The mansion you will never be able to afford buyers’ guide. You never knew you needed it. But bonus is now you see that even at most premium segment of the market it all boils down to sensible design choices and pricing.
Personally I watch the channel to get an understanding of good design principles in properties where people can do whatever they want, no compromises. This helps me manage my own house and also think to the future of what I want/can get out of a custom build, even though it will be much more humble. Thanks Arvin!
I agree 100% of the assessment of Enes' videos. He does a fantastic job at the videography, sound, and walk-through of the home. I just haven't found anyone that does it better, but I have found a lot of people trying to copy him. It is so easy to understand where you are in a massive mansion when Enes is doing the tour, whereas I can see a local agent make a confusing video on a home that's only 3,000 sq ft. Also, I can't count how many other people don't prep the house - they don't have the lights on, they don't have doors opened, etc. Then they do bizarre things link opening doors to closets to show us a coat closet - why? And turning on faucets to show us the water working; of course the water works, why show it? Do they think, "man I bet someone would buy this house if they knew the kitchen faucet works..."?
Yep. Logistics, home staging designers, writers, camera, makeup, wardrobe, operators and gaffers and their assistants and catering (at this level I believe the property staff would take care of you). And testing and make several takes… it’s a lot of work but it’ll pay for itself if you want it sold asap. Imo the most difficult part is really to find a presenter that can seduce the watcher… Enes just can’t. Might be the writers or Enes

I also know Ardy, we were having so many discussions about the double curved concrete board form he did on this project. Also if you pay attention he is obsessed with the board form concrete with ceadr wood and he has a pattern that is his signature and it been repeated on all his projects. Your program is amazing. Well done and keep up your good work.

It’s nice to see a video where the house is good but flaws that the average buyer wouldn’t notice are pointed out. Sometimes on this channel you look at houses that maybe haven’t sold because they are actually really bad (even if they are big) but it is also interesting to see how to do things right.

As always, an excellent overview of Luxury architecture and the expertise of the Architect/Builder/Decorator shows the value of having the 3 different types of expertise in one head... Even though the weaknesses of the lot are there, his choices and positioning decisions are excellent and consistent with your other critiques... I have to say that its really nice that you said some lovely things about Enes... Enes IS really good at what he does even though we all knows his flaws. But your honest assessment of Enes' significant strength in scouting, shooting and presenting these places give YOUR site that much more credibility and value... Well done...👍🏾
Damn it - Arvin knows my pain. I got hooked on local home tours, but then Enes promised me a new high, but the high didn’t last. I remained unfulfilled until I found this channel that points out flaws to provide a balance against the diminishing highs that can no longer provide the fix I need. Now, If I can only find out what happened to Mikey, I may be able to move on and recover from the addiction.

I like seeing the different properties in order to define, refine & clarify what I love from the most absurd albeit gorgeous properties to make my personal choice on a smaller, less insane scale. Also it's fun to watch, and occasionally be astonished at the choices some of these people make.

Regardless of the intent for a property to be a "forever" home, the owner should carefully consider the choices made with respect to improvements. This house was built at a time when those Malls looking home was getting popular under the popularity of architect such as Paul McClain or Bruce Makowsky 925 bel air rd. Ardie Tavangarian choice of architectural taste was warm chestnut color with quirky corner as well as multilevel filled room and that why we peasant loved it and the rich bought it quickly everytime one of his newly built house reach not even the market but simply the social media.

I’m here because your intro nailed it. I feel attacked, but I laughed hysterically the whole time. I have a passion for and interest in real estate. My family has owned beachfront condos for most of my life. Teenager+ I’m also involved in the real estate community in Santa Fe, where multimillion-dollar homes are bought with cash on the regular. I get to tour these homes, inspect stagings, help with open houses, etc. I believe most of us have a genuine interest in real estate, and you are very knowledgeable in the luxury markets. You are not a gatekeeper, unlike previous generations, which were known to be gatekeepers as a whole. The latter would be, you are talking to aspiring multimillion dollar listing brokers. This information is very valuable, and for anyone that wanted to they could carve themselves out a career in the luxury market listening and learning from you. Personally, I have no desire to be a broker, but I like to know things about things. So here I am.
TL:DR: We like big house & big house knowledge. You smart gen x; you give us the millennials & gen z the boomer information to go out into the world with that the rest of the boomers & gen xers kept from us.
I used to work in landscaping and those areas with grass and stone stripes will be an absolute nightmare to maintain. You will have to have people on your property every three to four days for multiple hours. Plus it seems like the outside parking area is mostly grass. If it rains and you drive over it with your car it will be instantly destroyed.

I can say proudly that I guess my taste actually is good. This is also my favourite house (more of a condo guy) out of everything I've ever seen on youtube and was so a long time before I ever found your channel.
As an architect I'd love to design a LA Villa around the ideal of fire protection. I imagine lloyd wright maya revival concrete structure that would form a protective perimetre around the property and reach into it to form the basic elements of a tectonic system. Maybe throw in a bit of Dune's Arrakis aesthetics and lighten it with contemporary interior design.

I enjoy that you are frank and transparent, it is entertaining plus educational. It is so refreshing that someone tells it how it is and does not sugar coat it. 2. Wow. As I first looked at this home, I *_so_* wanted to write it off as another predictable, cement-box, Southern Cali manse. But, I just couldn't! You know that my two favs in that zone are the Cielo House and Nile Niami's Londonderry property (the *only* cement box house that I've ever liked). But now, I have to add this one. Aside from having only three bedrooms and the scary fire zone, it is exactly what you described ... Just amazing. The architectural importance and uniqueness of this home are really intense. Aside from the visually stunning, beautiful exterior, the way the house flows inside is really stunning. The textures and materials are so elegant and just work so well. It seems really livable, and I can see why you love it. It really does not have a "cement box" feel whatsoever. I too, am a bit puzzled that there is so little "entertainment"-type space and so few bedrooms for such a large scale, but, to each his own. The one thing I was _truly_ puzzled about is the wine room where all those bottles get bathed in sunlight. Did I miss something? The theater is mind-blowing for after a dinner party on that outdoor dining table, but after that and some wine and cigars, your guests are going to find themselves bored, I should think. Trading the skyline views for these views over the hills is subjective, I guess. It wouldn't be my choice. I do love the outdoor space. It's really well thought out and very inviting. Overall, you trade the city views for a tranquil, "country living" atmosphere. No harm, no foul. As long as you don't have any wildfires! As for the price? I, personally, would drop my loot elsewhere. I just couldn't justify it against other properties with many more amenities. But as beauty, elegance, and functionality go, this masterpiece is *_top-notch!!!_*
Bronze finishings are a curious choice - I have a bronze watch and it tarnished after just a few months - which is fine and what I liked to give it character, but I wouldn't want it on all my home furnishings. Also not sure how the primary suite is a safe room 22:09 when there are windows to the exterior, unless they're bullet proof. And what's the privacy like? Looks like there are a lot of homes perched above the house at 28:55 that can see Jennifer Lopez sunning herself in the French greenhouse.
Iconic will be the house from the movie Home Alone 😀 Watching the movie Casablanca while sitting in this movie theater will definitely give you an interesting experience.
Love your Channel it’s one of the few things the lady and I can agree to watch together. But at 29:10 When you ask what the house looks like I was hoping you were going to say a grand piano. It seems like the architect did an amazing job turning a grand piano into a beautifully harmonious home with out being so blunt that it’s obvious and off putting. But when you look at the main floor plans you can see it’s shaped like a grand piano. And when you walk into the grand foyer you see the stair case is suspended by what can look like piano strings. I don’t think that was an accident. It’s so beautifully brilliant and subtle it’s a moment in itself.
OMG! I ADORE the color palette of this property! I LOVE all the stone choices!!!! OMG! This is so LUSH. It's very glamorous but still has livable spaces. Restraint (such a good thing to see). Would love to see you do a review of Tarvangarian's new 177 million listing in Bel Air that Enes just did. Lots of design features taken from this home (hangar doors, primary suite design, Parisian greenhouse, etc.). And a lot of questions you have raised in other videos. Poor overall lot well maximized (like Villa Vela in Marbela), potential privacy issues (although I think it is well protected overall by greenscape), potential maintenance issues with massive pivot doors, tight setbacks, guest suites really close to property line and road, potential mansion tax (???) etc. Would love to hear your take, as it is one of my favorite houses I have seen to date.

I watch your videos because you point out things I would have never thought of such as the hill side house vs the lake side house when you critiqued the lake como houses. Specifically your point about the value of the view from the hillside that can be replicated versus the lakeside proximity to the lake. Also, when you distinguish between luxury and ultra-luxury such as the frontage. You point out things that I know instinctually with your experience you are able to verbalize it. This is how stone should be used. So many overdo it...making the home stark and soulless. He makes it a feature and it works so well. This is a truly beautiful home. That greenhouse is to die for. I just love it. Some designers forget wood...they just used cold stone. This home will not date like the others.Every single room is beautiful.

I have a passion for and interest in real estate. My family has owned beachfront condos for most of my life. Teenager+
I’m also involved in the real estate community in Santa Fe, where multimillion-dollar homes are bought with cash on the regular. I get to tour these homes, inspect stagings, help with open houses, etc.
I believe most of us have a genuine interest in real estate, and you are very knowledgeable in the luxury markets. You are not a gatekeeper, unlike previous generations, which were known to be gatekeepers as a whole.
The latter would be, you are talking to aspiring multimillion dollar listing brokers. This information is very valuable, and for anyone that wanted to they could carve themselves out a career in the luxury market listening and learning from you.
Personally, I have no desire to be a broker, but I like to know things about things. So here I am.
TL:DR: We like big house & big house knowledge. You smart gen x; you give us the millennials & gen z the boomer information to go out into the world with that the rest of the boomers & gen xers kept from us.
I used to work in landscaping and those areas with grass and stone stripes will be an absolute nightmare to maintain. You will have to have people on your property every three to four days for multiple hours. Plus it seems like the outside parking area is mostly grass. If it rains and you drive over it with your car it will be instantly destroyed.

As an architect I'd love to design a LA Villa around the ideal of fire protection. I imagine lloyd wright maya revival concrete structure that would form a protective perimetre around the property and reach into it to form the basic elements of a tectonic system. Maybe throw in a bit of Dune's Arrakis aesthetics and lighten it with contemporary interior design.

Why I watch;
1. I enjoy that you are frank and transparent, it is entertaining plus educational. It is so refreshing that someone tells it how it is and does not sugar coat it.
2. I like to pretend like I am critiquing mansions on those Netflix shows like Selling Sunset. My wife gets a kick out of this and does it with me.
3. my sister is a realtor selling houses in the 300-500k range and I like to use what I learn here and tease her like a good older brother. Don’t worry I don’t do it when customers are around. 😊

Wow. As I first looked at this home, I *_so_* wanted to write it off as another predictable, cement-box, Southern Cali manse. But, I just couldn't! You know that my two favs in that zone are the Cielo House and Nile Niami's Londonderry property (the *only* cement box house that I've ever liked). But now, I have to add this one. Aside from having only three bedrooms and the scary fire zone, it is exactly what you described ... Just amazing. The architectural importance and uniqueness of this home are really intense. Aside from the visually stunning, beautiful exterior, the way the house flows inside is really stunning. The textures and materials are so elegant and just work so well. It seems really livable, and I can see why you love it. It really does not have a "cement box" feel whatsoever.
I too, am a bit puzzled that there is so little "entertainment"-type space and so few bedrooms for such a large scale, but, to each his own. The one thing I was _truly_ puzzled about is the wine room where all those bottles get bathed in sunlight. Did I miss something? The theater is mind-blowing for after a dinner party on that outdoor dining table, but after that and some wine and cigars, your guests are going to find themselves bored, I should think. Trading the skyline views for these views over the hills is subjective, I guess. It wouldn't be my choice. I do love the outdoor space. It's really well thought out and very inviting. Overall, you trade the city views for a tranquil, "country living" atmosphere. No harm, no foul. As long as you don't have any wildfires!
As for the price? I, personally, would drop my loot elsewhere. I just couldn't justify it against other properties with many more amenities. But as beauty, elegance, and functionality go, this masterpiece is *_top-notch!!!_*

The Williams sales team repels me. I don't care if they had the perfect house for me, I'm not buying it from them if they have the listing.
Bronze finishings are a curious choice - I have a bronze watch and it tarnished after just a few months - which is fine and what I liked to give it character, but I wouldn't want it on all my home furnishings. Also not sure how the primary suite is a safe room 22:09 when there are windows to the exterior, unless they're bullet proof. And what's the privacy like? Looks like there are a lot of homes perched above the house at 28:55 that can see Jennifer Lopez sunning herself in the French greenhouse.

Love your Channel it’s one of the few things the lady and I can agree to watch together. But at 29:10 When you ask what the house looks like I was hoping you were going to say a grand piano.
It seems like the architect did an amazing job turning a grand piano into a beautifully harmonious home with out being so blunt that it’s obvious and off putting.
But when you look at the main floor plans you can see it’s shaped like a grand piano. And when you walk into the grand foyer you see the stair case is suspended by what can look like piano strings. I don’t think that was an accident.
It’s so beautifully brilliant and subtle it’s a moment in itself.

OMG! I ADORE the color palette of this property! I LOVE all the stone choices!!!! OMG! This is so LUSH. It's very glamorous but still has livable spaces. Restraint (such a good thing to see). Would love to see you do a review of Tarvangarian's new 177 million listing in Bel Air that Enes just did. Lots of design features taken from this home (hangar doors, primary suite design, Parisian greenhouse, etc.). And a lot of questions you have raised in other videos. Poor overall lot well maximized (like Villa Vela in Marbela), potential privacy issues (although I think it is well protected overall by greenscape), potential maintenance issues with massive pivot doors, tight setbacks, guest suites really close to property line and road, potential mansion tax (???) etc. Would love to hear your take, as it is one of my favorite houses I have seen to date.

I watch your videos because you point out things I would have never thought of such as the hill side house vs the lake side house when you critiqued the lake como houses. Specifically your point about the value of the view from the hillside that can be replicated versus the lakeside proximity to the lake. Also, when you distinguish between luxury and ultra-luxury such as the frontage. You point out things that I know instinctually with your experience you are able to verbalize it.
