This is quite a good assessment, Julie. My thoughts about the location of the stair as an architect practitioner are that it is still fine to locate it near the main exits for fire safety purposes in case of emergency. However, I am pointing out that a good and refined orientation of a stair should not face directly the foyer and main door for some valid reason. The foyer serves as the traffic zone of the house interconnecting service areas to the rest. Due to the nature of most foyers being a small space interconnected to the main door, facing stairs directly to it causes more trafficking problems with regards to circulation issues. As much as possible, face your stair where there is a large open space for the better and safe circulation of movement within the house such as the living room and great room, but not also so far along with the main door and foyer.
That’s a great alternative. Feng Shui guides against facing the path of egress towards the entry door. Simply changing the angle of the stair opening will solve many new build cases Paolo 👍🏻
Today is 2's day: 2/22/22 and Julie Tuesday! I can't believe the price of real estate these days. If I had to choose, I'd take house #2. I like the retro tiles.
Those were three different but interesting houses. The first one is an older build, but I like living close to the city. Renovate, yes, but older homes sometimes are better built so you might not have to change that much. I would look at the bonus space, it looks there was water damage around the roof line. The second house would be my pick. I live in something similar though I have a garage and not a covered space for cars. I could live with the tile until I found exactly what I wanted. This looked like a well kept home and the price of the house and land is reasonable. The third home, did not thrill me. It looks like every house built in the last 10 to 15 years. I think that someone just threw in that sofa to say here is the living room. For all it's grandness, I get this closed in feeling and I definitely don't like the open kitchen to the living room. It's just too open for me. Hope all is well with you and the family. Can't wait to see what city you pick next.

My family loves Nashville and would love to live there in the future! My favorite is the second house: we like to have more space and a big yard. I bought 2 fixers before buying my forever home, first fixer, I added a garage, second fixer had 2 inches of water in the basement, trashed kitchen, but had 1/4 acre lot, two blocks to salt water, and a view. and in a good neighbourhood, Added a Garage again, and a 550 sq foot Master (Primary?) suite. Did half of work myself, and half with a Contractor. 2021 Assessment was 1.7 Million ( Canadian$).
We've recently purchased a property in Australia and so wish I had seen these videos beforehand (I still love what we bought) it just would have given me better ideas around how I could haveanaged features that didn't automatically appeal.
Great tips! Would love to see a video on Atlanta, PLUS, I have questions about yard shape and beds under sloped ceilings. Doesn't a back yard that narrows mean you'll lose money? ....The cost of housing is ... let's just say " outrageous and off the chart ". Who can afford these prices ???! I just feel that ones home should not take up 2/3 of monthly income. ... it's " being married to the mortgage ", which is saddening, considering that housing was once VERY affordable, and it's totally out of reach for many, including Seniors who might want to have a home of thier own, but no way is it affordable. This is a nice series, I'm just always disturbed over what greed /" location " does to the housing market. Even rents.
Greed? I'm not sure what greed has to do with home prices? Home value is basic supply and demand. If there are more people who want homes than there are homes available, the prices go up. The country has a national housing shortage. And location has always been the #1 factor affecting home prices..

@TexasStardust I am aware of the market. We are building a new home right now, and ours will go on the market in a few weeks. There will always be people who can not afford to own homes. But, there are more people who can afford them right now than there are houses available. That's called a sellers market. Most homes are selling in days with multiple offers. And to the statement about 2/3 of income going to mortgage: that's simply not true with most lenders. Lenders have pretty strict guidelines. They are not going to lend money to people who can't make the payment. Interest rates are also low, which means payments are less. When I was in real estate, I found most people have no idea what it takes to buy a house. My son bought a home at 21 years old 10 years ago. He had an average job, bought with FHA (so 3% down payment). He had no other debts. He saved money. He drove a used car. He could do the same today. Most people can't afford a house because they have poor credit, they have too much debt, and they are not saving. Yes, some areas are more crazy than others. In that case, some people are moving to more affordable areas. You can look up something called the affordability index, which indicates that most median wage earners can afford median home prices. And my husband and I are seniors, and we are building a home. We are not rich.
Love this series. Was not a fan of the last home. The ceiling angles, the kitchen, the weird bathrooms. It was hard to look past the furnishings, but I know we should not pay attention to that. The second home was a gem. As you showed, there was a lot of potential for curb appeal, the lot was a nice size, and the bones were good.
I have always lived in Nashville, and recently moved about 15 miles out of Nashville (easy access via interstate close by for quick commute). Move just a few miles out, and get much nicer, larger house than those shown in more pleasing neighborhood, and for less money. I got a new build 2881SF from a quality well known builder, added a ton of upgrades (including sunroom) for $488K. It is a lot nicer , MUCH less upkeep costs ( almost $10K saved per year for taxes, insurance and yard work) than the 3500 SF one I sold for $1.18M which was in another Nashville suburb to move here. Those were nice neighborhoods, but Green Hills is nothing but a huge traffic jam any time of the day, and East Nashville has lots of cool fun businesses and such, but there is no cohesiveness in most areas there OR they are tall skinny , cheaply built new builds crowded together, and not cheap price wise! Nashville is so diverse with choices. Near the city, anything “nice” will be close to $1M if not more. All those shown looked like a nightmare to rehab, especially in today’s shortage for materials and qualified workers, but if anyone could make them beautiful, it would be you! 😎

I don't have kids, so never knew anything about school districts. Also, personal life style and how much you will be spending is important to answer. There are lots of good Realtors you can find online who service this area who can answer all your questions and more. That's their profession, to know all the stats. Be aware though, Nashville is pretty full!
Enjoyed the video. Have you thought about doing Cleveland Suburbs? I bought a fixer upper 5 yrs ago. Hired a contractor and I’m so glad I did this earlier. Cleveland real estate is starting to increase lots. You can still find a bargain here and the prices are very affordable compared to other states. Homes on our huge Lake Erie are beautiful. Might be worth checking out.

I loved this last home the best. My house is less square feet then all of these homes and I don't have a lot of space. But I love all the bedrooms the last one has. I wish u had 3 bedrooms in our home

Question: even if a stairway turns away from the main door, is it still considered bad feng shui? I always thought if the stairway opens up to main door it was bad energy! Hi Julie, I’ve been wanting to do a master bathroom and walk-in closet renovation, but the coordination is just off. The closet is on the right side, which is next to a standing shower and a toilet. The right side has a double sink and a bathtub. I would like to maximize the closet space, and turn the bathroom into a more efficient and open concept bathroom. However, that will involves lots of plumbing since toilet/standing shower is on the opposite side of sink. Please help!
If you’re installing new flooring, the plumbing lines can be re-routed no biggie Vicky. It’s better to make that investment now vs. walking into your “dream” en-suite and realizing you should have made those changes when you could have. Number one regret for most clients is not doing what their gut told them

I would definitely feel unsettled or off balance in that kind of environment. What I appreciate about great architecture is how it can elevate an occupant’s experience of a space.
I wish I had your connections to contractors with rock bottom prices and ultra cheap materials and im sure they have no supply chain issues as well. Everything quoted here is incredibly misleading. Do not expect the prices Julie quoted in 2022
Expensive homes that need updating. These houses are all old and small. I can't see spending this kind of money in Nashville. These are prices for New York bedroom communities.

@@JulieKhuu no doubt. I’ve just rarely seen a house with such an odd layout. Makes me so curious about who designed it that way. I would definitely feel unsettled or off balance in that kind of environment. What I appreciate about great architecture is how it can elevate an occupant’s experience of a space.
I wish I had your connections to contractors with rock bottom prices and ultra cheap materials and im sure they have no supply chain issues as well. Everything quoted here is incredibly misleading. Do not expect the prices Julie quoted in 2022

Expensive homes that need updating. These houses are all old and small. I can't see spending this kind of money in Nashville. These are prices for New York bedroom communities.
Southern CA is way more expensive for less than this Victoria.
