Hey Pete, I have a chance to buy a condo on Panglao island Bohol near but not on Bohol beach. It is 130 sq meters with a pool. It is owned by an expat who says he is not gonna return after pandemic. I obviously can't go look at it as I am in the States, but it sounds like a heck of a deal. There are only 5 condos in the whole complex and he wants 5 million... I've seen pics and it looks awesome. He wants an answer soon or he is gonna put it on the market. Can I go wrong....what should I do before making an offer? It would be a cash deal. He and his wife live in Texas now.
How do you evaluate these properties??? I mean how do you arrive at a certain price that you'd be willing to pay for a certain a property knowing that you are not overpaying??

Personally in Cebu, I would not pay over 100k php per sqm at this point in time. 200k php per sqm is ridiculously high during pandemic. Sounds like a developer price for a brand new high end building, I am sure its nice but too expensive for me.
