      My sister lives in Atlantica East Society.. I visited her place a lot of times.. While going to that society there's a patch where the road is completely destroyed.. When I asked my sis she said that a politician is claiming that the land belongs to him as that patch is adjoining a big land at the right side of the road while going towards Atlantica East from Renuka Mata Mandir.. Do throw some light on it if u get any information abt it as well.. Is it true.. Maybe it's a rumour but all locals near Atlantica East say this is true..

    whoever buying in this area should not buy or negotiate well showing this video to builder during discussion.
    Thanks for nonstop coverage of issues and support from your channel no one thinks for innocent home buyers they need to be aware. Builders are saleing showing big dreams like bridge, Kalyani innovation park , proximity to KP etc etc but this is current reality
    Manjari road is mega traffic jam with dust and pollution every evening before buying just visit this area in evening

    Thanks Saudaghar...for bringing this up, specially the mantra insignia road...that was just a hell to cross, people have kept falling from bikes..n now the worst is the dust clouds...first builder's made fake promises..like ek-do sal mai to ban hi jaigi..n now PMC...only God can only help..

    This should be the most important issue for Pune. Why? Because as soon as these problems gets solved, you can have smooth connectivity from kharadi to Magarpatta and we can then extend IT parks in Hadapsar sides as well like SP Infocity. If new airport becomes reality, crossing Mundhwa square will be a flight miss for many.

    Good coverage and right conclusions by SaudaGhar.
    PMC is a corrupted cesspool. Keshav Nagar is a forever doomed area as far as infrastructure and public facility is concerned. I booked a flat here, regretted, sold the property at a loss and relocated at a much better place elsewhere in East Pune. Traffic congestion will be a nightmare forever in Keshav Nagar, the developers and PMC will ensure that.

      @@amanpal9241 Nice society beside Solapur Road. No traffic congestion, no hellish Mundhwa crossing. A flyover at Mundhwa crossing should have been completed 12 years ago. All daily commodities including many petrol pumps are available on the wide Solapur Highway. All residents at Keshav Nagar are trapped in a Nightmarish Time Hole created by PMC.

    I am the residents of Shubh Skypoint. We are the victims of the Keshav Nagar issues where u can see the worst roads of Keshav Nagar. Really feel like to leave my apartment and go to live somewhere else.

    Keshav Nagar is like orphan to get development fund from PMC. Public getting frustrated cause of traffic and lack infrastructure development, folks are negative to invest in this area. On other side, seems PMC higher management is handicapped, corrupted to manage development and unable to proactive progress here. May be current political folks can support to get this developed and show some loyalty for public.

    Hope for the best, if in next 1 year agar yaha infra develop nahi hota then sale your property, otherwise you will regret for interest you paid on home loan. Government interested nahi lagta for this area to be developed.

    Even after completion of manjari kharadi bridge, congestion will be there. No chance of property appreciation and no scope for metro expansion even after 10-15 years.

      Pravin Ji, this is not Manjari - Kharadi bridge. It’s Keshav Nagar (Mundhwa) - Kharadi Bridge. As we explained in the video Manjari road congestion will not resolve with this bridge, only solution is road widening. Which requires strong political will.

      @@SaudaGhar Thank you team for correcting mistake. As you said before in couple of other videos, I agree with the point of road widening as sole practical solution. Due to sanctioned gunthewari it is difficult to demolished existing construction for road widening. People shall avoid buying/investing in Keshav nagar (Mundhawa). Agar koi earthquake aaye to hi yaha pe restructuring and well organized redevelopment possible hein.

      @@sohamocean It depend on what rate of appreciation you are expecting. If slow appreciation of 2 or 3% will good for span of 15 years then you can hold or else you can book certain percentage of loss and invest that money into mutual fund to let it increase at 9% for 15 years. Keeping an asset idle will cost you maintenance, sinking fund, electricity bill and interest rate that you are paying. Even though your property will appreciate after 15 years at 3% then by that time too many number of buyer won't be interested to invest in old property which is 15-20 year old provided that building life is 40 years. After 15 years half of building life already over and property will be in maintenance or renovation mood. In conclusion you will be paying an interest on housing loan which won't be recovered fully by appreciation over 15 years. This is my perspective you may have different opinion.

    As mentioned by SaudaGhar Keshav Nagar has a lot of Gunthewari land and small unorganized construction - so best to stay away from this area as it's simply not worth it to put your hard earned money.

    Keshav Nagar has one main drawback , approach road is very narrow and unorganized.
    Flats are sold with gr8 promise (gr8 infrastructure)at
    exorbitantly high price.
    Are such price unjustified with worst infrastructure?

    I do not know how many people have been fooled in the name of that bridge. Still they are fooling. I am 100 ℅ sure that in another 5 years that bridge is not going to come. Bridge construction is always very fast they are constructing something else.

      Bridge will definitely be constructed in next 3 years, but it won't help much.
      It is only beneficial for godrej, purvankara, Gera, mantra, oxford etc projects on the riverside and only for people that want to travel to kharadi. Commute inside keshav nagar and towards magarpatta will remain a big problem due to tiny roads
