    Great to see new videos on this channel.
    I am a bit different than most. If I ever bought there it would be in the Central Valley. I would not buy without attending one of the relocation retreats too.
    We know someone from the states who has a house down there and it has gone well. His brother was the developer so of course not everyone has that option. It was new construction.
    Wait, rent it out and not have to declare taxes? The IRS does ask about foreign income.

    Great info. Not all homes or land are being sold by Ticos to Gringos. Many other scenarios exists I have found. Im in process of buying in Central Pacific , Puntarenas from a Canadian. But yes contracts are all in Spanish.

    Hello, thank you for a great video. Friend of mine just got 20 ha of the property on East coast of CR from a local tribe. He says it was a reward for developing a water cleaning system ( whatever it is???). They were so impressed, therefore this reward. He just started to build a basic infrastructure and a first house for himself cutting huge trees on the property, using local labourers to build it paying them very little money. Plan is to divide the rest of the property into individual parcels and sell with a profit. Based on what you described in your video, my friend must be living in LaLaLand, trying to show off and things might go south pretty soon unless he has some guardian angel watching over him. I wish him all the best, but still would like to hear your opinion on this whole situation. I would truly appreciate it. And by the way, he doesn't speak Spanish but speaks broken English.

    Gladly I'm an American but Latino. Dark skin, and naturally fluent in Spanish with a Argentina dialect. My wife is a tica/nica. Highly considering buying land and build a small house. Miami is just insane expensive unfortunately. Going to do some research soon

    How do I find out how much my Costa Rican property is worth. I’m getting a lot of lowball offers from Ticos. And I know they are going to sell it for 3x as much.

    What's your thoughts on realtors charging $1K - $2K per day to show you around at some long term rentals or to buy?

      $1 k - $2k WOW. That is crazy. I would charge $100-$200 just to make sure you are not waiting my time.
      It's not our job to show you around. You should know what you are looking for, and what area you want.
      Realtors have writeups, videos, 360 walk-throughs, and photos of properties. that should give you an inkling of what it looks like. You should know if that is something you will be interested in or not before going to see it in person. If you're not 90%+ sure you want a particular property you should not be waising anyones time going to see it.
      So, yeah, I can see why why want to charge , but I think that price is a bit much.

    Ok, property tax? Like US, even when you pay mortgage off, you get the title but paying tax every year etc..you never really own the property.

    another thing: Costa Rican contractors are mediocre at best. If you are used to top-notch construction quality you will be shocked. You WILL have to get used to it: poor paint jobs, uneven surfaces, heck even un-even walls. Poor plumbing. Terrible electrics. The list goes on.

    Get an American realtor. Colombian, Venezuelan, and Costa Rican realtors are not really that helpful and will just show you the house, and not do their homework. Meaning going to the municipality and checking if the property has issues, getting quotes from banks, helping you with the paperwork.

      We have properties that say different. It's the 'condo's by the beach',,,, most of the properties we show are very affordable and with a nice chunk of land. **and let's not forget about the cheap property taxes.
