak4569 Yes, you are accurate. $117.00 for the Villas for the monthly hoa, $1,829.99 per year for CDD fee, I spoke to soon, I was giving numbers for the single family homes that are closer to $2600.00 per year etc. I am originally from South Florida, I grew up in the Sunrise, Plantation, Davie area most of my life and moved up here 4 years ago. I am closing on a home this week two minutes from Central Park. I bought in a Non Hoa Scattered Lot area since I will have my boat on the property. Just let them know you do have a realtor you want to use but they may or may not try to convince you don't one etc. If you signed any paperwork with them sadly I am unlikely able to assist you if you buy from the builder etc. Just let me know and Id be happy to assist in anyway I can for both of you.
I wish Central Park selected higher end builders. Its such a great area but the builders, Ryan, Lennar, are so banal.
My biggest complaint is that impact windows are not standard or included with most of the builders in Central Park. I visited Lennar the other day and I believe they include Impact Windows in their homes
Don't buy these homes. The homes were built during the pandemic very cheap in my opinion

I thought they were new homes being built this year, 2025, or last year, 2024.
