Great video. It's also worth noting that unhappy customers, sadly, are more likely to leave a negative review than happy customers leaving a positive review. People want to be heard when they are angry and dissatisfied. This obviously skews the ratings significantly, and the problem is compounded when a builder is doing 50,000 homes vs 50 homes.

LOVE THIS! So helpful especially for first time home buyers. I just closed on a Chesmar Home (I initially looked at a Centex home but saw so many issues on a finished home that I decided to spend a little more for a better builder). It's a new construction home and the appraisal came in higher than I am paying so I am a happy first time home buyer! Also, people who have negative experiences are more likely to leave reviews so important to do thorough research and talk to the Construction Manager.
I agree! It is very hard to say if any builder is good or bad because each community has different construction teams. Hopefully you are happy with your Chesmar home!
We are going to put are earnest money down and I have seen some bad reviews from chesmar glad to see yours is positive
@@HoustonVic832 Yeah I went down a rabbit hole of bad reviews for many builders but I chose Chesmar because they were consistently chosen as builders in master planned communities which is a good sign.
Under contract to build in a Katy Community as of a couple weeks now. We chose Chesmar as our first home; the offered me the best incentives compared to the other builders in the community. Thanks for this insight.
I just put earnest money down for Chesmar. I love that their new builds come with standard sod (front and back) sprinkler systems as well as blinds on the windows

I’m currently under contract with Meritage in Iowa Colony. The builder is great and tries his best as far as customer satisfaction. Always important to have a third party inspection to point out repairs that the builder might have not noticed (he is very willing to do the repairs), I will say that the sales rep is kind of a pain!
I’m about to be under contract with a Meritage home. The sales rep is the same, doing a lot of fear mongering pushy and trying to rush me. How did you feel about your contract? They have clause in there where they’re allowed to keep your earnest money. Didn’t sit right with me.
What you think about Ashton Woods? How do they compare to Highland Homes, Perry and Coventry? Are they in the same tier?
I would say Ashton Woods is more mid-tier. You will not get the full design experience with Ashton Woods. But you still get some customizations and overall a good value compared to the other three. (also depends on which community)

Perry is overall a good reputable builder!
Im a Midwest girl homes there are made of real brick & quality materials , our homes there have been in the family for well over a century!
At the house here, We had mold only weeks after moving in, cracks in the wall, uneven foundation its just a mess , one hurricane creates $1000s in expenses to repair, Houston home builders are terrible across the board !
i love none but if I had to choose, id go Perry & Highland Homes, Highland has done a phenomenal job in Bridgeland … they are just so extremely expensive
I would put gehan homes with coventry in the same category. In my neighborhood, gehan homes are more popular with lots of customization. Gehan has the basic homes and then the more luxury homes, so maybe it is the difference in which ones you get. highland homes are the more expensive, then gehan, and then coventry. But they literally all have similar plans, and even the inside of the homes are extremely similar. Maybe because this is a master planned community but the quality seems to be idenitcal in these homes and I have a suspicion they use the same builders and craftman. FRom the outside, it looks like the same person built all of the homes. And there have been no m=big complaints in this small master planned community.

Me and wife close in a week with Lennar homes in the Sunterra community I’m kinda scared now but I understand why they have low reviews
Every community and construction team is different! If you have had a good experience this far, it will probably be okay. If you still have time you can also do a third party inspection for extra assurance. Congratulations on your new home!
I'm closing with Lennar Village Builders this week, and this makes me nervous. Is it normal to do the final walk and close right after.@@livinginhouston
@britneyjenaye the walkthrough is usually done about 7-10 days before closing so that the builder has time to repair what was found on the inspection report and all the imperfections found during the blue tape walk. If you are doing the walk on closing day and something is found that will need to be fixed after you close..make sure it's in writing. 🙂

They are average, really depends on the community
Meritage is average, with terrible customer service
Overall good video. Just a few things that you must remember, always, and I mean always get s third party inspector for every phase of your new build. While the "finishes" are just putting lipstick on a pig. Most of your issues are going to be hidden, and if you dont catch them before they get covered up you'll be scratching your head later. DR horton is the worst builder in Houston, hands down. Ask me how I know.
Interesting fact. An entry level home of $300 k, is an upper class property in South Africa of around R5.5 million.

Pro tip: The guys that work for the crappy builders work for the more expensive builders too. None of them work exclusively for one builder. Another tip. Real estate agents know exactly jack shit about home building.

What does Westin homes fall in the tier list ?
She showed some Westin homes in the video when she was discussing the second tier but I would think they would fall between tiers 2 and 3
I was told M\I hiked and Lennar are the same builder. Plus Village Builder

What are your thoughts about DR Horton? Saw a video of a guy in Texas that is a DR Horton client that used social media to finally get DR Horton’S attention to fix his home.
DR Horton tends to be an entry level builder especially the express product line. since Covid they do the bare minimums for upgrades in the house. I have had buyers and buyers family members who have not had the greatest experience with them. Each city/community/construction team and material used is different though, so I'd do research on the DR Horton community you are specifically interested in before drawing conclusions. I would also get a third party inspection prior to closing to look for major defects.
@@livinginhouston thanks a lot. Been watching your videos and it helped us getting more information about Houston suburbs, communities. Although there’s no definite plans yet, we are looking at DR Horton windstone in Rosenberg and Park’s Edge in Missouri City.
I recently purchased a D.R. Horton in willis got a third party inspector, so far no issues we love the home and great community.

Looking at long lake. Shocked at quality. Outstanding. .. Tile wooden look floors. Not vinyl. Excellent finishes. Rounded corners. 3 car garage. All brick. Definitely not entry level…

Anyone have a good experience with Castlerock?
We had a rough experience when we built in Leander outside of Austin during the build, but our house was excellent quality and many independent inspectors agreed. We miss our Fremont 😢

I cannot recommend westin homes. I would 100% look for another builder. I know too many who are not happy with them.
