Pv is a good place to invest because the location is growing and the government is stable. I have been watching the PV marketplace for a long time. What I am seeing now is a more accessible location price-wise south of PV in the Hutucho location. Personally, I see Hutucho grabbing a lot of future business from the PV location simply because the location is cheaper to buy and the quality is exceptional value for the dollar.

What I wonder about is how many Canadians and Americans took advantage of the low interest rates and borrowed against their houses in Canada and the US so they could have cash to buy their property in Mexico? Now, with those mortgages up for renewal soon, what will homeowners do if they are one of those that bought their PV vacation homes this way? It would be interesting to know that statistic?
Great question Kate, and that’s why I said in the video- unless these buyers over extended themselves back home. It will be interesting to see what happens in 2024 since FED announcement about rate cuts. Great topic for another video 😉

We had some real estate agents reach out to us, looking for contacts. They want to do business in the Yucatán. Property is way cheaper. Progreso, Chelem, Chicxulub Merida area. The gulf of Mexico had a lot to offer if you can take the heat. 😂❤

One more point I would like to mention is the issue with condo projects being held up by the Mexican government (not just PV). This could really put stress on the preconstruction market......as many projects are still on hold. Keep the videos coming.
Be careful. Now that the peso is strong - things are beginning to be priced in pesos as opposed to USD. Biggest risk is pre construction risk. Don't take it if you can't afford to lose it. I did a 90% down for 24 months and it worked out, but I also see three (3) high rises in Zona Romantica that started sooner and are stalled in construction for what I am hoping, for the sake of buyers, lack of permits. If resources are limited, definitely buy existing real estate that you can see and feel. Realistically, these properties are also better value per square meter...
Everyone who is considering buying here, especially pre-sale has to do a lot of research and work with people who understand exactly what to look for in pre-construction sales. There is a specific reason why some pre-sales are not building at the moment - I will be covering it in my LIVE master class.
You look great Elena. Well let me tell about real state prices in PV. I was down las conchas chinas,boca de tomatlan,juntas y los veranos and Tuitos. Other side of PV. Marina v.Tepic,ixtapa,San Sebastián,sayulita,San pancho and so on..Prices are very high, even land or houses.

I talk a lot local people who own houses or land ,they dont want sale at low price. The way market is going,it's going higher. You should go south, it's cheaper and nicer there too.

I got mine pice of land 20k 5 years ago 2 years ago it was40k now is 70k and is just the land 10 meters x 20
