      Hello sir.. I'm 37 now. planning to sell my land, which is my investment right from 21 yrs. and investing the same in stocks market. My view is to invest in NIFTY 100 companies (All 100 companies by equally dividing the amount).
      And doing a trading from a part amount in nifty index and the same will be jnvested in nifty index funds.
      Is this a good decision?? because I'm really confused. pls give your suggestion.

    I turned 40 recently, and have just confirmed my participation for a half marathon (21.1 k), aiming to go under 1:50 hr, beating my PB of 1:54:25 hrs. This motivates me to do regular exercise, eat properly and I automatically inspire my kids, who see me doing regular workouts. Infact my 3 yr old son lifted a 1kg dumbbell the other day just to imitate me :)
    I don't earn much, but I consider myself very wealthy, as my mantra is "Health is Wealth, and Time is Money"

    My humble suggestion for people in mid 30s and 40s,
    1) Invest as per VIJAY MOHAN and other experts advice
    2) Have a passion ( other than job and more than hobby, if it is creating income thats a plus)
    3) Dont lose friends. Remember you are going to have costly watches and less/no friends, I mean no time for friends. Its difficult to create a new friendship at 40s
    4) EXERCISE, make your body move and SWEAT, else body will complain very soon and you cannot avoid
    5) READ MORE BOOKS OF YOUR INTEREST
    6) Have a separate fund, so that you can TRAVEL (MARS, MANAMADURAI, MANHATTAN, anywhere!!!)
    7) Last thing: you dont have to prove anyone. You are already a WINNER!!!

    Follow the concept of wants and needs for any expense, especially making your family also follow it.
    Focus on personal development including health
    Relationship and maintaining good friends
    Avoiding negativity and unwanted stress
    Have family time and your alone time to enjoy what you want; within limits 😉

    I’m just entering 30’s and glad that I have started to follow your channel just before making impulse purchases 2 years ago.
    Suggestion: Although compound interest was stressed multiple times, I would encourage people to install an app for compound interest calculator and run the numbers before making any large purchases with few hundred differences.
    Your $400 extra car payment is $31,632 after 5 years @10% return. This is keeping me from not buying Tesla and driving Honda😬

    Vijay - I'm a fan of your video. Can you make a video on this HELOC vs paying extra money towards the mortgage payments as I know in one of the video you said for the peace of mind you and your wife thought to pay down the mortgage faster and how you did ? did you use HELOC. i have seen multiple video and it is very confusing and as usual when you do you would be doing an excel sheet and we can play around with our mortgage and interest rate values. This would be really interesting for the new homeowners like me. thanks and expecting a video soon on this.

      Its pretty simple...you don't have to complicate things....Just do pre-payments as much as possible within the 5 years to avoid paying large interest towards your home loan.... Don't even think about other investment options during the first 5 years of tenure because no investment could benefit you when compared to doing pre-payments towards your home loan in the first 5 years...
      After the first 5 years the interest you are paying towards your home loan is substantially less and so you could consider doing other investments which can easily beat your home loan interest rates

    Your talk is very inspiring sir, we have downloaded FIRE file, working to reach it. Sir, please suggest... I am investing in the following plans:
    1. Post office RD 10000 pm (started June 2019, 7.2% interest then, planning to extend 5 more years to avail same ROI)
    2. PPF, 1,50,000 PA
    3. NPS, 2400 PM EMPLOYER CONTRIBUTES + 5000 PM SELF CONTRIBUTION = 7400 pm
    4. EpF 9000 pm (salary deduct + employer) RoI 8.1%
    My target to have a corpus of 4 cr at 60 years of age. Now I am 38.
    How much should I invest in index fund via SIP to reach my target. Kindly suggest...I am sure Your reply will be useful to other viewers as well.

      I prefer 10 to 12 stocks in my portfolio. If you are holding 30 stocks in your portfolio, it is better to own the index rather than individual stocks.

      There is no reason to invest in a specific bond when you can invest in a debt fund that has a collection of bonds of your interest.

    Sir, I have a doubt in yearly salary hike. Is it the percentage hike of gross annual income from salary or the percentage hike in monthly salary ? Because I am getting negative values when considering my actual monthly salary hike of just 3%. But positive values when considering gross annual income from salary which is at 8%. So am worried what to take and how much to save depending on this. Please guide. Thanks.

    Sir can I invest in gilt fund? I want to have one fund atleast which has no risk..I already have SIPs in UTI nifty index fund,Canara robeco small cap,parag Parikh flexi cap.
