As I was born and raised on rt 54 in Selbyville, I hate the months of May-September. You can’t go anywhere or do anything due to the traffic. This right now is my favorite time of year.
I moved from the Texas Gulf coast to Felton Delaware 6 years ago and have no regrets. I've learned not to go to the beach in the summer if I can avoid it. I also learned the joys of the back roads. Homeowners insurance is a lot cheaper and like the video stated taxes are low. I just got my tax bill for $1700. Out of that $350 is earmarked for trash pickup. As for healthcare, I have not really had that much of a problem, and it is better than what I had in Texas as I can usually get an appointment with my primary care provider on the same day, and with two hospitals being less than 15 minutes away emergency care isn't that far away.
We see many people leaving NY and coming to DE. We have helped 4 different clients move from NY just this year. Would love to discuss your situation when the time is right!

We are looking for the condo to live when we retire. We need the house near the Bethany beach only 2 bedrooms and 2 bathrooms. How much do I have to pay for?
As you say the cost of housing is high because of the current inflation. Needless to say, an inflation under the administration of Joe Biden. Although Delaware interest me for me personally that would be one more con because Joe Biden has at least one residence in Delaware, possibly two.
He does have 2 residences in DE. Cost of housing at the DE beaches isn’t tied to inflation though. Housing here is driven by demand & has always been higher than other areas

Social Security income is not taxable in any state

Honestly unless you are right on the water, the flood risk throughout most of the coastal area is virtually none

Depends how close you want to be to the beach. As low as $300k all the way up to around $1M for beach front
