    you shoud have included HOA fees and restrictions, like use of pool.

      You can find these condos for sale online. When they were first built they were asking about 160k. They went up to around 185k for a bit and now that the rona hit they are about 125k for a condo. The HOA fee if I remember right was about 125 a month give or take. These condos are not that close to the beach so if you are looking to air bnb it keep that in mind. Condos a few blocks from the beach on Costa Rica will only rent for so much and you are likely only going to get a 5% return which in my opinion is ridiculous and doesn't justify owning the thing.

    so tiny bedrooms on the ground floor which face into the parking lot, and a tiny living room/dining area/kitchen which faces a chain link fence. the place looks like it was dropped in the middle of a junk yard or slum! no thanks! i have a really hard time believing they are 90% sold

    Real estate in Costa Rica is seriously overpriced, these are a prime example. There’s lots of properties for sale privately and prices are negotiable.

    So many people packed into such a small lot , 52 apartments. Seems like a dream for a socialist / communist commune. I think the scam here is to find foreigners who have the mind set to pay much more for real estate. I think if you shopped around like a local you could probably get a lot more land , living space and privacy. What a rip.

    It’s a glorified surf camp. I like to stay at Vista Las Palmas. The living room there is the size of this whole apartment. If you wanted a place to stay for cheap, it’s a good option. I can see a lot of loud partying going on during high season.

      lol pavel you have no idea what you are even talking about. CR is expensive. $120k is on the cheap side for here especially near the beach. Unless you want to live in a shack in slum town.

      120k looks normal for a new apt like this one in CR. Would cost the same in Escazu no less than 80k in less touristy areas . its all about location.

      I’ve been going to Costa Rica yearly since 2005. It’s expensive. You can only get a shack for $30,000.

    'Look's worry-free to me. Low maintenance and secure. That's worth a lot, especially if you're gonna own it from afar. I've lived here (Costa Rica) since '99. 'Lived in Jacó one year. They look acceptable to me!

    Always entertaining to see the real estate for Gringos pitch. Make sure you have another Gringo lined up to sell to when you've had enough because that's the only way you can sell. Forgot to mention the prostitutes and drugs loaded up in Jaco for the tourists. He did mention something about the tourists at least.

    I was thinking to myself that if I ever won the lottery I would definitely invest in some property in Costa Rica. Plus I have some connections to some of the wealthy people in Costa Rica to invest with so it would be a no brainer.

    Having spent a lot of time in Jaco in the late ‘90’s and early 2000’s , I can safely say y’all have ruined Jaco and I’m sure all of the good spots in Costa.

      I used to go to Jaco I the early 80s just a few cabins around. For us Costa Ricans from San Jose , Jaco has always been a compromise. One of closest beaches to San Jose but also one of the uglier in the country.

      @@MattLloyd I know I’m being a bit of an ass and I apologize for that. Nothing can remain unchanged but Costa used to be my winter getaway from all things modern and I’ve always dreamed of disappearing into it. Just to hear the term “gated community “ used in relation to Costa Rica makes me cringe. One of the best adventures I ever experienced in my life was driving from Jaco to Pavones back in 1999. Don’t get me wrong , it’s still one of the most gorgeous places on earth but it seems the adventure and wildness of it may be gone.

      Costa Rica property prices have been pushed up a lot over the last few decades, mainly from a lot of people from the USA entering the market, and Costa Rica being well marketed as a place for them to retire.

      Gringos are better off getting a lower intrest rate loan from the states and pay in cash. Tico intrest rates are stupid high.

    um don't move to Jaco lol, move anywhere else. North Pacific and Golfo de Nicoya are great, but avoid Jaco. Jaco is good but only to visit.

    I don’t know who design the complex...but he did so many errors!!! Tiny room in front of the parking lot... it’s a really really bad design... i don’t believe a second they already sold 2/3 of their program...

      For $119K, I can find plenty of houses in the USA -- maybe not in Los Angeles or Boston, but as a retiree, those are not good destinations, anyway.

    Why are the washer and dryers outside?? That is really weird. Only a carport too I'd rather have green space. I wouldn't get past the washer and dryer being outside. Crazy.

    Not very impressive. Two rather small bedrooms. The master couldn't handle my cal king bed. The second bedroom is closet. The pool is nice, but what is "semi-Olympic"? It's right next to the parking lot and the very lame volleyball pit. Plus you are in a town of 20,000. What are the grocery stores like? What are the HOA and taxes? You call that a back yard? Where's the living room? Maybe this is a bargain if you are coming from San Francisco, LA or NYC, but it strikes me as a lot of $$ for what you get.95 sq meters is about 950 sq feet - rather small. (My 2 bedroom in a nice condo in Phoenix was 1400 sq ft with two patios)

      I spilled my drink when he said semi Olympic lol. We call semi Olympic in Costa Rica the pools built for swimming practice with a length of 25 m but at least 5 lanes but not its been used to describe any narrow lap pool apparently. Grocery stores are fine in Jaco compared to any CR town, you need to drive to next town for the fancy Automercado chain store though. The living room is the huge space next to the kitchen below the AC they showed in the second floor unit.

      I see you have been researching Costa Rica a lot man. I have seen you on other videos as well. 250k will get you a decent spot in Tamrindo right now. Don't buy in Jaco if you are going to be buying in Costa Rica. There are better and safer places to live there that you can buy into with 250k. You have to know what the point of buying is though. Investing and doing a rental or just to live in? There is a condo in tamarindo that is selling for 225k right now 2 bedroom 2 bath. 3rd floor and with a view of the ocean. It's right on the strip. But the HOA fees are ridiculous. They are 400 dollars a month. Samara is a nice beach town also but what I have noticed is the price tag for condos there don't justify the rental income. Whatever you do dont get gringo priced. If you aren't making a 10% return on your condo then dont even bother. That 250k would make you much more investing in the states throughout the years. I dont know if you have been to Costa Rica but I am assuming you have. If I was you I would take time off work and spend a few months down here before purchasing anything. You will likely find a better deal through word of mouth. For example I have found fixer-uppers for sale under 100k that took around 40k to rehab and they can make 10% roi or more. But that also comes with issues since you never know what you will get when you hire ticos to rehab. They just dont do things correctly most of the time. It can become a confusing situation is all im saying.

    The kitchen in those condos needs to be redesigned. It seems that the person who designed it has never set food or cooked anything in a kitchen. Minor detail, though considering the price. What's the HOA? They look nice, very American style, open plan. A friend of mine got a house in Los Sueños (I personally don't like that development).
