    Thanks, I have never tried to do google ads. A friend has, said she would help me, but honestly I think I can do this myself. 34 years in the biz, hard to learn all the new things/. I am dumping stuff out of my brain to learn new things. Brain computer only has so many TB.

    Great video… I really appreciated the way you laid out the metrics In the beginning.. I have been wanting to do ppc For a long time but all I’ve done is waste my money. I feel like you’re on target with your 1000 clicks translating into about 40 leads translate into one closing…. Knowing that upfront you can start to put some parameters around what you’re going to spend.

    Hello Kyle! I loved the video, very educational. Redo all your steps. I left my campaign running this weekend, a total of 4 days for now. I've gotten 35 clicks so far but no sign-ups on my website. Do you think it's still too early for me to evaluate the results? I was expecting at least a few subscribers. Thank you!

      Awesome! I would say that it is still to early to tell in that situation. I like to get around 5000 impressions (not clicks) of my ad before making any judgement calls on how its doing. It takes a while for the algorithm to get things 100% setup as well.

    Hi, is conversion as setup in your tutorial same as lead. I did everything the same and recorded 24 conversion within 1 hour but if they are leads then they not showing up in kvcore CRM through the Squeeze page.

    Hey Kyle great video and very informative! I’ll use this to create all my ad campaigns. One question. When you say $250K in GCI from ad clicks, you mean directly from these ad clicks or this includes referrals from these leads also?

      Just from the original ad clicks. I track repeat or referral business after the original as a referral or sphere deal.

    Great content! Question: How do I I rotate different cities in my campaign? I am running 3 cities and would like to say run each city on a 3 day loop, then rotate to next city and so forth

      Call within 5 minutes. Text follow-up immediately there after. Typically, 3-5 more calls within the next 7 days until I've reached them. Educational video drip campaign to indoctrinate them with you and the buying process (assuming buyer lead). Then they hit my general broadcast email list for long-term follow up. I'll also call once per quarter after the initial week.

    1%. Great content! I do have a question if you have time. Im currently with Keller Williams and i notice they keep their ads on beginner mode essentially.. Is there any way around this? I want google ads to be my main form of generation, i use it for my towing company so i know the power. Any suggestions? Thanks.

      I'm not sure how KW ads work or what beginner mode is. You can create your own Google Ad account for your RE business and not be limited by anything your brokerage does.

      Thanks Promi! Yes, you can run Google PPC ads w/o a landing page or website but you’ll need someway to convert the traffic.

      I typically run my listing ads on facebook. They are more timely than Google PPC.

    Great Video - Very helpful. Do you find that you get similar conversion rates / cost per conversion when running leads to attract home sellers (using a home value landing page or similar call to action)?

      No. Home seller valuation landing pages convert terribly today. They used to work 5+ years ago. Best bet is to offer a customized market analysis via a 30-minute Zoom call with no obligation.

    Question. I know that technically Real Estate agents are commonly considered entrepreneurs, if they’re solo… But in general, do you believe that the majority of agents consider themselves “Small business owners” or “entrepreneurs?” Trying to find a clever way to address them in ads that don’t allow usage of the words “Real Estate” Thanks!

    Any chance for a new and updated video with the New GA4? With the update, Google Analytics is way more technical. Cant seem to find a solution.

      I may eventually do a GA4 update but as of right now, I run both UA and GA4 on all my sites and still primarily (98% of the time) look at UA. Just not a fan of GA4 yet. However, I add the code for in the future when I want to pay closer attention to GA4.

    does KvCore offers google advertising from within their software? or does a realtor has to do a seperate campaign on google? I am a new agent (not a broker, team or enterprise) and i am not sure if KV core is worth investing in since i will have to invest in google campaigns as well? hoping you can answer this

      You would still need to pay for advertising campaigns. kvCORE can setup and manage the campaign for you for 10% of your spend. So say your budget is $500. $50 is mgmt and $450 goes directly to the ads. This is about as cheap as you'll find it but you have to have kvCORE for them to do that for you.

      You can make kvCORE have SEO value. Just need to post helpful keyword rich content. I choose to build my own site on wordpress .

      Yes and no. If you can only respond in short windows throughout the day, you'll want to time your ads to run only when you're able to respond immediately. Either that or hire an ISA to respond to leads immediately when you aren't available and run your ads all the time.

      It’s a drip campaign that is comprised of emails, text messages, and tasks that you can assign to contacts within your database.
