Any unmarried couples can live in a hotel and home stay thats legal in India. You can mention that you only allow married couples and unmarried aren't allowed in the listing itself.

Well just Do an RND on locations based properties , See how many reviews they have got both on Bookings.com and Airbnb , make an average assumtion out of it. There are a few tools out there for market research too but for that you would need to research more yourself. I can only share the over all info.

You always have to keep a care taker . You simply cannot leave the property in auto pilot mode. You would apply the same rule like any one else.

You will have to furnish the flat. No one would live in an empty flat. Partner up with air bnb
