    Why i never see solar panels on those houses? People don`t want to have them or the HOA doesn`t allow it? Awesome house. Good video, as always

      This is a brand new home so they are leaving it to the new home owner to decide if they want solar panels or not. Solar panels can be a great investment but it depends on your energy consumption how long you plan to live in your home. Thanks for sharing!

    The primary shower looks like it belongs in a house costing a 4th of the price.

      Is it because of the size of the primary shower? It still does have luxury elements such as zero threshold, frameless glass, a built-in seat, linear drains, soap niche, and full height tile surrounds.

      I agree but the Strip view will easily add another $500k+ to this home in MacDonald Highlands.

    This home is absolutely beautiful. I love how well almost everything has been thought out. The size of the lot is perfect (IMO).
    For me (and this has nothing to do with you, Alan), I get so frustrated with the morons who choose to put such a shoddy cooktop (it's not the brand, it's the style, this should be a range or a range top (IMO)) in the kitchen with no hood (the down-draft options just don't do as well as the hood), especially in a beautiful home such as this. On top of that, the appliances don't match, that's a travesty (seriously, who made these choices/decisions?!?) If I was was looking to buy this home, I'd turn around and walk out... it's just unacceptable.
    Loving the Primary suite and that alcove with the tub is next level awesome (It would be super cool if they'd have put the tub filler in the ceiling above the tub)! I wish the builders of these lux homes would build a shower worthy of the home... body jets, rain/waterfall head on the ceiling, and steam. You can find a shower like the one they put here in a hotel... this is a missed opportunity. At least they put the outlet in the WC for a bidet. I think it's a great choice to leave the closet empty so a proper luxury closet could be installed. The connection to the laundry room is awesome... every home should have that (IMO).
    I sound kind of bitchy in these comments... I guess I need some Diet Coke :).

    Great designs with minor flaws such as the entryway of main foyer should be done with pivot door. And I thought Vegas only allow new pool builds under 600sqft? And the view windows set high up would require regular cleaning crew like for office buildings.
    Tandem parking is not good unless you only have 2 cars. Overall really nice modern designs and finishes.

      A pivot door would have been an awesome addition to this home. The pool regulations are still in place for a 600ft² pool l but this rendering was more-so to give the new buyer an idea. Thanks for watching Ava+

    Just looking at the office area. I think I would put a glass wall that is lightly frosted to 5ft and then have a sliding glass door with a striped bar in the same light frosting horizontally from the bottom to about the 5-foot level. (Like in a shower stall). It also needs some built-ins and media ports as well as power for a TV to be wall-mounted to your left while sitting at a desk.

      I would do the same and enclose off thr office with a clear glass enclosure.

    Alan, I'm speechless. This place is a masterpiece. I think it was built by Christopher Homes?
    Read about this lawsuit against NAR, which was decided against NAR. I had been following it.

      @@AlanHuiRealty I hope it doesn't destroy the business. Being a realtor is one of the few professions that if you have a HS diploma, you can make it work. It's a hard business, and expensive one for contractors. I fear buyers will choose to represent themselves. Buying a home is a complicated process, both legally, design, etc. If a buyer tries to go it alone, they'll miss something or two.

      The new homeowner will own the land. As of now, it's owned by Christopher Homes.

    Getting to the shutoffs in the laundry room once the appliances are in place could be a real challenge.

      Excellent point. I would think the only way to access the shutoff in the laundry room would be to slide out the appliances.

      @@AlanHuiRealty The stupid part is that you have a cabinet just to the right of where the appliances are. It would make so much sense to put it in there. I can't tell if it's a drawer and cabinet or a single unit. If the building code won't allow it to be in an enclosed cabinet, then move it up to countertop level at least and put a door on it with labels. Also leaving that opening without some kind of cover just asks for problems if there is a sudden water leak from one of the appliances. In some houses, I have seen a recessed alcove that the pipes transition through with a clear plexiglass door that can be opened and removed if needed. It would make so much sense to put it in there.

      @@AlanHuiRealty I know here in Ontario you would not have plugs within three feet of a water source so they would have to be moved as well. While the laundry room is not the most prominent place in the house it is the one that needs careful thought for ergonomics and safety since you have water and electricity nearby. I've had to have a builder plumber and architect replan the laundry room because of these issues. Luckily, it never made it to the construction stage before I caught the issues. Also, if you don't have to move the appliances it means there is a lot lower chance of damaging the floor. I had to have an entire laundry room floor replaced when a plumber dragged both the washer and dryer out to make a repair in the piping. I sent the invoice to the plumbing company for the damages.

      @@AlanHuiRealty I would like more wall plugs in the laundry room on that wall with the sink would be handy. A fold-down Ironing board would make sense here too as well as a dropdown hanging rack. It's these trivial things that help me decide if a builder understands how people live in premium executive properties. I've walked away from developments when the model home is missing these kinds of elements.
