Thank u Tommy for ALL your great work, have a very Merry Christmas & Happy, Peaceful & Propertyful
New Year🥰🤗
Happy holidays! Looking forward to 2024. 🎉
Not a tavern. In Italy basements and other unfinished lower areas are called " cantina " . We think of cantinas as taverns but not in Italy
Ahhh. Thanks for clarifying! 👍
Hi Tommy. It would be really useful to know what the earthquake risk is in each of the areas you advertise properties. I know there’s information available elsewhere but it would be good to get some local insight. Many thanks for your videos which are really great. Have a wonderful Christmas!
Agree! I have not been able to find a map of seismic activity, with the actual cities overlaid on top. You have to go back and forth. I'm also researching the illegal dumping in Bussi, Abruzzo, to understand the implications on various towns, groundwater, etc.
Here’s some info and maps:
en.m.wikipedia.org/wiki/List_of_earthquakes_in_Italy#:~:text=The%20highest%20seismicity%20hazard%20in,of%20Veneto%20and%20western%20Liguria.
Thanks, I've seen these. @@traveltirement
Many thanks Tommy and other commentators. It’s something that must be factored in to any purchase decision unfortunately. Ultimately I guess it’s up to each individual to do their own research. But thanks everyone for replying.
Pineto beaches are lovely. The town is very relaxed and relaxing. Some good restaurants in town and on the beaches in the simmer. Friends live near Atri and they love it ( a holiday home)
Thanks for adding this!
This is a nice little place.
I thought so too!
Grazie da Texas come sempre. Voremmo comprare ❤
Thank you!
To answer your question, the 'A' in Italian is always pronounced "ah" (as in father).
So it's " ah BRU tso", "AH tree", etc. :-)
That's one of the things I love about the Italian language: unlike English, the vowel sounds are uncomplicated.
Thanks so much!
That place looks amazing
I think so. But maybe it’s overpriced for the location?
My first question with any cheap house/apartment is its proximity to a train station. I would love to retire in Italy, but I don't want to have to own a car. Traveling to me is the biggest perk of Italian life, so being isolated in a small town without a train connection is a non-starter.
I agree. I’d want to be a short distance from a train station.
Here’s a map of train lines in Italy:

Hi Tommy! I recognized you when scrolling thru Abruzzo posts...Don't know if f you remember me (and Ron) from Hillsborough leads group years ago. Neat to find you here. We are interested in either Italy or France so always checking different posts on TH-cam. We have been in Myrtle Beach for the last 12 years. Good luck to your channel. We'll be back!
Great to hear from you Joi!
Of course I remember you and Ron.
I’m still holding down the fort in Hillsborough.
Im thinking its a alittle over priced . Is there parking ? If so how far ? Those are reasons I think not sold yet .
Yeah you might be right. I didn’t think about the parking issue.
Clearly nothing real close.
Happy Holidays 🌲🎅🤶🌲THANK YOU 🎉 Nice property excellent renovation 😂
Same to you! Thanks for watching. 🥹😁
We liked so much your video that we decided to go and visite. And it is amazing!!
Thank you!
Cool! How did you like the town?
@@traveltirement The city the city has a local life. people are kind and helpful. It's not a dormitory town. I was enchanted
@@juliac389 Thanks for giving me the update!
Great property! Have a Blessed & Merry Christmas 🙏🎄🎅! Thanks for all the great information you've shared this year. Looking forward to 2024 🍾! ❤
Thank you! I can’t wait to get going in 2024. 😁
Because 140k euros for Atri is a bit pricey. You get those prices directly on the coast in Abruzzo, but average prices drop substantially as you move towards the interior
Thanks for adding this. As a foreigner, I just know it's super cheap compared to our prices in the US!
@@traveltirement yes, and it could be above average because of the renovation costs paid by the owner, but still a good deal for the condition of the house, size, location, not having to deal with the reno etc
Beautiful property!
I though so too! Thanks for watcing.
Marry Christmas 🎄!!! Have a great weekend
Thank you! You too!
Great home. I wonder if it is in the seismic area?
I don’t think so but not 100% sure. 🤷♂️
Unfortunately these areas of Italy struggle to encourage industry and employment, Italy’s stagnant economy is hard to see a future for young families. These homes are relatively cheap for foreigners but locally they are cheap for a reason and that has all to do with local employment.
Yep. Employment drives most economical trends. Thanks for adding this!
I’m interested in. This property I’ll be there in eight days
The listing info is in the description of the video. I am not the agent. Best of luck!
‘A’ is pronounced ‘ah ‘.
Thanks for the clarification!
@@traveltirement I’m a fan!
Hi Tommy Can you talk more about how to be able to own homes there , but not become a tax resident ?
Anyone can buy property. No need to be a resident or citizen.
Depending on how long you want to stay, you’ll have to apply for a long-stay visa.
just found you and will be watching you until i find a cheap home in Italy. i do have a question that is not related to this video but i did want to know if you know if posta fibreno, frosinone, lazio is included in the the 7% tax scheme? There is a town in Lazio named Posta. I guess it isn't the same. These names are foreign to me. Sorry to be so not smart, I've just started this. Once again, love you and your work.
It's not from what I can see. Posta and Posta Fibreno are different towns about 1:45 min apart.
Thanks for asking!
It’s easy to fall in love with pictures, but can you live there. Places without good public transport are always a red flag for me especially if they are smaller towns or villages. Good vid.
Thanks for watching!
I’ve not been to Atri, but many of these towns have decent bus service.
It may look like they have decent bus service, but when you drill down (or try to use it as I have), you will find that a bus stop doesn't necessarily mean good transport. There are often buses that run according to the school schedule, so maybe one in the morning and one in the afternoon. Many don't run on weekends, some run better one way, but coming back takes several changes and additional hours. Abruzzo is beautiful but tough for public transportation, except for the big towns. Realtors and locals will tell you that you should rent a car. @@traveltirement
I think there’s no car access. Many of these old town Centre places aren’t car friendly
That’s true. I did not see anything about parking. Thanks for watching!
Do you have a chart with the places that offer the 7% that you can share?
There are 8 regions. The town or village must have under 20k population.
• Abruzzo
• Molise
• Puglia
• Basilicata
• Campania
• Calabria
• Sicily
• Sardinia
There’s a database where you can look up a town.
It's a nice place, but I think it's over priced. My place there is 160m2 and was listed for 14k euro. Sure my place needs some cosmetic works, but we're talking maybe 20k tops if I went crazy with it.
It’s good to know there are amazing deals like that!
What area/town did you get your place? $20k tops will be work you'll do yourself plus materials, or is that $20k for contractors/architect/geometra/labor/materials?
Are you located in Europe or the US?
I’m in the US, I just love learning and researching homes and retirement in Italy (and France).
It's basically a flat... That's why
Thanks for watching!
The 'A' is always pronounced "ah" in Italian, so ATRI is pronounced AH-TREE (Roll the r, so A-Trrrree)
Thank you Linda. Still working on my pronunciations!
No real views or outdoor space is my guess why it has not sold
That could be it. I still live the look of the renovation.
Thanks for watching!
It's overpriced for the area. It's a pretty town but you have to rent a car every time you go. Public transport is really, really poor here. I know. But you can rent a car in Pescara if you want. My friend lives there, she has to drive to a grocery store when she shops. Something to think about.
E bikes,?
Thanks for this info!
Just such a nice looking property.
There is an e-bike rental in Pescara, and a beautiful bike path that runs down the coast, so it's a possibility. @@RockyFretz
So how much is it?
The property in the video is €140,000.
'A" is always pronounced "AH" in la linga Italiana. Prego.
Thank you!🙏
Americans have to pay taxes, and Italy will tax your Social Security and pension (military) too?
You pay taxes in Italy and get a credit for those taxes on your US return.
So there’s no double taxation.
@@traveltirement Thank you. I got the impression you paid both from the complaints I heard of why there weren't more Americans working in China.
