  • There are many different styles of Pattaya Condos, we look at two very different options today. One sits literally right on the beach, it's a low rise with perhaps the longest continuous pool in all of Pattaya. The other is in a stately older building but there are benefits to that which I will explain.

    I've spent some time in India, and for me the standout thing about the country is the food. Being a Brit, I thought I knew a thing or two about Indian cuisine but when I first went to Delhi the food just blew my mind! I've never experienced anything before or since. It's at times exhausting right enough, but I recommend to anyone to visit India at least once in their lifetime.

    These older condos can be gorgeous. The floors, the decorations, pools, views.... As for that India trip, go for it if you can.

    You hit the nail on the head regarding older buildings. Bigger units, and often lower per square metre cost. Also, these older buildings had first choice of the prime locations. There are some great deals, but I think your key point was “well maintained”. Despite the nice larger units, a poorly maintained older building can be a slow bleed out as at some point the problems accumulate to a state that can’t be ignored and more money has to be spent by the co-owners to address them. Before you buy, always check to see if the management has adequate money in its operating budget and doesn’t have a significant backlog of delinquent fee payers, and whether they have a decent contingency fund for emergency repairs.

      Yeah, that's probably a pretty good area to live if you work in Laem Chabang, not too far,0 but still away from the industrial area a bit. 👍🙏

    Definitely go to India! To have a local tour guide like that will make your trip so much better, so this might very well be a once in a lifetime chance. I went to China some years ago, would probably not want to go there again anytime soon, but at that time I had the great luck that a doctoral candidate of mine, a young chinese woman, was able to show me around, and that made the trip much easier and a lot more enjoyable. So go (and bring back some great videos) ;-)

      @@Rides4Kickz To add to that ,he's a retired General , and they still pull a lot of weight around in India, not to mention that you as his guest will have access to a lot of areas and places, experiences and cuisine, which a normal citizen will not otherwise.

    14M. I thought it would be around that. The perfect apartment if you have the money. Only four floors. It would be nice and quiet. And what a setting. I like Naklua/Wongamat.
    The second condo is a fine place, too. Nicely designed balconies.
    If you can go to India, do it, Lucas. I've never been.

    Interesting places; the quietness and out of the way is very appealing for sure. Just wondering about the older condos and life expectancy of the building and any upcoming building maintenance may be a concern. The 1st one, 2 bedroom interesting. Nice if you have friend visiting or a party with a few to many. lol lol
    Never seen any reply to last vid and had a look, no post from me I guess I never hit comment, lol do that some times when I get distracted.

    Loucous, I think you should absolutely take him up on his offer. To have someone familiar with the culture and the area you will be visiting is priceless. Going by yourselves you would surely miss half the things he could point out. I've been to Thailand 5 times and I always take the tours for the same reason. Sounds exciting. Don't forget about Deli belly precautions.

    from a friend who did visit india they said if you dont like crowds you wont like India. People are everywhere in the cities. It depends a lot on where you go.

    You could clearly see the neighbors in that very last condo. The teak wood unit was beautiful, and that large paintings (that's not included) was breathtaking. I would venture to guess the shower pressure is stronger in the older buildings?

    Hi, Lucus & Vee enjoyed your video. My preference is the older building. You get more for your money. As you pointed out it's finding one that is well maintained as you have. You get larger living space and bedrooms. I am not a condo fan, I don't think I could completely relax full-time in one. Being high up is a bit scary for me I like my feet on terra firmer. Each to their own. Nothing above 3 floors and has a elevator.

      Another benefit of the older buildings is some of them will allow pets where most of the newer ones do not. Just a higher chance of that in older buildings, but yes, maintenance is everything 👍🙏

    India is incredible, it’s also an attack on the senses, to have a well respected Indian national take you under their wing is priceless, your experience would be much much easier. Vee & yourself must go. Great video

    Excellent video I heard the real estate in Pattaya has increased significantly recently.

      In certain area it has risen sharply. Some of this is in anticipation to the high speed rail coming here in 2028. This will in effect allow BKK residents to actually live here and commute on a 20 minute train ride to the the big city. Speculation is up due to that mainly.

    Wongamat beach per say is not a private beach and has access points for all to use it... i usually go through the pullman hotel but there are many little streets that drop you onto the beach L.A Rob

    In the late 90s the interiors were really no expenses spared, marble & teak everything, very nice. The architecture & design of the 2nd building looks identical to the infamous abandoned tower in Bangkok. This OTT greek design is so unique to that period, love it. I love both the condos really interesting cozy homes. I've stayed in India a lot, it's a cliche but it's life altering. You can visit the hill stations like Darjeeling or Shillong. Ride camels in Rajasthan. River boat in Kerela. Having a local show you around is priceless. And you might get a lot of subscribers from India. Thank you for all your videos which are consistently so high quality 😊🙏

    My first condo in Thailand was Park Beach 28th floor.
    Love the first condo...but sea rise will wipe out the front.
    It already does the walkway in front. Walked this exact shore for years. 🙏

    Yep the older established condos offer much better value n sizes of rooms compared to the new shoebox condos that have sprung up all over Pattaya n Jomtien. As other guys have said got to check building management n maintenance fees etc…. The last condo that was refurbished is much nicer then previous 2 with nicer beachfront too then Ananya condo.

    Thanks for another great video Loucous. I’ve been in a smaller unit in the second place, on a high floor. It had 3 big balconies; one city view and 2 ocean views. I have never seen anything that beats theese views.

    My house is bang on the beach,; what they never tell you is the never ending maintenance that the salt and the wind demands.....everything rots or gets hammered.....still worth it for the views though.

    You absolutely positively MUST MUST MUST go to India! This is the quintessential opportunity of a lifetime! My goodness man talk about being shown around in style. You’ll be safe, spoiled, amazed. You’ll see India through eyes very few have experienced. You will probably get the royal treatment right from the airport.
    I would say it’s almost a crime if you don’t go! 😆
    You cannot pass this up!
    Lastly, I think if you decline the offer you may find yourself regretting that decision forever.
    Go for it!
    The condo is beautiful. The wooden floors are spectacular. Clearly luxury living and not for everyone. With that said for the right person it does seem to be an appealing real estate opportunity.

      We did and will be heading to Alaska in the next
      few weeks being Ret, has it's good side ....But I
      have talked the Wife into a 3 or 4 Week stay in
      Pattaya next Year ...She's has been worried about
      the C-- , But now has eased up a lot ...

    I think if you ever wanted to go to Indian, it would be a great idea to go escorted by someone like your friend. There are many great things to see, but there are also a great many things to navigate past/around and your friend could make your trip much more enjoyable. Maybe this is a once in a life time chance to do something you wouldn't otherwise do on your own? Think about it.

    I forgot to mention Luke. Before you travel to India go to a local hospital and get vaccines specific for India. Hepatitis, and stomach related viruses as well. India especially for a foreigner is a smorgasbord of disease cocktails. Check online with the CDC

    Good to visit India. Stay a little longer than 1 week to take it all in. For me, 1 trip of that is enough for a lifetime

    I've been told it's actually illigal to rent any condo for less than a month in Thailand. Well I was told you have to rent for longer than a month to not fall short of the potential 10,000 baht fine and trouble with immigration, which can and will come out to visit you. I was told you can easily get local Thai's informing on you as they get some kind of reward I belive. Can you confirm this for me please as I'm planning on visiting in February and don't want any trouble with immigration of course. Thank you and great video once again

    Thanks for the video. I was interested in some units selling for 9 million in north pattaya. No ocean view but 180 square meters and close to everything. I find that Wongamat is a decent area for the beach, but it is secluded making it necessary to have a car for most condos. I may be wrong but I think prices will be coming down over the next few months. I had so many special requirements that I only found 3 units meeting those requirements. It is essential when you look for real estate in that

      I live in Wongamat and I either walk to main road to get a baht bus or bolt charges no more than 75-100 for a ride into the center
      Love this quiet area and don’t need to be in the center! Cleaner beaches here

      @MyMotoSai All I know is that prices went up high in July because Thailand was fully reopening. I was there and the businesses are hurting badly as tourism is still quite low. There is worldwide inflation, but Thailand prices live and die on tourism. I saw many places take their rentals up by over 10k. I like Wong Amat as well. A great beach area. Many places available at various condos. At some point either tourism returns or prices start dropping. My guess is that tourism will not return quickly because of inflation, but there will be some moving to se asia to try and save money. Those people are looking for the very low rental prices. Enjoy your life in Wong Amat!

    Finding a property that's well maintained with a renovated condo. That is the trick, isn't it? I got tired of looking at condos that hadn't been touched since the owner bought it, or went overboard on decor, too much furniture and tchotchkes clutter. That's why I went with a new unit in my latest rental. It's a smaller, boutique condominium complex you might call it, but, decent price for the square meters and I actually have a "City View," of central Pattya. 👍

    i liked those wood floors, but I kind of liked the latter condo more than the bigger one. But i loved the antiques in the first one. Some of those statues were gorgeous.A trip to India might be neat. The food is my second favorite after Thai food:)

      Maintenance fees are assessed by the square meter per month but normally paid usually once per year. Older buildings will generally have a lower per sq. meter cost than newer building which is a bit ironic because older ones require more maintenance. The one building I figured out came to 32 baht per square meter per month. So 32 X 80 = 2560 baht per month or about 30k per year. The buyer may have to pre-pay 6 months of maintenance fees, but every deal could be different and of course if would depend on the where the billing cycle is at the time of purchase.

    You have definitely got to travel to India, if you are thinking zbiut it you will only regret not going. To go with the couple who can show you around well chances like that only come round once in a blue moon. Life is for lliving and exploring just do it mate 👍
