I’ve had real estate agents say “oh don’t worry about packing everything until it sells” oh no no no. I clean everything and pack all unnecessary items. I’ve packed so much that I had to go shopping for staging. My homes always sell fast. Listen to her, it’s good advice.

I appreciate your comments in this video, our last home sold 5 years ago. We spent 4 months prepping our home to sell. Got rid of bedroom furniture which made the bedrooms look small, deep cleaned everything, painted. It sold within a few days of listing. If you want top $$ it’s your job to put in the work or hire someone.

@@AudraLambert Yes it is, worth it to move on to retirement.
Best investment we made was to hire a team to come and deep clean our first home, and were the team our realtor always hired. Six people came and spent a day working hard. Our realtor was a genius, priced the house exactly right, sent out a notice a week before the listing to all the area realtors describing the house in exactly the right way, and set a realtors-only open house before the house went on the market. Our house sold in one day for our asking price (which was 10% over the average of area comps selling prices) and we had an offer on the first day. I know that most realtors can't pull that off, but we had really done our homework.

The other point is that although it's a lot of work leading up to the sale, much of that to do list would have to be done anyway once you move. This will only make that process easier as well! Great video.

I have 3 small children and after watching this staying in my exisiting home sounds more appealing than selling lol. The thought of trying to sell accomish this criteria alongside 3 small children undoing everything behind me sounds more like a nightmare 😵
Good point. That's why a lot of families don't move. its very stressful!! Especially with little ones.

When I was getting ready to sell our house years ago, I took photos of the entry to each room. Anything that caught my attention in a negative way I immediately removed it. Sometimes we don’t consciously notice something, but I wanted to make sure that the first impressions were positive. (It also helped that my husband had already moved to our new location, so I just had to deal with my mess😊).
Also, we were selling during a really slow period of time in real estate. The photos and videos were going to be taken in November. I had the house all decorated for Christmas. At the last moment, I realized that if my house didn’t sell quickly, the Christmas tree might make the photos look dated. So, I quickly shoved all of the Christmas decorations into the garage closet. Our house finally sold in May. )

@@AudraLambert Thank you. This was back in 1993 when house values were plummeting. I learned to imagine my house as a model home, and so I decluttered every day. Finally, it turned out that the video that was taken of my house before Thanksgiving that year was the product that caught the attention of our future buyers 5 months later. By the way, I love your videos, even though I have no intention of moving from my house in the near future 🙂

Amazing tips, thank you so much 🙏🏽 Coming from Hawaii, my husband and I bought in South FL in May 2022 and due to military and us ranking up, we have to move to Coastal NC in 3 months. Thanks. Not moving for 3-5 years but we've been at our home for 25, so LOTS OF STUFF. I'm starting to declutter and remove the wallpaper from the Dining Room (Thank God that was the only room I did that in!) LOL! I'm watching all sorts of videos for any and all advice I can get. Currently, our area is "hot" but I know we could get top dollar by following a lot of tips I've learned already.

When selling our first house, we hired a team to come and deep clean the house. It was not as expensive as we thought it would be. Excellent investment. Second time around, we knew what to do oand so we did it ourselvese, but we'd certainly have hired someone to do it if necessary. We got a better price on the house we purchased because it was DIRTY, and our realtor presssed the point with the vendor and it paid off for us. Then we spent a while cleaning before we moved in our furniture. The point is, a clean house sells for more money and sooner.

Last house I sold, I painted the outside of the house, the entire inside, Spent several weeks repairing minor things around the house. All new plumbing fixtures, door knobs, light fixtures etc. Put in all new blinds. Had all new carpet put in.( I have four dogs, so it was dirty) Pressure washed my drive way, the side walks, my neighbors drive ways and sidewalks. ( they loved me for that). Relandscaped my front lawn. Spent around 5 thousand dollars. It looked as good as the day I moved into it when it was new 10 years ealier. Buyers still wanted things done to the house. They actually complained about the light bulbs. Light bulbs I had replaced so the house looked all the same. You cant satisfy buyers.. It did sell in 2 days. So that was a plus, but closing took over a month. Stressful because I had moved to another State.
I feel your pain...but the good news you sold it and I am assuming for top dollar. The buyer is very lucky to get your house. I would have said no to the light bulbs...that's nuts.
I always LOVE the non-American stock footage cutaways. The first cutaway looks like a distinctively South African home. Certainly not Newport Beach! When preparing a home for sale, declutter and by all means put the toys away.

I love your TH-cam channel. I was so frustrated in tryIing to buy in 2021 and 2022 that I gave up and left the market. I tried three real estate agents and they were all lazy and useless. A bad experience. I'm looking at selling my condo in Southwest Florida, and buying or building a small home in Southeast Michigan, around the Ann Arbor area. Hello there...and thanks for your kind words. So sorry you had a bad experience trying to purchase in 2021 and 2022...it was a rough market and it sounds like you didn't find the right agent (s). I don't charge for the time to talk on the phone. To be fair, I am not familiar with Southwest Florida or Southeast Michigan. Hi Audra, Helpful video. Thank you. Question about pets when selling a home. We have no problem staging, cleaning etc. But we have a cat and cat trees. Will buyers look beyond these addition items in our home?
If you were my client, I'd tell you to remove the cat and its tree EVERY time you show the house. Put it in the garage, closet, somewhere out of sight (don't put cat in closet). I love cats, but some people do not. Buyers usually think about all the cat hair (and allergies too) they have to clean and dispose of after you move out. I always recommend removing pets too. Make sure your realtor is screening every buyer that makes an appointment. Most realtors just put a lock box on the house and let whoever come in come in (not trying to put down realtors...but this is the case in most transactions). If you cannot remove the cat...then at a minimum hide the tree. Getting top dollar for your house is a full time job. Buyers are very particular now a days. You're going to do great!
Pretend your most Critical friend or family member is coming over and clean and organize accordingly. Lol

Agreed, showing a house is Big work! Do you think removing furniture is as necessary in a large historic home with period appropriate antique furnishings? My realtor says my furniture "will sell the house".
Hello there...I think there are exceptions to every rule. If you have a historic home with the appropriate furnishings, you're good! You're selling the style of the home. Most the homes in my area are not historical in nature at all. Best of luck to you. Sounds like a lovely home.

HI Deepa, no you do not need to clear your closets and cabinets. Maybe tidy up a bit in those areas. I would make sure nothing falls out of the cabinets when opening. Good luck!!

What if it’s Winter and our lawn irrigation system doesn’t work?
Hi Denise! If you are selling your house, you will be required to disclose that the irrigation system does not work properly. If you can, I'd try to fix it..Or credit the buyer to repair it themself. In my experience, buyers usually over calculate repair costs. If you would prefer to pass the repair onto the buyer, I would get your trusted irrigation system expert to quote you for the repair. I would then credit the buyer for repair. Hope this helps.

I do not agree with the white paint walls. It doesn't show character in a home and many home buyers don't want to have to paint their home when they move in as long as its not like a hot pink I think people are fine.
Hi Garage Gamer, just giving you tips that have worked for me and my clients in the past. Also, the reason I prefer white walls is because the property photographs much crisper and cleaner on line. Hardest thing to do in today market is to get buyers into your house to see your property. They can see everything on line. The house ought to shine on line or buyers wont show up. I have never had one buyer say, "darn, I wish the owners didn't paint their walls white." I have had buyers say, "I wish owner didn't paint the walls beige or grey...its just darkens the room." Any variety of white can act as a primer. Also if the house is really light and bright, a warm white would be better. If the house is dark...a bright white works better. Just giving you my opinion on what to do when selling your house...not interior design ideas for people who want to live in a home. Appreciate you watching my video:)
I am searching for a house now. The only houses i have but a bid on so far is all very light gray and very light beige homes. I agree with all light and one color paint.

Hello Meiry, OH heck no! Never recommend snacks. Visitors will walk around and drop food on the ground. The smell might not agree with some people. Then people leave debris around (wrappers/napkins). I just keep it professional. We are selling a house....not having a Sunday social. Not to mention, there could be visitors with food allergies. Just focus on selling your house. Make sure its picked up, prepared well, smells clean, price it right and you'll be good. Good luck.
Do you have advice on pets?
Not sure what you are referring to..BUT..all Pets should be off the property during open houses and showings. Most pets are uncomfortable with strangers in their homes. There are often times pet smells in the house. Always a good idea to open doors/windows air out the property. Pet beds, toys showed be stored somewhere out of sight...especially for photos. We love our pets...however sometimes their "stuff" clutters the room.

So very frustrated. Everyone coming to are house say how beautiful I have it. Then give buy another house. Agents are asking out Agent why it hasn't sold. We dropped by 28.000 still no buyers? People came three days ago we were gone so as to give their agent and them privacy. In house one hour we finally came home second time looking at our home No Sale they are thinking. Please help explain all this. Our Agent is saying She can't figure it but she also has never shown it.

Hello there! Well first of all I am concerned that your agent hasn't shown the property. She should be selling your property. I would ask your agent to show the property directly. Most agents don't like to do this because its very time consuming and they don't think it matters...WRONG. Most buyers don't like talking with the seller directly. Sounds like you gave the buyers some privacy..that's good. I always keep a spreadsheet of all the visitors through an open house and all showing appointments. I follow up with each visitor/realtor and ask for candid feedback. I then review this feedback sheet with my sellers and we make pricing adjustments if necessary. I would have your agent ask the visitors what they thought of the house and price. Trust me, they will be very candid. You can't make decisions on your next steps unless you have feedback. Honest candid feedback. You may not like the feedback...but at least you know where you stand. Most buyers don't want to hurt the sellers feelings so they will say its "beautiful" if you are around. Ask your agent to get you honest feedback. If its not selling and its been on the market for awhile (not sure of your areas sales cycle) then there is some thing that's not in alignment with the market...its usually price (don't shoot the messenger). When we asked How come you haven't shown our home she is selling other houses like crazy. She says I don't have anyone who is looking for the specific your home didn't have. The last dud showing they stayed in our houe 1 hour. And the agent told our agent. " They are over thinkers. Are so frustrated. Very very if not impossible to hire a agent like yourself. We wish. Every area is different. The average days on market in my area has ticked up to 65 days on market before a house enters escrow. That's still good...but much much slower than previous years. I would just understand your market...and price point also has a lot to do with the speed of the market times. The lower the price of the property, more people can afford. I never recommend waiving an inspection...you need to know what you are purchasing. You can always make an offer AS IS..but you should know what you're buying. Just saying. Thanks for your comment.

At the end of 2023, the rates got up to 8%. In my area, it felt like a buyers market...buyers were calling the shots. The spring season in 2024, rates are right around 7%, its kind of a balance market where the buyer and seller have to give a bit.
