Thinking about moving to Port St. LUCIE from the North Myrtle Beach area. We have friends in West Palm but prices are a lot higher down there. So we were thinking port st Lucie. We moved to The Myrtle Beach area and we hate it. Too many people and no supporting infrastructure. Are there decent restaurants in the area? My wife doesn't cook very often and we go out a lot. I need to come down there and take a look at the area.
Port St. Lucie is so crowded it’s maddening to drive through. And it’s getting worse by the day.
Its happening everywhere in South Florida, sadly Port St Lucie is not immune to this growth. But honestly its not that bad in Port St Lucie compared to farther south near Boca, Fort Lauderdale etc. I hate driving back to Fort Lauderdale, Ill take Port St Lucie traffic any day of the week.

@@kevinbecker5203 figuring out your savings on portability is a case by case basis, there’s no way to really easily explain that in a video, feel free to email me at info@davidjrogers.com and send me the address of your current property and I can help you figure out a rough estimate of what your portability portion could be
Great video. Also the CDD is high in Central Park, BUT the HOAs are very low. Like 45-100 month, but most of the communities don't provide lawn care, etc... at the end of the day ...it all just too high High taxes, high interest rates, high home costs...if just one of those things changed, I'd pull the trigger... and preferably the cost of the home...
I’m not a fan of super high cdd fees. Central Park is the second highest in all of Port St Lucie. I’d rather pay higher Hoa fees and get something in exchange like internet, lawn care etc . Thanks for Commenting
I love where you’re going with this but remember Florida has portability baked within the tax code so the person that bought for 940k isn’t really paying 940k in taxes if they had a portability factor within the state from the previous home to the one in Central Park
Thanks for your comment , I think you missed in my video that I said those taxes were lower than normal on that home in particular. It had nothing to do with the Central Park community . No homes sell in the $900k range in Central Park. Portability Taxes and calculating these figures were not determine on any of the homes in the video since I couldn’t find information if a home actually had it while I was filming the video . This was just to give the viewers a glimpse at what others are paying after the home reassessed the next year after buying a home . Thanks again for taking the time to comment it’s appreciated 😁

@@kavithareddy8102 the most recent sales in the Rolling Hills condominiums for a two bedroom two bath are close to $230,000 currently of course these prices can vary depending on which building it’s located in and if it’s on a top floor versus a first floor

I really enjoyed this style of videos. The modern homes are ultra modern & all seem to be grey and a bit dismal in color but they make up for it with the hurricane impact amenities. But I do love an older home with character

I hope you prepare new owners for an eye-popping property tax bill. The mileage rate in PSL is about $26.00 per thousand of taxable value. Let’s not forget the non-advalorem assessments. That value is based on prior year sales. Most assuredly it won’t be “about 2% of the purchase price.
I prepare my clients, but your figures are a little high unless you are paying crazy high cdd fees somewhere . I have numerous clients who bought and are now homesteaded and they are not paying anywhere near this amount . I’m Yeah one of a few agents that give people accurate information on property taxes but yes, property taxes are higher here than other areas and the CDD fees do add to the cost. I am working on another video strictly for different communities in Tradition to show what others are paying in yearly property taxes and what prices the homes were purchased for. Florida no longer a place for retirement. The percentage of the senior population who are able to afford the increase of mortgage rates, increase HOA'S, increase of home insurance and hurricane insurance. Increasing car insurance and now CDD fees, are very SMALL. 😢

You neglect to describe what a CDD is. What is a Community Development District? What are people paying for? I am a director on a CDD and I’m amazed you share the costs but neglect to describe what the fees are for to potential buyers. Why do some have no CDD fees?

Do you know the rationale for the post office requiring a central mailbox center for the Tradition communities?
@@frankho99 not sure exactly except the Postal Service said it’s quicker for the mail personal to deliver mail to central mailboxes than each home etc .

Great original video, I liked the edit as well. You won a subscriber. I noticed even though roads are 3 lanes, traffic still moves a bit slow going to the beach. With all the new houses and new people are coming in I feel like traffic will be worse in the near future.

I live in pga so I'm not looking to buy. But since I have a very young child, it's nice to see what it's looking like out there. Also when we were looking to buy this style eouldve been great to see the area. It's one of my biggest factors in making a decision. You explained everything very well. ...all of this was defunct orange groves when we moved to PSL (off Becker east of 95, in December 2008) and there was NO access from 95 until about 2010 when Becker cut through...it was absolutely desolate until about 5 or 6 years ago...Thank God I don't live in an HOA......those 'cottages' reminded me of the POW huts in the Great Escape when they were first being built a year or so ago...
Most of the land has been used for cattle grazing for the last 20ish years. Becker Rd has been pushed through to Range Line. I don’t know if it’s done yet.

@@user-tb7dp5zo2cinsurance can range anywhere from $1300 for a new home west of I-95 and easily $4,000 + depending on how close to the ocean the home is.
