I brought one and I love it. I also went all electric but I have it connected a propane generator. I would glue down wooden boards and use (home defense) from lowes, the termites hate it. Spray all over area last 10 to 11 months. Replace wood if you can then spray it all over the wood then paint. I had this problem. So far it's working. Just keep up with spraying trouble areas within 10 to 12 months.

As for termites, Put flashing on the top of the cement blocks with the flashing several inches larger than the top of the block. Bend the top of the flashing downwards. When the termites come up the blocks and meet the flashing, they go back down and do not get to the wood. No poison needed. Blessings

No wood touches the ground; water rots the bottom wood and seeps up into it several inches. Look at the bottom outside of any wooden building, snow and rain, even watering the grass will ruin the wood and the stain/color. LUCK!

That's a wonderful idea. I could see a screened in porch-type area including part of the top for shade and sun. Would be nice for a little pond surrounded by some self-sufficient plants (succulents might work well) with seating. Early mornings and evenings would be great outside. Or forgot the pond and do covered screened porch with nice, comfortable seating, grill, table and chairs. Would be lovely and added living space. Then bedroom on ground level and loft/s for storage. If lofts were set of for storage, I would use an electrical set up for easy up and down to put things in and take things out of storage.

I have some advice for the insurance situation. Being that it it a tiny home, just about any needed repair would be substantially less than a larger traditional home, right? So, instead of fussing with traditional insurance companies, open a savings account at a bank and make payments to it like you would to an insurance company. Never touch that account unless it would be for something that you would otherwise turn into your insurance. The advantages to this method is that ALL money you contribute would be available to you, there would be no deductible, and YOU act as the insurance adjuster, meaning YOU pick what is covered, who can make the repairs, and to what extent the repairs are made. Just think of a payment amount you are comfortable making per month, then religiously make that payment. An added bonus is once you meet a balance that covers total replacement cost for the building and the contents, you can stop making your "insurance payments" and still remain fully "covered."

This is a full house although not cluttered at all. It's not empty like a model home, so you can feel that this is how real people live. I think that a smaller place certainly makes you think about "want" vs. "need" - something that we all would do well to consider in our own lives.

I have been researching termite prevention. Termites have to get into the soil for their water supply. They avoid cedar since it is toxic to them. So putting cedar chips between termites and the ground looks like it would help. Plus many other pests avoid cedar too which is why closets and wooden trunks are lined in cedar.

I admire Ms. Ellen taking on that project. My sister has a tiny home with cedar wood siding and a metal roof. Her drip edge all the way around was too short to keep water from running down the walls during every rain. Her exterior walls took a beating. We (family) replaced the roof with longer panels and are planning to replace the exterior walls (at the next holiday when we’re all together).
I don’t know if this is what is causing your paint to fade, but I thought I’d mention it. Cheers!

These are wonderful, however for safety reasons the bedroom needs to be on the bottom and an exit to the outside in it like a man door, sliding door or large window one can quickly get out, in case of fire or other tragedy.
I bought 4.5 acres just outside of Elko NV in back of Ryndon about ten years ago (15,000.00)had power put onto the property (3000.00) and added a 40’ high cube shipping container for storage (8000.00). I still may go back there to live and turn my container into a home, or just stay in my camp trailer there and think about it or sell it. Awesome view of the Ruby mtns.
A septic used to cost between 2-5000.00, needs well or haul water or have it delivered.

Insurance in a hurricane area is problematic, no matter the size & construction of the home. We have the same issue in cyclone 🌀 areas of Queensland, Australia. My house & contents premium jumped by $100/month post a cat 5 cyclone in 2011, and the increase was predominantly cover on the house itself, not the contents.
When Insurance companies are far more concerned with return to shareholders than covering you should the event you are paying to get cover on occur.

The T8 siding should likely be replaced looks like you could start getting water intrusion which could lead to additional damage. Vinyl siding would probably be the least expensive option. Although you may want to plan on replacing your weather barrier under the siding. Possible pull off the items and replace with zip sheathing and than add vinyl on top?

Kristina, DE is a natural product & not expensive. I live on a lake so I don't use poisonous chemicals. The long term toxicity & contamination are not worth the short term benefit. Option #2 hire a professional to apply citrus oil correctly for efficacy. That siding is T111, it's like plywood. If water breaks the seal between layers it's useless. I'd replace the damaged piece, wrap the exterior & install vinyl siding for low maintenance. Otherwise it requires constant painting.

I just had a thought about how to access an upstairs bedroom without using a ladder. Why not build a staircase on the outside of the structure, enclose it to become part of the home's interior, and raise the roof over the bedroom area? The opening of the bottom of the stairs can be somewhere near the front door, once you get inside. Underneath the stairs is where additional closet/storage space can go. I personally don't need a large clothing closet, so at the start of the build out, I would've configured the current closet and bathroom areas, to accommodate a bed, bathroom and w/d unit. My closet would've been a bump out addition. That's my two cent's worth.

Wood expands and contracts which can work the paint off over time. Also moisture always finds a way in to the wood. When the moisture is exposed to the hot sun and tries to evaporate, it traps the gasses under the paint which can lift the paint from the material over time.

That exterior paint issue appears to be a siding issue that was present BEFORE it was primered and painted, something that repainting won't repair or seal against moisture.
b/c it looks like moisture damage.
I wonder if the house has a vapor barrier on the walls or the back of the insulation.

Termite control without liquid chemicals would be a baiting system like Sentricon. There are other options but I know this one works great.

Termites: Best advice I had was to stack some firewood on your property, farthest from the house. The bugs would go for that instead of your house because it was natural and had easy access. If the stack was nearly gone, add more or begin a new pile. I lived in a subdivision, so had to have indoor treatment. But it was my termite man who told me about that.

I thought the wood on those buildings were treated to deter bugs! We have one we purchased 2 years ago and slowly but surely turning into a commercial kitchen for a business. We have racked our brains with this. It's expensive! We so far don't owe anything for the building and appliances...but now comes electrical and insulation...etc...slowly but surely. Hey yall...if anyone has any ideas...ours is a 12 by 24. Let us know if yall made a business out of one for a commercial kitchen!

Try Diatomaceous Earth for the termites, there are termite traps that you push into the ground outside your house and they have pheromone bait that attracts them to it.

Well cost in central TX 2022 now $25k
    Septic $4k
New electric pole 5k then per foot beyond 200 feet from previous pole
Then you need an electrician to make it go live and add wire and codes.
Just want watchers to have todays pricing.

I would add another shed like this so that it turns into an l-shaped phone because I cannot walk up the stairs to the bedroom.
In the front I would do a laundry room and a small guest bathroom with just a toilet and a sink.
The offshoot I would have at the far end a walk-in closet and then a large bathroom with a walk-in shower; no tub. Funny still allow me to do a tub anymore.
Then there would be a nice large bedroom for myself and a small sitting room with all of my books. The loft in both buildings can be used for storage.

dehumidifiers is a geat idea; you don't want that beautiful home to grow mold. :) I don't know details, but they do make metal "shields" against termites to keep them from the wood. I am exhausted from extremely severe ME/CFS, otherwise I'd try to research for you. I hope you can find it out, I THINK they are called something like termite shields? Minimalism is great, even in my 1,200 sq. ft. house. :) (3 kids, wheelchair, medical needs and 110lb. labrador, otherwise we'd be in a tiny house, too. :D
