    Tanong ko lng po kung valid at legal ang mga land titles na ibinigay ng isang non-government group or foundation?
    Ang binanggit ko pong group ay ang Bagong Lahing Pilipino Multi-purpose Cooperative/Foundation (BLP).

    Sir ask ko lang ang registered title and 2 owners,
    2nd owner is single naka lagay sa title pero namatayan siya ng asawa dapat widowed declare, k lang po ba yon?

    ATTY.pano po kaya ung Title po ng tatay ko hiniram ng nakabili at nagpagawa ng titulo nya,pero ilang taon napo ang lumipas pagkinukuha ng tatay ko ang yitulo laging sinasabi ng engineer na hindi pa tapos hanggang namatay na po ang tatay ko,ngaun po kinukuha ko sa engineer ang sabi po nya eh nirelease nya sa tao na hindi nya maalala kung sino.Pano po kaya un?SALLAMAT PO at sana mapansin itong message ko. 8:57

    I finished my LLB in 2008 and I am planning to take the Bar for the first time. Should I enroll for a refresher course to be eligible to take the Bar? Thanks...

      Hi future pañero. I advice you to take a refresher course even though it is only required for those who failed the bar exam for three times or more. In your case, the refresher would help a lot in updating you with the latest laws and jurisprudence. Please check with your school of choice about it. The school may offer audit or sit-in classes which would cost less than a refresher course. Good luck!

    Atty. ask ko pang po korean citizen napo ako at dual po ako sa pinas ngayon kinasal po ako sa pinay at devorce na kami dto sa korea ngayon po gusto kong ikasal ulit sa pinay kelangan ko paba na iparecognize ung devorce ko sa pinas para maikasal ulit?

    Hello po Atty.sana mapansin nyo po ung messege ko, , ung lupa kc nang lolo ko, , pina.agrarian nang mga pinsan nang mama ko, nmatay napo ung lolo ko, , tapos ngayon may claim sila na may title cla na galing nang agrarian, , valid ba un atty salamat po

    Gud morning atty, I’ve been watching your TH-cam vlog very much informative very much thank u, this is my comment atty: if only the surviving spouse listed and signed in the “extra judicial settlement of estate with sale” without the names of the other 2children legal heirs and “ nka lusot” in BIR ( pinagyayabang ng tagalakad na meron syang kakilala sa loob ng BIR and Registry of deeds), is the document valid ? Hindi po ba ito maka apekto sa portion ng title ( considering it is subdivide lot from the mother title) , yun pong kalahati or portion po ng lot dun sa mother title ang nabili namin, nagpagawa po ako ng extra judicial settlement of estate with sale dun sa portion na nabili namin with the names listed and signed surviving spouse and the 2children legal heirs, ayaw po nyang ipasok namin sa BIR kasi daw bayad na ang estate, complikado daw po sa unang transaction portion na pinasok nya sa BIR, valid po ba ito pag mareleased na ang TCT sa Registry of Deeds ?

    sana nag lyceum na lang ako. hehe. ang tatamad ng profs ko. their idea of teaching is "tell me about the case." yun lang. dali ng work nila. walang ka effort effort.

    Gusto po kasi nila pagawa ulit ako ng “deed of absolute” without EJSE and no names listed of the 2legal children(heirs), gusto po nila “simple deed of absolute sale nalang ipagawa ko listed only the surviving spouse

    Mali ang isang letra ng pangalan sa copy ng registry of deeds. Ok naman po yung original.
    Paano po ba ito atty?

      Pwede nyo po ipa-correct. Dalhin nyo yung original. Provide din the birth certificate at kung ano pang documents na hihingiin
