After going with my real estate agent and finding nothing I liked I took a ride by the house this lady was selling. Well, in tears I cried “That’s my house!”. I came by, we shook hands and a month later it was mine… cash sale! I sold my house and within a month bought hers and I couldn’t be happier! It’s low maintenance and a house I could afford with every luxury I could ask for. Like I said: Divine providence! No other explanation. No bidding wars, inflated prices and bargaining. This was a GIFT from God. Clearly a miracle!

Is there a good way to finance my existing property, use that money, and then be able to make a cash offer on a new house? Would a HELOC work and would there be penalties for paying it off so quickly? I don't need 100 percent of the proceeds to buy the kind of place I want--I have savings too. Hope you can answer this. I am blessed to be in this situation but I only got here with a crazy amount of hard work. Thank you.

Hi! I want to ask you for help, but I don't think I know how. The problem is that me and my husband are living in a house that I don''t know how much longer we are going to afford it. We already struggle to pay the monthly rate that keeps increasing and we are very worried about what comes next because of the financial crisis. we are thinking of selling the house for a higher price than we bought it 2 and a half years ago, to close the home loan and from the money we have left (I hope) plus a loan for personal needs, to buy a smaller house and cheaper. but i think it's impossible and sounds stupid, right? we are just trying to figure this out..and don't know how... there is a lot of stress these days. I got the home for 200k and it appraised originally for 207k. I’ve painted the entire home and have replaced every floor with Luxury Vinyl. I’m in a pretty competitive city. It was a private sale, I didn’t have competition, but other homes around it I offered on 15-20k with 12k gap I constantly got beat out by like 10-20 offers in 24-48 hours. Is there a way I can possibly break even at all right now do you think if I sold in let’s say March?
Not counting paint or floors, I can accept that lose. If I sold by March is it possible to break even after a realtor selling my home break even being what I at least get out of the home without owing anything.
I’m relocating back to NorCal from SoCal. Would I need two realtors each in both areas? Or am I able to use the realtor that will help me buy a replacement home ? He advised that he can do both . Sell my current home and help me buy another. I didn’t know this was possible?
Sellers beware because I bought my home and once my offer got accepted I knew that the seller was purchasing a home in the same time as me. So I waited to counter offer till the end and ended up lowering my price offer and keeping the new washer and dryer and having him pay for fumigation electric plumbing etc. When I did a home tour he said something that made me aware he wasn’t going to back out the offer. He had already reduced the price before my offer by 15 k. Nevertheless I emailed him after the purchase asking him a question about the home and got a very rude letter to say the least.

I would recommend an agent in each area.....no agent can serve you well in both north and south Cali.
