Don't question your gut feelings about a house. Those feelings are normally "RED FLAGS" of a warning that something is wrong. Just a little advice from a retired Mortgage Broker/Realtor. Too bad that blue house was so icky smelling. It was actually very pretty, in my opinion. This group as a whole was definitely a step up from the last group of houses. I know you two will find the perfect place for you!

Houses in our area are only staying on the market for days... I have a friend who has been looking for eight months now, with very specific myst-haves (4 bedrooms, 2 bath, at least two acres). It's crazy. I would have walked right out of the smoke smell house, too!
The realtor had to present the offer. They must present all offers (the law). They can give you a feeling about the number, but ultimately the owner has the final say. As you’ve experienced owners can be cray-cray. Cheers from FL😺 Hugs to Ruthie🫂

You put an addendum in with your offer that the house must appraise for the asking price or you adjust the price accordingly. And, why on earth would you pay more for a home than it's worth?! No one will walk into a new home with negative equity?! You guys are very smart!! Hang in there. Your home is out there. 😊❤
People pay more than the value a lot more often then you’d think when they believe there will be a bidding war.

I blame the realtor who represents the homeowners for not telling them, and then making sure, their houses are presentable to prospective buyers. My realtor has always told us how we can better our chances of selling and at top dollar. Just keeping the house neat and not cluttered takes absolutely no money to do. I don’t think these home owners care whether they sell or not. It also tells me that if a house is that messy it probably didn’t have basic maintenance kept up, which causes you problems down the road.

Hi y’all, I remember house hunting and it amazed me on how many homes stunk. I know it’s hard for owners to notice since they are probably immune to it but their realtor should tell them etc. crazy how they played the price over game , lowered it but not the bottom price and kept coming in lower but still way over appraisal. I doubt they would be able to come up with 50k to pay upfront if they were buying and , who wants to pay that much over appraisal?? And then insurance might not cover full amount if there is a loss. Peps are looney.m🥰

28:51 sounds like it’s the owners have their price and they aren’t telling their realtor or listening to their realtor. They seem to want to see as many offers as they can to get the most money and it will probably be the case that when they really need to sell they’ll meet the person with the highest offer.
That’s what it is but we are pretty sure that we are the only offer they’ve gotten

They don't seem to be in a hurry to sell so that may be why they are asking for more. Prices are just going to continue to go up.
Prices are dropping right now from what we’ve been seeing. A lot of houses are dropping their asking because people aren’t buying them.
Why do people show houses that have not been tidied up the one that the woman was there I would have been ashamed to show it and the House that was smelling why didn't someone open the window poor you when the right house comes along everything will fall into place ❤

That one the layout wouldn’t have worked for what we are trying to do unfortunately. A lot of these houses don’t put house layouts in the pictures so it makes it hard to tell before we get there.

Househunting is insane. You see the outside of a house and it’s beautiful and then you go inside and it’s like WTF how is this set up like this makes no sense and then they’re asking crazy prices.
They really are asking way too much!
