Agree on all except New Farm, there is a reason everyone wants to live there, big block house withing walking distance of the CBD and best bars. Like you can literally live in a house 1 street away from Felons
New Farm is handy when you work nearby. You really don't need to use the car, and you sure don't want to do that on the weekends as you're stuck in traffic as soon as you go out the driveway. (I live off James St) I have no desire to move out of the area.

My partner 25 and myself 27 purchased our home last year in March in Tingalpa but Carina was definately on our shortlist of suburbs. I think for first home buyers this could also be a strong contender because of its proximity to the city/bayside/M1 and local parklands.

One thing to add about New Farm is traffic, it has limited roading as it's locked in by the river with road access only from the Fortitude Valley end. This goes for Newstead as well. The roads are narrow and get gridlocked at peak hours. The upside to this is you have buses, City Cats and are close to the CBD where you can cycle or walk in. But be aware of traffic!
In New Farm it is hard to get your child to a high school. Anything near New Farm Park is prone to flooding Watch out for flooding in the Sydney Street / Sargent Street area. There are too many criminal low lives on patrol in New Farm, particularly towards Fortitude Valley. . The Police are outstandingly lethargic. Many of the old houses are cramped disgusting places to live and contain asbestos. Parking can be very limited.
Brisbane has a lot going for it. The Olympics is coming in 8 years. You have the Sunshine Coast and Gold Coast - which is just within a few hours drive. Good schools and universities. Similar houses and apartments are about 50% cheaper than Sydney. Melbourne is too cold, has bad weather and property values are expensive. Perth, Darwin/NT, Tasmania, Adelaide and Cairns are too far away, tiny cities, not many high paying jobs and it's isolated. If I was a new immigrant or on a middle-class wage, Brisbane would be my No.1 choice. Trust my words as I'm an ex-Financial Planner and own properties in both Brisbane and Sydney.
The market decides the prices of a suburb. The median house in Carina is smaller, older and on a smaller block... situated near other older smaller houses on smaller blocks. Only advantage is slightly closer to Brisbane.
Red Hill and Paddington. I bought a 3.5 bedroom, 2 bathroom house on 405m2 land in Red Hill 20 years for $400K. It's worth about $1.5M today. Rent is $740 p.w. There's no train line but the most expensive suburbs in Sydney do not have access to rail. I only owe $100K on it! I hope it doubles again over the next 10 years - just when I'm about to retire.
I think Carina is probably best value suburb,it has the older house made out of hardwood and big leafy blocks with a good vibe and location to cbd.Carindale is for the JONES'S and WANG'S,hamptons style house versus nostalgic QUEENSLANDER....take your pick !
My friends have a nice home in Daisy hill. They bought for 650k in 2018. Worth at best 1mill now. We bought a smaller home in 2021 for 740k. Its probably worth 1.1mill now.
I also like Highgate Hill and Dutton Park, which are close to the green bridge to UQ and walkable to west end and southbank. With the Toowong/West End green bridge on hold indefinitely, these two suburbs are the only options for those who want to walk from their house to UQ and the West End/Southbank areas. This creates a lot of scarcity. If I had the money, this would be my top choice location.

Bought a house in Mansfiel in 2019, it literally double its price this year. But Mansfiel can’t be compared with Mount Gravatt East….. come on people…… Mansfield is better than MGE all the way and Wishart as well
I do not know where you facts from . Anything under 5km of the city as the crow flies is worth big bucks . The Grange at $1.5m is over the top and even Stafford is not even worth $900k as it is an area full of ex housing commission homes in the area. I know with the Olympics are just around the corner I expect houses to hit the big time within the 30 km radius of Brisbane City.

For a similar location and land size, Brisbane is still about half the price. Trust me as I own properties in both Sydney and Brisbane. If you're poor, don't come to Sydney!

"Landlocked by the river" doesn't make sense. Landlocked means land that is locked in by land.
