My wife and I have always loved vacationing in Lewes and had thought about retiring there. Seeing the insane amount of Florida type high density developments being put there now, it's clear that Lewes's charm is rapidly being destroyed. 😅

I live adjacent to the Angola Neck Preserve at Bayfront at Rehoboth. It is a beautiful community on the West Rehoboth Bay. Check it out!

I am buying a home in Harrington Delaware and am using a bank statement loan. Selling price 370k and am putting 10% down. The seller is covering 4 % of closing costs. I just received my loan offer and the cash out of pocket is 58k? I thought the closing cost was about 22k and I was thinking out of pocket was about 41k am I missing something?

Matt, thanks for your comments, would agree with Lewes. We have biked down to downtown Lewes from RedMill Pond neighborhood which you helped us 9 months ago. Have a nice Xmas and New Year!

Fenwick Island is incredible. Water all around , shopping, food, quiet and still close to crazy OC for extreme fun on occasion.

We don’t have a ton of areas that flood - many people think that we experience more than we do
@MattLunden Correct....most is limited to minor street when it happens.
Love the descriptions all the coastal towns. I wish you had not titled it best and worst - there isn’t a worst or bad place. There is just difference in price. Certainly Lewes isn’t worst it’s a great place to live.

New shopper entering market here. You mention beach town pricing. What areas are considered beach towns?
Any of the towns with a beach. Lewes, Rehoboth, Dewey, Bethany, Fenwick, etc. however some of the zip codes of these towns extend well beyond the city limits. For instance, you can be in the Lewes zip code (19958) and be 25-30 minutes from a beach
What about the transfer fee?
Transfer tax? 4% total, in resales it’s split between buyer & seller. New construction varies on who pays what
Could you please make a video on the upcoming 2025 tax increases? We are waiting to see what the increases will be before making the move. Thank you
They are not increases. The state lost a lawsuit so they are reassessing every property for the first time since the 1970s. The reassessment has to be budget neutral for the state (state can’t just come into a windfall of money). It is anticipated that 1/3 of properties will see an increase, 1/3 of properties will see a decrease, and 1/3 of properties will not see any change in their tax amount. Sussex County is one of the last ones to get their values. What I’m hearing from other counties is that even those seeing an increase, it was only a few hundred dollars for the year. The people who will see the largest increases are the ones in the multimillion dollar beachfront homes that have been paying less than $1000 per year in property taxes for the last few decades. However, the people seeing decreases are only paying about $1500-1700 per year in taxes, so they can only go down so much for the other parties to see as an increase.

The health appointments are an issue and the quality? Well there’s a number of different opinions out there. Health services have been a hurdle for us- we are fine now but want outstanding health providers! Not everything is about low taxes.

850 unaffordable homes and apartments.
There is a number of the apartments that have been approved for affordable housing
The biggest negative is hearing an ambulance several times a month. This can wear on you mentally.
We just bought it the Vineyards 2yrs ago. This is a very bad thing in my opinion. It's going to lower the value of our investment. The whole reason was to invest and use the Condo till we retire in 5 yrs. Who wants a condo in an area so congested? NOT ME. I think Lewes sold out on It's ppl. for money!
Technically this would be Sussex County & not Lewes - so it would be the county council that voted it through
Either way, I know money trumps everything and that is completely what this is about. They should think about the residents, traffic and the whole infrastructure. Clearly, they are not doing that.
I guess it's kinda hypocritical that if you moved here 2 years ago as an "investment" yet you're complaining about more people moving in and hurting your "investment". Wow. If it was ok for you, why not everyone else who wants to enjoy what you got??? If you moved from inside Delaware to your condo, I agree with you 100%
We need our legislature to approve a "move in" tax for anyone moving here from out of state to help pay for the infrastructure needed for these types of developments. The constant stream of people moving here from New York, New Jersey, PA, and Maryland has gotten to the point it's ruining the quality of life for the rest of us. I came here in 1994 courtesy of the USAF and decided to stay when I retried because of the decent cost of living and overall quality of life, and the growth we've experienced since then has gotten to the point where something has to give. RT 1 turns into a parking lot every weekend, and it's not just in the summer any more. Sick of it.
I mean we already have some of the highest closing costs in the country. I think county & state spending could be evaluated on how they spend the money they get. It could be better budgeted to go towards infrastructure improvements instead of some of the other items they spend on
That's kind of mean spirited. You came from somewhere else. Why shouldn't others be able as well? If they do new communities they should be small. or smaller than 850 homes in one area.

@@exhausted.dad.here- I"m not being hypocritical at all. I didn't come here because I particularly wanted to, I came here because the USAF told me I had to. There were at least a dozen other bases I'd have rather gone too, but you don't get a choice in the matter. They give you a list of places where they have manning slots to fill, and Dover was where they sent me. I made the decision to retire from the USAF in 1999 and decided to stay here. I've lived and worked here for 30 years paying taxes, contributing to society in a positive way. Just because these people want to escape the massive taxes in these surrounding states doesn't mean they should just come here and enjoy what I've been paying for half my life. You want to come here because it's "better" than where you came from so be it, but it should cost you something as nothing in life is free.
It did cost us something and a lot! 4% transfer tax on a home plus 4% on the value on all vehicles moving here. My goodness that’s enough!
