I don't think most people need convincing about owning property in Ghana. I think the real need is how it can be done safely, affordably and getting real value for your money. Some of the properties on the market are simply outrageously priced! Thanks, Lorraine, keep educating.

A lot of people in the diaspora are able to buy homes abroad because they have at least a 15 year mortgage at rates under 6%. In Ghana it’s a whole new terrain. The properties are outrageously priced and the mortgage rates are unreasonable. The sellers want their money in 18 months and every one is looking for people abroad to buy these properties. For me I think it’s safe to look into buying land from a reputable company and buy outside Accra and take your time to build. However, if you think you can buy these house over 150.000 dollars and can pay that amount in 18 months then I will say go for it. What ever rocks your boat.
Here! Here! Sis! I advise Diaspora inveztors to look at the emerging or potential areas for tourism and agribusiness booms in Ghana. Greater Accra is now out of reach and Eastern and Central regions will be there soon. Look at opportunities now in the Volta and Savannah regions where both tourism and agribusiness will expand. I bought riverfront property in Akosombo and beach front property in Prampram, 20 years ago when people thought we were mad. Land was very affordable and we developed both in to hospitality investments. Both areas would be out of reach for us now, but it is a constant reminder to be willing to take some calculated risks and forecast the potential of an area of region and buy ahead of the demand and wait.

Since when can non Ghanaians or foreigners own freehold title in Ghana? When was the Constitution changed? Has there been yet another restatement of the 2020 Land Act?
@@BonsuBigWhale Basically there are very few freehold lands for citizens or foreighners anymore. If you manage to find one it is sold at a premium. Notably, you can always renew the lease. The lease is just a way to ensure that the chiefs and lands commission receive consistent revenue for infrastructure projects.

Understanding and accepting that fact will mitigate the possibility of folksngetting scammed out of their hard armed cash in the first place, as the premise will always start with the fact that the land is a lease. Folks should be aware of the specifications before hand. If they are looking to purchase lands Ghana is not the place.
