    The GDV should be a whopping £230,000.

    You keep getting mixed up with revenue and profit. £30k revenue might be achievable, but by the time you take out OTA fees (c.16%), Management fees (c.20%), cleaning fees (c.£100 per changeover), utilities (c.£5k p.a.) and then Council Tax at double or triple rate because it's an SA in Wales until you hit 182 nights occupied / 252 advertised, and then mortgage costs once you've pulled the money back out (which you won't be able to offset mortgage interest costs against income for tax from Apr '25) , then you'll be lucky to break-even. Also, hot tubs are a nightmare complying with HSG282. I've got 3 holiday lets in Wales (centre of Cardiff), and it's only because I'm very hands-on doing all the management, cleaning, maintenance, etc myself that I'm able to turn a profit.
