So thankful my former colleague was so candid about her experience. She had a couple of bumps in the road, but ultimately her calculated risk has paid off BIG TIME!
Good for her- congratulations. How much of the utilities did she pay and what utilities do you two recommend tenants pay monthly or charge a flat fee for water, heat and electricity?
@@michellesmith8912 utilities are normally separated for each unit. Tenants pay their own gas and electric. Landlord pays heat + water. Can vary depending on size of home.
This was so inspiring. Sadly I did loose my home to foreclosure, but I know that God will provide another opportunity. Thank for helping to keep us motivated.
I know damn well I’m not bugging. I thought I was tripping at first lol, but the bedroom def confirmed it. I stayed in this Airbnb before lol. How funny is life. I came across this vid randomly, and I’m moving back to Brooklyn in 2 days. Is this the universes’ way of giving me it’s blessing to make this change 🤔???
So happy this Queen is winning. Gentrification has changed the area so much and made it unattainable for many to stay in their neighborhood and own. So nice to see this. Looking forward to her reno update🖤🖤🖤.
Remember visiting her house years ago when I was younger. Sure do remember she almost lost her home. Nice to see she is still making it work. Keep your head up.
So inspiring. I wish her the absolute best with her home. It is challenging out here for single homeowners & even moreso for Black single homeowners. I am also glad she found good tenants. Why people are allowed to stay somewhere without paying for months on end pisses me off.
Nyasia, I've been watching your channel for a year but it is this video that has just gained you a new subscriber. Bravo to the homeowner. I love seeing a black woman win in life 👏🏾👏🏾👏🏾
Finally you’re back, Nyasia. Was going to send out a search party.😊 What a beautiful Brownstone. So much potential! I’m so glad that Sheila managed to keep it. 👏🏾👏🏾 Stay blessed. 🙏🏽x
I know I am not the only one who wants a Reno series but who also sees the partnership (sponsorship) opportunities here 👀 lol but forreal So happy Shavonne was able to keep her home! Its an investment and its beautiful! Keep us updated & love the content Nyasia.
Please never ever EVER sell your home! I have heard horror stories of people loosing their homes. I said a prayer for you during this video. So happy you still have it! I pray to own a home of my own 1 day.🙏🏿
Enjoyed this video. I appreciate her (didn't catch her name my apologies) willingness to share. It was also enlightening to hear her perspective..."treated the property as an investment". Sometimes retaining ownership is the name of the game as opposed to over leveraging the home making extravagant repairs.
Her name is Sheila Shavonne. I’m so happy she felt comfortable sharing her story as it’s important for us to remember the path to success is not a straight like always trending upwards. It gets bumpy, but if we stick with it..we can see it through!
Beautiful🙌🏾🙌🏾 It can be overwhelming with renovating BUT it can be done. I too own a Brownstone in Clinton Hill Bk. Luckily it needed very little renovations
I absolutely love your tours. It is so wonderful and inspiring to watch. Also, I find it so relaxing. I have a beautiful 18 month baby girl who keeps me extremely busy. When I find a moment, I watch your tours for relaxation. Keep on doing your thing!
Nyasiaaaaa!!!!! Welcome back!!! You've been missed. As always, great video and content. I tremendously like and wholly appreciate the fact that she has a definitively clear vision for her renovation project. Moreover, I'm beyond pleased and thrilled that she got to keep her beautiful home. Ancora una volta, hai fatto benissimo. Allora buon lavoro!!!! 👊🏾👍🏾💥

It was during the time of stated income loans. These type of approvals were the backbone of the crash of 2008. Luckily, she was able to remodify her loan and keep her house. So many others lost their homes.
I would love to know what her down payment amount was! I am 27 and not originally from NYC, but make a good income ($120k) and have lived here for 5 years now. I am starting to think about saving to buy something, but buying a townhouse or brownstone in NYC (heck, even an apartment here!) seems so daunting. As a young black woman, I would love any advice or info people have on how much I would need to save. If her brownstone was $600k, did she do a 20% down payment of $120k?! How would it have been possible on her teacher's salary? Just good saving practices? Thanks in advance for any tips or help!
She bought her home almost 15 years ago when mortgage practices were not as "ethical". She received 100% financing. Those types of loans are not possible now, however you would be able to buy using FHA loan with 3.5% down payment + about 3% in closing costs if you are a first time home buyer. So at minimum, you'd need about 7% purchase price for a single family or multifamily home (condos and coops generally don't qualify for FHA, so 15-20% down would be required there) 2 families in almost all of BK are over $1 million, but there are still some deals in East New York and Brownsville, or heading over to the Bronx.
@@NyasiaC Omg, thank you for replying Nyasia. This information is very helpful! I fell into a late night/early morning NYC housing rabbit hole after watching your video 😂🥴 Thank you for the videos you make!
