    That HOA strictness sounds daunting! Are Bridgeland residents even allowed to screen in their own back porches?

    Bridgeland wasn't on my radar until I saw this video. Like what I see. Are there any oversized lots backing up to woods in a cul-de-sac? That is a must have for me.

    Lots of these houses are sitting too close to each other. 😩

      They do sit really close, especially in the Lakeland and Parkland sections.

    I heard if we sell a home thats in Bridgeland we have to pay 10% to Bridgeland can u please confirm?

      If you are selling a home in bridgeland there is a transfer fee of $125 plus a "enhancement fee" of .5% of the home price.
      So for a home that sold for 300k that would be $1500 enhancement fee.

    Well...all the new construction comes under Waller ISD, which is not highly rated

      True. The first section of Prairieland will still be part of Cyfair ISD but a majority of Prairieland will be Waller ISD. Bridgeland will also have sections in Katy ISD in the future.
      Waller is currently not as highly rated as Cyfair. It will take some time, but I think as Waller starts to see a huge infusion of cash from the Prairieland property taxes it will eventually become a competitive district. Just my thoughts though.

      It is not in a flood zone. But always check the flood map. It’s updated every five years. :)
