      Repairs. We've lived here a looonnng time and raised 3 kids with little upkeep other than painting and emergency repairs.

      @@melissaroth4467 That's a super valid concern and you're definitely not alone. If there's a lot of deferred maintenance or deferred updating, your best bet will likely be to sell the house as it is and price it properly to reflect the condition. It'll be less headache for you and there's plenty of buyers that have tight budgets that are willing to put the 'sweat equty' into a house 😊Thanks for sharing!

      In addition to the "we probably would sell as-is as we haven't and done want to do upgrades", I also really don't like the idea of trying to show the house with us still living in it. It seems like we would be able to buy a new house (we have an eye on a friend's house) , and then sell our current one, and then recast the mortgage on the new one. That would let us empty out our existing house so it could be staged or just sold empty without two people, a dog, and three cats having to be wrangled constantly. Plus, no contingency. However, is that really a good idea? What if it doesn't sell fast enough?

    I've been using a similar spreadsheet. In addition, I track year built, original list price, DOM, solar, whether I've been to the open house, listing agent and buyer's agent

    I’d suggest viewing price per square foot as a good gauge for home values specifically in new build areas. Most pop-up neighborhoods are developer spec homes with very little upgrades.

    Hey, Jen. Thanks again for a great content video. I have a question if you have a moment. We have replaced our central air in the last few years. Ouch! In Massachusetts with oil heat or other conventional heating system, would a prospective seller still consider replacing a conventional HVAC system? There is such a trend for the heat pump and air wall units, I might hesitate thinking a new owner may not value it the way I do.

    A lot of professional photos are so photo shopped they don't even resemble the actual house.

    Hi Jen, thanks for all the time and great information you provide in all your videos; this one was particularly timely for me. Living in Florida, my agent (who has extensive experience in my section of the county) would like me to be ready to list by Thanksgiving when the snowbirds begin their migration south, but with the recent slowdown of the market, I feel like I don't want the stress of giving myself a deadline... Any thoughts???

      First and foremost you should follow your own timeline and priorities. If there's not a hard reason for you to sell asap, and getting the house on the market before the holidays would be a hardship, I would strongly consider holding off. Your agent knows the market - but I would question whether waiting until the beginning of January would be just as good as now... the snowbirds will still be looking 👍🏻 This is a great question - I'm going to bring it up on my Livestream this coming Tuesday @ 6pm.

    We had put in an offer on a house I wanted to buy. We heard back from our realtor that the builder's realtor sent a counteroffer. WE told our realtor our first offer was our best. She went back and told the listing agent that and we never heard back. It has been 3 weeks. The home is listed for sale as I write. Because of the market the builder would except our price but wanted our home sold in 20 days and we would have to pay his construction loan for November and December. And on top of that the builder has the right for a kick out during the whole process. That seemed very unfair. What are your thoughts?

    Boy I would love to use the "sold" feature in Zillow for my area but I live in Montana and it is a non disclosure state, meaning that sale prices are not disclosed to the public.

      That really sucks. Didn't realize any states had non disclosure on home sales price. Can't believe it's not considered public record.

    Thank you Jen. A lot of the homes in my area are either smaller or larger than mine by a few hundred feet. I believe this is where I may need to go outside the one-mile radius to look for comparables, correct? When I go outside my area, there are other homes that have less square footage and land; however, did not list a price history, just the price it sold for?

      Hi there. What I do is try to use properties that are va within +/- 10% the size of my house. Check out what the equivalent is for your house. Ideally, you can find sales of models that are just like your home, within the same neighborhood and similar features within a small window of time. However, that’s not always possible and you just have to keep it as close as you can. Land isn’t something that you put a lot of value in, or potentially any, unless it’s significantly larger or located in a better area than the other house, such as one house with privacy, at the end of a cul de sac and a view versus another house that backs up to a busy street, in the middle of all the houses with an awkward lot that isn’t very useable.

      I've always felt that price per square foot is a better factor. Especially in rural areas where houses tend to be more diversified.

      @ it can be helpful, but it doesn’t account for the variation between the homes, such as age, one story versus two story, or or many other factors. However, when comparing apples to apples, it can definitely reveal a lot about how one home is priced in comparison to another.

    On my zillow, once the house goes to sold status you can no longer see the pictures. How do you get the photos?

      That's strange - I haven't heard of that. Which state are you in? Some states have limitations on the information shared from the MLS service. Texas doesn't allow any sold data to be shared.

      That is true for most homes sold in CA. Occasionally the photos aren't removed. I have always thought it's something the selling agent did as matter of course

      @@savvyhomeseller its the same here in MA too. I’ve seen it go “Off Market” and the pictures revert back to the previous listing. As in what the house looked when the current owner was looking to buy the house

    If a male survives first five years as an agent, hes already the best type of agent because male agents have it tougher. Female agents are presumed to be trustworthy and honest, plus safe to have around your wife.
