I, along with thousands of others, prefer formica and 50-60s colored tile bathrooms are a plus. I absolutely hate granite. I can tolerate some unpatterned marble. I prefer tile floors or carpet or sheet vinyl. Many of your ideas would lose buyers. I hate wood or woodlook floors. I have heartpine floors thruout her, but they are covered with viny or carpet. Carpeting underfoot especially in a bedroom is a necessaty. I hate seeing a kitchen from the front door. Stop selling what you are spoonfed by the HGTV trending sales programs.
Ouch! Obviously I hit a nerve, and I heartily apologize for that. And there are exceptions to every rule, its true. But every real estate market is different, and all my tips are from years of experience with buyers in my market, and hearing what features they're looking for, and which ones are sort of a turn-off. By far, the vast majority of the buyers I hear from are looking for more modern finishes. And I honestly can't even remember the last time that I had time to watch HGTV. 😅 You are absolutely right that not everyone is looking for the same things in a home, but when making choices, a seller needs to consider what most buyers are looking for, in the market that they're selling in.
