    I understand people saying these cost more, but they do all the work for you. Insulation, upgraded windows, pre-wired switches and outlets, nice cabinets… it takes all the diy work out of it and you can hook up and move right in. I love the simplicity and the quality craftsmanship.

      Ok but for this price of this why not just purchase a single wide trailer with complete HVAC and walk-in closet beautiful spacious kitchens two bathrooms. With Way more bang for your buck.

      Right I just paid my house off I use it pay 250,000 a month rent isn’t even that much I is use to rent this house it was only 60 dollars a month 3 bed 2 bath nice big kitchen,living and dinning room on wash room to then I bought me a house and I’m going bank broke paying mortgage.

      I don't see why lofts are so bad, unless it's only the only space available to put in a bed or mattress. Otherwise, they would serve well as an extra storage area to keep bigger things in.

      Tennessee is a great state. Worked about 3 months 2x down in Dyersburg. Great people. They told me "You'll be ok, just keep your mouth shut" (I'm from Philly) LOL. I love Pa. but thinking about sliding down there for my last 1/4 of my life. I'm 57 and recently disabled from a work accident. Just got news today that I am awarded back pay and $3,000 a month till I'm dead. Hallelujah !!!!! I just need a small place near a trout stream, room for my guitars and I'm good!!

    Man, I'm searching for a way to live my dreams on some land somewhere. All these living structures are too expensive though. Best I've seen so far was like the 2 story shed at home depot/ lowes for around 8k to 10k. Life has to be about more than working your ass off to pay for an overpriced house and overpriced education. I'm trying to work lightly to enjoy my life. not work my ass off with a full time and part-time to barely survive life.

    we bought 1 acre undeveloped cleared enough to put 12x36 shed and did all the work ourselves. Shed was $9500 we had them run electrical throughout. $2500 in materials and $3000 for an off the grid solar system. $54k is a little much for tiny house living especially if you are looking to minimize expenses.

      As a Master Elec.myself, l agree. I am a Cheap SOB so l want to live Debt Free and as low per month as l Can. $9,500 for the Shed, on 8" block, Either Crawl Space ir Even a Basement or Storm Shelter too. Total Cost for the Works should not be more than $30k. Including Appliances and Fixtures. Land is Extra of Course!

      That was 54k before covid. Probably closer to 100k now. Still not the worst value "house" but I highly doubt the price is still even close to 54k.

    If you move the second bedroom up against the wall of the master bedroom, sharing the closet between them, an adding recessed shelving. You could move the living room up against the kitchen and then take out the wall from the kitchen making a great room with an island, which means you could turn most of the cupboards to floor to ceiling cabinets. Add in an extra toilet, just the toilet and sink. And since the hallway would be longer, you could give the water heater its own little cubicle and move it out to near where the washer and dryer would be. Putting a linen closet where the heater used to be, with a door to the hall. And that little corner cabinet counter could be turned into one entire floor to ceiling corner cabinet, because that counter space below the cabinet is just wasted space, and a junk zone.

      I don't know why they're complaining either. The cost of homes even park models, tiny homes, manufactured homes, modular homes, prefab homes, barndominiums, log homes, shipping container homes and shed to house conversions are totally and completely insane and out of reach of ordinary people just trying to improve our situation and trying to get out of apartments and into home ownership. I'm a single retired woman and this would be my first (and last) home and could care less if it depreciates. After I'm gone, it can disintegrate for all I care. I just need a home now and wish I could get this home for $55K, but the problem also is finding affordable unrestricted land to put it on. Just a small sliver of land to put this beautiful home on is either non-existent or outrageously over priced. This whole situation is very depressing.

    They're more expensive with them adding your electric, plumbing, and all of the finishes of a home + labor. Buying the building unfurnished and without installation and all the other things, is cost effective and you can purchase the things you need to make it a home, because they offer payment plans for the buildings. Either option is great!!!

    We have mini splits in our house and it saved us over 150.00 a month and we could keep it lower than when we had the central ac set at and the heat is so good, unlike the central air unit heat!!

    Regarding the windows, you may want to check for the size to comply with any building code. I worked for a lumber company, and our Anderson Window catalog had a a caption for some windows that they were not for sale for a bedroom. The reason for this is the window needs to be large enough for an egress in the event of a fire.

      my state Calif has exact measurement and height from floors for bedroom windows especially new housing. 70s homes in this state wouldnt be allowed built the way they are now.

      Someone else caught this too; nice! I'm a Realtor in Indiana and in my state the windows must be 4' minimum to be classified as a 'legal' bedroom. They could still use and sell this as a home but it would be required to be a 0 bedroom home and appraisal would base it against other "studio" style homes.

      Dude, I am physically handicapped and I still think I can do it with a little help on the lifting.
      There are a lot of tools that make putting one of these together easy and a lot of shed kits out there.
      For about $6k around here, one can buy two 12x20ft shed kits and stick them together end to end for a 12x40ft. Other kits exist as well.
      Hell, even buying a kit, paying someone to assemble it, then filling in the inside yourself is significantly cheaper than buying the fully done prefabs I've been seeing a lot lately.
      Part of that's labor and part of that's in not buying stupid materials like corrugated steel ceilings and OSB with a radiant barrier that does absolutely nothing because it's making direct contact with another piece of material.

      I have to agree with all of you about the price being high, but... go to a store, Lowe's, HomeDepot, and start pricing all the things that it takes to build a building like this, you will be amazed at how much those finished things that are in this building costs. Then... factor in the cost of having to hire someone to do the work, or even to hire someone to help you build this building. I do not work for the people who build these nor am I looking to buy one either. lol

    They seem to be very well thought out. I would get lost in something that big. I've lived most my life in tents, sheds, vans, trailers, or just under a tree. Last time I lived in an actual house was about 40 years ago.

    Good job, you gave an excellent tour. House is great, I would put a back door in as people have commented. A stackable w/d would be good so you can have a closet in there for laundry, vacuums, etc. But no wasted space here. I would put a shallow bookcase with doors or open in the kitchen by the wall for a pantry. And a porch on the front, enclosed for coats, boots, etc. Thanks for putting an operational window in the bathroom, very important. Otherwise, a great little place. Oh, and you will pay $5 per day in the south for a/c. I do love this.

    Lone Star Shed should be paying you guys for these reviews. This is a very nice cabin; very well laid out. I WOULD want a back door, though, and for the water heater to be out of the master bedroom closet.

      The mini splits are so ugly and hideous! I would want the units to be worked into the wall somehow, not completely though, I know there has to be some protrusion for the unit to work property.

    We bought a 16x40 from lonestar. The radiant barrier has caused us a problem. You cannot put insulation in front of it in the interior because it will cause mold and mildew in Texas weather. It also has to be open so the heat has a place to go so you have to get it vented some how and then just put up would walls. We decided on the 1/2 inch plywood and then shiplap over it. The radiant barrier has to be able to breath and vented to the roof so the heat can go out. In the winter it rains inside the house so we are hoping this will take care of the problem but, do not know yet. If we had it to do over we would not have had the radiant barrier installed just plywood everywhere. With the radiant barrier there needs to be a sheathing that is put up on the exterior walls. That was not done. Good luck. Look into this problem before you purchase one. They could have told us about it before hand knowing we where turning this into a cabin. They did not and have spoken with a couple of builders and this has created a big problem for us.

    Awesome video. If you didn't need a second bedroom a person could use the one by the kitchen as an office, craft or sewing room. Now for my self I would want a dishwasher area and a back door for access to a garden or outdoor area. But do like how they build there buildings. Jason you make a great salesman. Thanks!

      There's no run off, if you see the pattern of the metal. I guess it never rains or snows in Texas! If anything, they need to insulate the ceilings where the metal roofs are. That will cost another $20,000...🤔

    Thanks for the tour. I could see myself living in a shed house like this. I would change a thing or two. Love the corner Lazy Susans. I would change the natural wood cabinets to a soft heather green to add some color. I'm not into too much wood, even in a cabin. I would move the door to the bedroom by the kitchen further down and make it a pocket door. This would be my office. Then create a pantry where the bedroom door is located now. Also extend the bedroom closet to meet the pantry corner. I would like the breaker box on the opposite wall where the water heater is. If needed, you could thicken that wall. This would allow cabinets above the washer/dryer for more storage. I would prefer a walk-in shower rather than a tub. As there is no room for storage in the bathroom, storage in the laundry is important. I would prefer sheet rock walls to paint rather than paneling. I like the vaulted ceilings. Lastly, I would have someone add a full-length deck about ten feet wide to the front for a great place to hang out or entertain. You look like Tyler Posey. Say hi to the wolf pack.

    Don't expect this cabin to last long. The first thing you must do is to paint the exterior with high-quality paint. The paint they use is cheap. Each year, inspect the outside thoroughly for rotting boards and repair. Make sure you have a good foundation or it will sink and become out of level. We spent $80K on two buildings 13 years ago. They are in sad shape now because we didn't do what I suggest doing. I think this cabin would make a good backwoods cabin for weekend use. I'd measure before buying appliances as there doesn't appear to be much room.

    That’s 84 bucks a foot. Factor in land, set up and utilities and that’s not cheap living at all. I also call bogus on $45 month A/C bill.

      Exactly! We bought an 18 x 60 3 bedroom 2 bath, 7 year old trailer (mobile home/manufactured home... whatever you want to call it) for $24k and my kitchen is HUGE compared to this one shown. This shed looks very nice but I wouldn't pay over 18k for it brand new and that's being generous.

      Ok so whats a better deal ? Because I like this a lot better than those park models that's are 12-14 ft wide and lofts you have to crawl in, that are $20K more but hey im all for a better deal, Now you cant compare a used trailer I mean you can look all over and get deals on other peoples stuff but new that's different.

      Well, you’d have over $100 a square foot by the time you were all done and moved in. That’s roughly the cost of construction fora new home in a lot of parts of the country. Buying a spec home would be a better deal. That’s just my opinion.

      Thats a good point, a shed is not a house or even a trailer its a shed, now there are circumstances where it can be a viable option but its not a replacement for a home.

    You can make an extra bedroom and make a dinning room, so you can add an extra door for safety reason. My brothers does this to mobile homes that just have one way to get out.

      Thats where the codes get sticky w these buildings. A shed doesn't require a 2nd exit...however a residential building does. This is what kills pple when they buy these and set them on a piece of land they have and choose to live in them. Once their city or county sees what they're doing...all hell breaks loose! Its not only for code compliance but for the owners safety as well...so people have to really use due diligence before buying one of these for a home.

      Its not a legal dwelling without a 2nd door. You'd have to rework the layout and install a 2nd door for it to be legal in most states. This is the same concept for why living in a camper is considered illegal...even though ALL campers have multiple escape windows.

    This is a perfect "starter" home for a couple, or couple with maybe 2 small children. The price is a bit steep for the size, though it is coming pre-built, with all the wiring, plumbing, heat and AC, water heater,...etc. You can buy a small piece of land, lay a concrete slab, and then hook up to the city power, water, and gas, and you're ready to go. I would probably lay a larger concrete slab, so that you could add a garage, and maybe a few small extra rooms in the future. I'm assuming the breaker box is a standard 200 amp, so you can add extra breakers.

    Just an observation. A lot of street noise on his way in, but once inside - no noise, so those windows are probably double-glazed, which helps with insulation. Most who want one of these are pretty far out and away from city traffic noises, but still an important feature.

    I don't care for sheet rock. Give me wood. What they used would be ok. That's a nice layout. Would be good for you and Jaylena, the layout. Use one bedroom as an editing room/studio. I would go with a tankless waterheater.

    It would be so nice to have extended concrete all around the house ! Would keep things much cleaner around the house by not dragging dirt and having places to sit wherever the sun or shade is with bench up against the wall , a table and chairs saving a lot if room! Landscaping around the outer edge would be fun for more privacy if you need it! If you get snow it also makes it so much easier to clean up with whatever you use!

      When my house burned down I lost eveything including my dog. He died trying to save me. Bottom line and I mean no disrespect, I have nothing anymore (the fire was June 30,2018). Personally I think the pricing is great! The quality is wonderful and well thought out. What is outrageous is the nit picking people do. I would give anything if I had it, to own a home such as this. I have lived in mobile homes. Having a well constructed home such as this is much better. I am a 65 year old woman and am still recovering from the fire. For most of the past year have been pretty much homeless. This nice little home will bless many people who will use this as a first home of their own. I will never have that option again. I can't even afford my own furniture. So just stop complaining. This home will be a blessing for someone.

      I don't think it's a terrible price for what's in it, but that's the key part, though, what's in it.
      There are much more affordable materials that can be used to build a shed and a more efficient floor plan can get you better bang for the buck on the space.

      That's why I don't get how people get away with selling superficial remodels at new house prices. I guess too many people in the market just don't know the basics...

      Yea, about 4-5k in insulation alone. It's sealed really well. You are paying for them to build it there, not mass produced in a factory.

      Mobile homes being factory built are always going to be cheaper then a structure like this. Also...being that this structure is relatively small it is more easily picked up and moved... Conveniences always bring a higher price 😊

      JAMES R no offense James but you you still have a mobile home that won’t be worth $2,500 in 10-15 years whereas this home will still be worth $40k+. There is a huge difference between the two homes and I’m a licensed real estate broker in 3 states where I’ve sold more than my fair share of mobile homes as well as stick homes and everything in between so I have seen exactly what happens to the values of both.
      Sorry James, but your comparing a grape to a peach here brother and the two do not hold the same values no matter what you paid for them to get them off the lot.
