Buying a Home in Sunterra, Texas? Top issues to be on the lookout for.
Visited houston last weekend and had only just arrived and parked for 1 hour before my car window was smashed and robbed, police never came after three calls and 6 hours of waiting for a police report. No one cares there and no one was helpful. Truly a cesspool the city is cursed.
Lennar has everything included, bought 2 and am very satisfied since 2021
Question 🙋?? Can you negotiate $40k or $50k off from an inventory homes price from chesmar ?? They have nice plans but little bit higher 2
NO , they will not lower any price! They will not accept any modifications, you get what you get, and if you complain they call you a liar and scammer by their VP Great experience though lol
I'm a single father moving my two kids to Montgomery from Indianapolis really soon 😊
I'm glad when people like you call things the way you see them. I live in what is considered a great community but for several reasons it has not lived up to my expectations at all.
Houston is such an embarrassing city to live in. Power is constantly out, the city has been on many water-boil advisories, and my car has been broken into 8 times (once per year since I've moved to this h3ll hole) - the break ins happened in River Oaks, I can't imagine living in a bad part of town. Oh, and the air is full of crap. I always forgot the terrible quality of air until I travel somewhere with fresh air. The only redeeming qualities are the nice people and the unbelievable food scene. Overall, ***NOT*** a good place to live!
Im building in Houston and love these videos
Can you make a build to rent video or which builders are best for that strategy
Sure!
Thank you for your video. What is your take on JPatrick, AshtonWood, and Westin? Hope to hear from you soon !
What tier is Coventry?
Just purchased 4 months ago from Lennar. My home was first listed for $496,900 and we closed at $430,900. I negotiated the price and let them know I could close in 2 weeks, take it or leave it. They took my offer and I’m happy!
How did you went about saying this to them?
do you work with house rentals? or just sales?
Austin Point is located near Fairchilds and is expected to take up to 35 years to fully develop and is expected to have a population of around 50k when completed.
What about Tricoast?
Hi, im an architect i could give a short talk on HOW these current developments are extremely problematic to the local ecosystem. Their lack of planning and design knowledge creates issues like flooding in areas where there historically has never been any. Yes the new homes are built at a higher elevation to begin but like all things the area will settle and sink some over time and the surrounding "runoff flooding" these communities create will eventually affect themselves. Essentially these areas are just ticking rime bombs for flooding unfortunately
Don't move to Conroe/Magnolia if you're still planning to commute to Houston.
Hi, Thanks for this video. What is your takes on buying near retention ponds, reservoirs if one concern about floods? The last few weather crisis resulted in flood almost to the roof in the Conroe and that northern regions, how risky is it to buy there with high probability of getting flood? Thanks for your insight in advance!
I visited Houston twice before moving from Chicago like 13 years back
Excellent video! I’ve seen some of those new homes being built in Cypress. I don’t even see any bricks 😂 🤯. And the prices are super high. There might be a little dip but 2026 World Cup soccer and possible bullet train from Houston to Dallas might keep the Texas economy stable.
Great info. So any realtor we choose, they get paid by the builder??
@@Tobzter1234 glad it’s helpful! generally yes the builder covers your realtors commission but always good to check with them beforehand!
Are resale home cheaper then new construction. It's hard to believe that home are so expensive and you get no sqft
Hi thanks for your video. I’d like to know how you’d rank Taylor Morrison. I bought their house two years ago with some regrets. I chose it only for its waterfront view.
No Perry Homes/David Weekley/Khov or Toll Brothers?
@@JohnCillian most of those builders are not building in sunterra currently.
High taxes, rent, and high energy prices and very low pay..high rents and I say theyre awful people. I think thats the sorriest place to live in the USA.
The worst thing about Conroe is the sexual predators and the sounding areas " and other folks on pills 💊 and insane " i dont even like bringing my kid to wear i live at to visit " bec the neighbors are insane sickos and the number for predators is over 365 in this small city "
Hello there, How are you doing? I am a regular viewer from your channel. I am just here to tell you that you are creating very amazing content. Good luck to you.
Recently sold our home in Katy, built in the early 70s, and bought new construction in Sunterra (Katy) Home is about the same square footage, lot is decently sized (7k) with most of the footage in the back yard. And the home itself is a lot nicer. We’d gotten to the point where we were going to either spend $50-$100k completely demo-ing, and rebuilding the house, buying a new-er used home, or new construction. Yes, the taxes are higher (a lot) - but the savings from WAY cheaper homeowners insurance (1/3rd) - less than half the electricity costs (due to better insulation, efficient windows, etc) It actually made us about break even…. Definitely worth looking at new construction. The people who bash it, are the same people who 30-40-50 years ago, bashed those homes when they were new too…
Great advice 🎉
Great info
Where are the older homes listed at?
Great video!
Thank you 😊
Great format!
I telk people all the time. If you want to pay this much for a house in the south. You might as well buy in the west. L.A.. add 100,000 buy inland get good weather year round, oceans, mountains, rivers and swimmable lakes. Influencers are online lying to people. Can get homes for 259,000 and then showing mansions. I just laugh as this is not the case
I’m building a highland home in Sherman Texas.
I am one of the homes in league city 2 years of waiting on them for this mold issue with them not taking responsibility for their build!
Is there still new construction in Towne Lake? If so, how far is it to the lake? By the way, congrats on the format, it gives us a much better feeling of the neighborhood by riding it on your bike.
Howz Coventry homes?
Commercial area is too small so it gest congested quickly. Nothing like the woodlands has to offer, not to mention the shade and the trees.
I guess I don’t understand all the hype with The Woodlands. There is hardly ANY new construction and it feels like a giant city with trees covering it up. I’ve lived here for a year now, I respect your opinion just wondering what I’m missing? This video looks much nicer to me.
What you're think about Grand Central Park or Woodland Hills?
it is beautiful over there. We love it. But kids decided on Katy due to school. When we retire, will definetly buy around that area. Wife loves the trees and peace.
Which one 🤔 was referring your comment? GCP or WH
I prefer The Woodland Hills
@livinginhouston Tks for your reply. Any particular reason?
In San Antonio, Rialto, Diamante, and Imagine Built no longer build but did great work imo.
This is a great concept! Keep it going!
What about Bloomfield homes?

So the reality is there is no hope for buyers looking to not spend double what a cost today vs 2 years ago.
solid choices
Thanks!
